      I applied with Central Texas Property Management LLC and was approved. I paid two $55 application fees we were all set up to receive the keys to a home on May 16th. Site unseen due to a tenant occupying the home. I paid for the deposit of $1495 as well as the prorated rent of $797.33 including an administrative fee of $100 from may16 to june1st. I even set up water connection with a service fee of $75. I then called on Monday May 8th around 9AM to confirm we were doing our tour/1st walk thru at 12 pm. I was told that we would not be able to rent the home anymore due the home being invested with German roaches and that it would be inadvisable to move in, because the the treatment would begin in a few days but all the baby ***** eggs have to hatch before they can spray again but if I want I can move in between treatments, but youre stuff may be contaminated I asked to be refunded all that I paid for this property and was told that I would not get my application fee back. I believe this is an exterminating circumstance and should receive my full payment back of $110. The policy of non refundable is set in place for individuals that do not qualify or can not commit to a lease. I signed the lease, I paid the deposit, I paid the prorated rent. I scheduled water turn on. I wrote the vacate notice to my current residence with the forwarding address. Trusting central Texas property management LLC would fulfill theyre end of the deal. I suggested renting a separate property that they had available, I was told we have nothing available right now or coming soon not even 24 hours later the property **** ************ B Temple Texas ***** was back on their website advertised as NEW and available. The reason I am contacting you is because I believe this company purposefully charges individuals fees and takes the profit. I would describe them as slumlordsI believe when I was assessed as willing and good tenant the company had NO intention of fulfilling the service.

      Unfortunately we did not know that we had a pest control problem in this unit until several days after the past resident moved out.  We called the prospect on Monday 5/8 and we gave her options of: 
      1. moving her move in date back to memorial day weekend when we are closed BUT we were willing to have an agent make this happen
      2. Being refunded all deposits she's paid for the property and moving on to another company
      3. still continuing on with the move in and cooperating with continued pest control - which I highly discouraged due to no guarantees of all pests being dead before move in and possibility of infestation of their belongings.

      We explained the process of the pest treatment and why we needed 2 weeks.  We did explain that there's no way to kill eggs so the pest control
      company would have to go back and treat again.

      We apologized for any inconvenience, and assured her we would move forward with what she's comfortable with. She thanked ** many times and complemented our company for our honesty and asked if there was another place she could transfer to instead. She said we've been great to work with and would like to stay with us if possible. After looking we could not find another property in temple with her move in time frame. She said she understood that we would not know about this problem until the residents moved but since she knew there were roaches in the property she did not want to take a chance even if she waited and the property was treated.

      We empathized with her and assured her we would have her refund check refunded as soon as possible since she let me know they would need it to find another property. We called her late the next morning and let her know it was ready and could be picked up at anytime. She came in and picked up the check that afternoon and thanked ** again.

      We were so surprised to receive this BBB complaint as we had no idea she was unhappy with our resolution.  If she had discussed with ** that she wanted the application fees too then we would have asked for permission to refund them from the owner.

      We are happy to refund the application fees as this was outside of her control and we want her to be satisfied with her experience with **! Please let ** know how to get her the application fees and we will mail a check.

      I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me. I apologize for the review, but as some one who is aware of the Texas *********** laws more than the average renter, breaking a contract signed by both parties is not a simple oopsie. This is an official lawful document that was broken with out notice or ramifications. Refunding my monies was to be expected. However, it was in no way a substitute for an unfulfilled contract. This left me with many problems and potentially 'homeless.' I also had two incidences with the accounting team with incorrect balances due and refund amounts. I was not about to request more accounting issues to be resolved. My time, prelease contract, and 12 month residential leasing contract was worth more than a call on the day of a scheduled walk through about a ***** infestation. Due diligence was not had here.  Every person I talked to was pleasant, but I however have nothing left on the market to rent, out $110 dollars, the pending time on the refund check was 7 days, its been a literally mess and I still have not secured another lease. The application fee refund is a sore spot, because I have to apply with other property management companies. Cen Tex Property Management took the fee but had no thought to assist me in finding a second property to lease, they already had my credit check. I walked into the office hoping to speak to someone when picking up my check, but I was a foot in the door and out in 30 seconds without any discussion on the matter. Please understand that this is not a personal attack, as a company that has several properties I am sure that this could not be an frequent occurrence for you, but as the person with the short end of the stick its a big deal. I can not comfortably let it go.

      Our air conditioner stopped working on 05/06/22. I filed an emergency maintenance request on 05/07/22 due to the heat being close to 100 degrees during the weekend. I also called the maintenance line and no one answered.I was able to find a third party company to come out and fix the unit the same day for a total of $254.00 The technician had to drain over 10 gallons of water from the drain pan due to the unit not being properly inspected before renting the property.As of 05/09/22 no one has been dispatched to fix our unit on this emergency request and no one has reached out to provide a resolution on when we could expect someone to be here.I find it to be very inconsiderate that we would have to sit in extreme heat waiting on someone to acknowledge our request and to be treated with such disdain when reaching out for answers.My Wife has severe asthma and cannot be exposed to extreme heat for an extended amount of time.I have spoken with ***************************** and ***************************** who both are giving contradicting stories as to why no one has reached out regarding this issue and a few other existing issues that have failed to be addressed.I would like a full refund for taking matters into my own hands to have a functioning unit without doing so I would still not have a working unit and my Wife would be facing serious health issues by now.

      Spoke to *************************** and reviewed the situation. The air conditioner is repaired and does not need additional service. The resident hired their own repair company and they want to be reimbursed for the repair. I am sending the invoice to the property owner to request a rent credit for them and will let her know when response is received.
