1 starThe Villas at Huffmeister is a pit. The leasing staff, particularly ******* ********** and ******* ******, are awful. The leasing associate, ***** ****, is okay but you can tell she has little to no experience in the position. If you hold ******* or Jasmine accountable for not coming through on their promises or the way the community is ran, or any issues you have with a neighbor, they become vindictive and spiteful. I have a lot of rodent activity in my apartment, and I've spoken to both Jasmine and ******* about this and we all agreed to have pest control come to my home every two weeks. Since my last correspondence with *******, where she played the victim, I was "mistakenly" left off the list and the email ******* stated that was supposed to be sent to residents has never been sent and it's been over two months. When I called the leasing office on July 29th, Jasmine was rude, nasty, speaking over me, and yelling. If you are not liked by them, they will make every attempt to make you miserable. They just want you to pay your rent, not care about your living standards, and not complain. I've contacted ***** ****** and ******* ******** several times with no responses. I wouldn't advise anyone to move here and now I understand why residents don't renew their leases. I'm looking toward moving and never looking back. If this company is willing to hire and keep people like ******* and Jasmine as employees, then RPM Living is a poor example of excellence and how to treat residents.Review fromJessica W

1 starI'm writing to report an alarming incident that occurred early this morning. The upstairs tenant and a female who is no longer a resident of this property vandalized and broke my bedroom window. Due to her trying to throw a rock at his car. Management has been kept in the loop about everything. All I was offered was swapping units but how is that convenient for me?? Keep in mind this male tenant above me was moved to the bank because he was loud. This incident isn't isolated; it's the latest in a series of ongoing issues I've been dealing with for several months. I've had to call the police on multiple occasions regarding disturbances from apartment 1026, even calling twice in one day on a previous occasion.Frankly, these repeated incidents have taken a heavy toll, causing significant stress and anxiety that are negatively impacting my health. I no longer feel safe in my home because of this persistent disregard for my well being these issues I have constantly expressed to management . Furthermore, there are also several security issues, such as the entrance gates not being secured currently someone knocked down the exit gate . I urgently request a resolution that works for me. I feel completely unsafe and vulnerable. As a woman, if I do not feel safe where I call home, where can I feel safe or comfortable? How can I relax at home after experiencing something so intense and scary? I have been a model tenant for almost 4 years.RPM Living

1 star**************, #****, without prior notice or authorization, used a copy of the key held by management. The employee did not knock or announce their presence. Instead, they unlocked the door directly. The employee stated that they were given a work order.I would like to state clearly that I never submitted a maintenance request.This unauthorized entry constitutes a clear violation of my rights as a tenant under Texas housing laws. I felt violated, unsafe, and deeply disturbed in my personal space. This situation has caused emotional distress, and I find it unacceptable. When I went to the leasing office, I was treated disrespectfully and unprofessionally. ******** ********, upon hearing my complaint, called someone to identify the employee and told me that these are mistakes that can happen and that she could not guarantee it would not happen again. When I expressed that such an explanation was unacceptable and violated my privacy rights, she raised her voice at me, repeated that she could not guarantee anything, and spoke to me rudely and dismissively. I asked her politely to stop raising her voice and to respect the fact that I was calmly presenting a serious concern, but she ignored my request for respectful treatment.*** *********, who overheard the situation, also told me that mistakes like this can happen. He was clear in saying that he could not guarantee that it would not happen again.I am formally requesting the following: 1. A written explanation of how this error occurred and what corrective actions have been taken to ensure it does not happen again. 2. A record of all maintenance requests submitted for my unit over the past month. 3. Written confirmation that no staff member will enter my unit without my consent or without a minimum 24-hour advance notice, except in the case of a documented emergency.RPM Living

1 starI am a Single Mom and I use to live at ******************************************************************************************************************************************* and I had a bad experience living there and if I needed something fixed it wouldn't get fixed right way and then they would always have new people in the office all the time and I have a special needs daughter and it took them a long time to fix my air conditioner also I had a problem with the mold in the bathrooms and stuff leaking also ************************ apartments is the worst apartments to live at the air conditioners don't really work and the dumpster is always full and nasty to look at.RPM Living

