We were working with a Perry Homes sales person at M3 Ranch in Mansfield. TX beginning the first week in Sept 2023. The builder was about to release some lots that fit our needs better, well at least according to the sales team. On 10/24/2023 (a Tuesday), the sales person told us he would update us about the release of the larger lots "by end of day Thursday" (10/26/2023). He finally got back to us on 01/06/2024. After ghosting us for about 11 weeks, he emailed us to say "please go ahead and either provide proof of funds for a cash sale or complete the pre-qualification here. Once I have received that, you will have the opportunity to put down Earnest Money and secure the lot." There was no apology for being completely out of touch and non-responsive for so long. He just picked up the conversation as if it was just two days later, as he promised. You have to consider - if someone has been working for a company for many years, they probably have a good understanding of and are a good representation of the corporate culture. If the builder team is willing to completely ignore you for months at a time when they want to make the sale and get paid, how will they respond once they have made the sale? Are you going to experience this same ghosting when you have questions about the build? What about when you have warranty repairs (which any new home will have)? We consider ourselves fortunate that we saw what Perry Homes was like before we signed a contract. We hope other buyers consider this corporate culture and how it may impact their home before buying from Perry Homes, especially in M3 Ramch.Review from Pikaso D

***Dishonest Sales*** Perry consultants gave us build incentives, convinced to go with in-house pre-qualification to get more incentives, however once we finished pre-qual and was ready to move with official contract they removed the incentives, trying to explain the concept the demand and supply. Tried to further pressurize that if we do not go with the current price, they are going to increase the price further the next day. **Please do business ethically**Review from Ben J

There is not a single straight line in my house. Perry Homes is the absolute worst. Warranty tickets have been open for months and not as much as a text about follow-ups. No one knows what they're doing. Almost 1 year and I'm still waiting for my office doors to be completed, after they've been replaced twice. Windows not sealed, unfinished paint, un-caulked base boards, deficient drainage, cracked floors, improperly installed up-lights, improperly insulated garage, unsealed patio ceiling....the list goes on. STAY AWAY FROM PERRY HOMES. I would recommend these crooks to an enemyPerry Homes Response

Perry homes is a group of dishonest people! They cover for each other too. They use awful subcontractors. Produce nothing close to the model home! The poor workmanship is all thru our new home. To correct everything I will have to hire professional people that care about their work!Perry Homes Response

I literally could write a thirty page book of our nightmare of buying what we thought was our dream home with Perry. We purchased our home in the ********** ********* ** ****** ** and our issues started within the first year of moving in. Our pantry door would not close and 43 tiles cracked all across our living room. They came out to replace all to happen again 2 months later .. The sides on our home have water at any given time because of the lack of drainage.. we had brought this to their attention by multiple managers and were told this was completely normal.. on the outside of our home we have multiple areas where there are 20-30 tiles cracked across the side of our home. I contacted the vp of construction Lance who met with my husband and I and was very nice in person and told us he would make this right and stand by the customers.. as he stated that there are some major issues with our home. Months after waiting for yet another "inspection " to say our home has not moved at all, even though we now have our master bathroom tile completely cracked along with our entire living room. Cracking throughout the bricks on the outside of our home, 2 doors that wont close and about 20 cracks on the walls he has not returned any phone calls or emails. When asked about drainage less than a year into closing on our home we were told this was exactly how its supposed to work... now almost 4 years in turns our that they admitted to not having the slopes correct at the time of closing. If we knew that going into moving into a new house obviously we would not have purchased. We have requested paperwork of this and yet have received an email with this information. Any buyer considering purchasing a Perry Home this is my warning to you now to run and never consider.Review from James M

We’ll this is an addition to my previous post about faulty wiring in my Perry home. We had CONSTANT problems with GFI and circuit breaker issues in our garage. We filed numerous “warranty claims”, (3-4) only to have the problem recurring. I finally was fed up with Perry’s tradesmen and contacted an independent electrician ******* ************ They came out and isolated the problem between 2 outlets in the garage. Upon cutting a hole in the Sheetrock, they found where a heavy staple was hammered into the main wiring cable causing a short-circuit, that actually melted through the insulation. The electrician commented that I was lucky that my garage/house didn’t catch on fire. I reported this to Perry and was reassured , several times, that I’d be reimbursed for the electrician’s services. We’ll, it’s been over 1 month, and I’m still waiting. I can’t tell you how dissatisfied I am with their promises and “services”.Perry Homes Response

One star is too many. I purchased a home from Perry in central Texas during Covid. I call it my covid home. I’ve had nothing but consistent warranty issues over the last 2 1/2 years since I closed. Drainage, plumbing and electrical issues that persisted. When Perry homes came to resolve any issues it took them at least 4-5 times to remedy any existing problems because the trades they hire are incompetent and lack the skills needed to meet rising demand. Trades trespassed on my property multiple times, conducted jobs without my presence on my property and without my knowledge. This builder has caused me undue stress and anxiety and has even caused me to miss work. I will never in my life buy from this builder again. To those currently going through the Perry nightmare, stick with it and be persistent about getting your home to a place where it’s sellable and ready for the next owner. If enough people make their complaints, the state of Texas will realize they need to take a hard look in to this corporation’s practices. Perry excellence doesn’t exist.Review from Nabin Kumar M

I had nightmare with Perry Homes@ Santarita ranch . I reserved their property (*** ****** ********** **********) through they Sales team by paying an earnest money of $ 15000 . Their Sales team have two face. before paying the earnest money they would speak what you would like to hear and post paying earnest money they won't listen whether its architectural issue or finance issue (related to mortgage,interest and any) as the feel like common man like us cannot fight and lose our hardworking money to them . I strongly recommend to not go for Perry homes and think twice before plan to receive any with them.Review from Reed G

I purchased a Perry Home December 22 of 2022. It was a new build. I have had nothing but bad luck with my home. It first started after I closed, the builder was supposed to come back and touch up the spots that were missed during the final walk-through. it turned into re-painting changing the door jam out tile was an even know shelves in the cabinets, etc. a lot a little things that were overlooked then recently about four months ago my family started getting sick in the house and we had the house, inspected and tested, which we had to pay for. Turns out there is mold, growing in the home, and the HVAC was completely blown apart in the attic and my family is now sick and Perry Homes is saying they don’t have to do anything. I have all the names of the builders the CEO they have been out to my home and they’re calling my wife crazy. She already has pre-existing health conditions and they’re just sweeping it under the rug I would not waste your money on a Perry home $480,000 house. It was built by the high school construction team. Literally I should’ve built it myself for what I spent. I will never in my life purchase and I’m telling everyone in my neighborhood to check their Perry home because the wood is rotten in this home. Do not get tricked into buying a Perry Homes anywhere they are a bad company. If I could give less stars, I would I will stand on a street corner and hold a sign saying do not buy a perry Home very disappointed. I’m so disgusted. The neighbor next-door moved in three months after me, their sewer backed up into their home, because the construction workers were just flushing, wrappers trash all down their toilets and it clogged up their whole home now to dig out the sewer line out front, the other neighbor on the other side of me their whole air conditioning system went out and they had to come back in and fix all of that. I was in contract for a house in Cross Creek Ranch with Perry Homes. The home did not appraise for the contract price and I tried to cancel contract per financing approval. Perry denied my cancelation and kept half of my earnest money which was $5,000. Would not recommend them as a builder and regardless of the situation they will keep half of your earnest money. Please be aware.