1 starTo tell someone they get a refund of the deposit back and to not give it back having a person call for months now 6 months almost half a year now on the third ******* for them to completely for 6 months disregard my comment my phone calls my emails as if I am lying on them I contact ******* and she told me she dont even work there nomore which is what has now happened to me 3 times in requesting my refund if I wasnt traveling so much I would go in there but to be a company that literally robs peoples money is insane ! 6 months Ive been told oops we sent to the wrong address after waiting 30dqys , this turned to oops,that lady dont work here nomore that was the ******* Im sorry she never sent it out wait another 30 days to oops , we sent it to the wrong address agin another 30days to now ******* ****** REGIONAL MANAGER Answered the phone for me to say I no longer work for that company This is where I am month 6 from applying to aspire Lenox park mind you I have made 6 other comments total here not a response as if I did something to them and they stole from me lol . 1 starI am a current tenant at **************** in **********, *******, and I am filing this complaint due to a clear and repeated breach of both my lease and Arizona landlord-tenant law by property management.Starting May 12, 2025, I submitted multiple documented maintenance requests regarding a non-functioning dryer in my unit. The issue persisted for over two weeks without any action or communication from management, despite repeated follow-ups through their maintenance portal and text messages.This constitutes material noncompliance under A.R.S. 33-1361(A) and violates Paragraph 31 of my lease. I formally notified management in writing of my intent to terminate my lease (effective July 29, 2025) due to this breach. My email, sent June 26, 2025, included documentation of the unresolved maintenance issue and a demand for written confirmation releasing me from the lease without penalty and refunding my security deposit.They did not respond, violating the deadline I gave them of July 3, ******* of today, they are unresponsive and operating in bad faith. This company is ignoring legal obligations and tenant rights, and I am pursuing further legal and regulatory action if the situation is not resolved immediately.Resolution Sought:A written release from my lease without penalties A full refund of my security deposit (minus any lawful deductions)A formal apology for the lack of communication and legal noncomplianceRPM Living

1 starJust like all of the other reviews, I am dealing with pests (roaches), mold, and extremely loud, inconsiderate, & rude neighbors. Ive only been a resident at P3@ks l@nd1ng since 6/3/2025 (NOT EVEN 30 DAYS). I dont suggest moving here unless you are OK with living with MOLD, ROACHES, & noisy, inconsiderate and ghetto, neighbors. Leasing office drags their feet and have no genuine concern for resolving problems and its very difficult to actually get in contact with corporate. Maintenance also sometimes comes unannounced so beware of that. I was told that the mold issue would be assessed and addressed personally by the manager, but instead maintenance entered unannounced and attempted to cover it up with paint. Roaches are coming through the vent which i assume are from my noisy neighbors above me. Their several children often use the hallway as a playground day and night so you can forget about getting a good nights rest. I would not recommend living here unless it is your absolute last resort. Go to the nicer apartments across the street.RPM Living

1 starlakeview residences ROACHES & DEAD animals in apartments and parking garage has caused a family to have a life long lung infection owners do NOT care for residents here not to mention the laziness of the proper and maintenance managerS as they have had over 4 in less then 12 months i HIGHLY would not recommend even step foot into this EXTREMELY UNTAKEN CARE OF DISGUSTING ***** INFESTED APARTMENT BULDING.Dont forget all the drug deals that happen in the front of the building or them creepy men that try to touch you in the elevator.mara the head manager will not be in contact nor comes into office to help with problems korno the property manager will NOT give corporates number.Review fromAndrea E

1 starIf I could leave a lower rating I would. I lived at ************ for about 2 years. The 1st year was ok except for the infestation of roaches that got worse by the following year. I've had 3 floorings. Management had changed I believe 2- 3 times. Management lied and wanted to charge me the price for a 2-bedroom for a 1-bedroom and couldn't give me a good reason why even after they advertised and promoted the much lower cost for the 1-bedroom. They never return your calls or emails. I told them that I was not renewing, gave them a 60 day notice in writing, paid up to the last month of the rental agreement lease. I left way before the last day of my lease because of the ***** infestation and since I was all paid up I thought that that would be the end of it. RPMLiving sends me a letter stating that I owe them almost $2k for moving out before the very last day of my lease. I advised them that per the notice that they provided, that I and there representative signed and dated stated that I had to vacate the property On or Before the end of the last month of my lease. Instead of them honoring this notice they sent it to a claims agency and refused to fix it and told me it's not there problem any more. If you are looking for an apartment please please avoid any apartments associated with RPMLiving if you can. They really need to be sued for fraudulently sending this to a collection agency without verification. Even after me showing them there mistake and them kept saying that I broke my lease they finally admitted that I gave the 60 day notice but I didn't stay until the end of the last month of my lease. I just don't get it and apparently they don't have a clue. After me pleading with them to fix their mistake they refuse and kept referring me to the collection agency. Once again beware of the apartment complex skye reserve and there overseers RPMLiving.
