I contacted Classic Country LLC, I purchased 3 tracks ***** and 9. I sent **** an email requesting a delay of payment since Im currently off work and my funds are limited. **** asked for a phone call since she really didnt understand the email. I explained to **** my med emergency an unforeseen circumstance and kept up with up payments. **** explained she is the only one in the office and she was overwhelmed. **** advised me I didnt have to worry about the payment and the payment would be suspended I would have to call when i was ready gor the payment to be processed before 45 days. The contact was on February 3, 2025, after my med therapy. When my payday came on Friday I had a negative balance and received 3 *** charges due to the payment that was not going to be processed sent anyway. I immediately contacted **** at Classic Country and asked for a reversal, I was advised the payment could not be reversed until the payment was processed. I was in touch with my financial institution relaying everything **** was telling me. Since Monday was Presidents Day I did not expect the refund of $693.16 and waiting until Tuesday. Tuesday came and there was no refund. I contacted **** numerous times and expressed this has put me in a financial hardship when the payment should not have been processed. I advised **** my calls are recorded. I asked **** to speak with someone in the office that can help. I have a storage due and I have a car note due plus trying to get the money together to pay for the land before 45 days. I have not paid my cell bill and have no way of communicating with doctors r my job. I sent a copy of my bank information and a copy of one NSF charge. I cant purchase food due to Classic Country LLC and since **** did not stop the payment this ACH took my little disability payroll. I need the payment refunded and the 3 NSF charges of $20.00 each paid.Customer Answer

I received an email response from **** at Classic Country LLC. **** stated she could send a check. I responded to the email and asked if the check could be sent overnight. My cellular service has been off since this payment was processed in error. My storage was due on the February 18, 2025, therefore the payment is late. Im waiting to see if theyll send the check overnight. I have the email and my response. Tomorrow is Thursday and Ill respond if the check arrives tomorrow I will update the BBB.Customer Answer

Unfortunately, I did not receive a response from **** at Classic Country LLC regarding how the check was being to me therefore this is still a waiting game. My storage unit sent an email regarding payment and my access code suspension. Not to mention I still have no cellular service to contact the medical team regarding records, etc. I sent **** another email requesting information on the check delivery I received email about. This is just an update since I said I would provide an update, Thursday February *******. Thank you for your time.

BBB can you reach out to Classic Country LLC regarding correspondence? I did not hear from **** regarding the way the check is being transported. My very tiny payroll was eaten by the negative balance in my account. I filed a complaint with **** for allowing the *** which has put me in a financial hardship until i return to work. **** at Classic Country LLC has not responded and today on Friday, February 21, 2025. I have no gas in my car to make my physical therapy appointment on Monday, no cellular service, no medication, and no one cares. I explained to **** that the payment was processing and I could not stop it. The payment can not be refunded when it is processing since it is an ach payment. I told **** that her payment would be refunded by a paper check, since that was the only way I could do it. I also explained to her that being on automatic payments meant setting on 1 date and not changing it around. So I did cancel both of her Automatic payments so this would not happen again. The refund was issued and mailed out to her since her address on file was a post office, ***** will not deliver to Post Offices.Customer Answer

BBB, unfortunately I received a response from Classic Country LLC after I contacted the BBB a second time. As I stated before I had been making my payments even after the medical scare I had and asked this company to show a little bit if ***** and mercy. **** chose not to respond before leaving the office, had she responded I could have provided an alternate address for a ***** delivery. **** has not truthful regarding her responses. I can not say prematurely if I am satisfied with the outcome since I need to make sure the *** charges are included on the check. I have to play a waiting game with Classic Country LLC for my money. If this was not the result of a med emergency I would not have contacted the company and asked for any ***** and mercy. They would still be getting paid. BBB,
I was charged another $20.00 O/D fee for the funds taken in error by Classic Country LLC. If they have not included *** charges to reimburse due to their error I will not be happy since my payroll for disability was already eaten up today. The business will need to reimburse the charges from the *** 3 Xs. Attached is a copy of the statement showing the charges. And a negative balance with no money.

BBB, the check did not arrive Saturday, February 22, 2025. I have a total of 4 NSF charges for $20 each assessed to my account. The refund for payment taken in error will be eaten up by *** charges. Had **** contacted me back I could have provided an alternate for the overnight delivery. **** chose not to respond only after I contacted the BBB with and update did I hear from her. I still have no communication with no cellular device, no storage unit payment and no car payment, no medication and no food. Excuse the errors I very upset behind this because no one cares its about making money, Country Classic did an oh well tough cookies. I can nit say whether or not Im satisfied until I receive the check and it doesn't bounce along with the *** charges. I attached my correspondence sent today Monday February 24, 2025. BBB to date Friday February 28, 2025, I have not received the reimbursement for the submission which has caused a sink hole I am still sinking in. The businesses I am conducting business with have extended ***** however that runs out. My storage is not paid and I dont want to lose my items. My cellular is still off and I cant communicate with the outside world mainly my doctors. My PT indicated she tried to reach me but the phone says disconnected, that is very embarrassing especially when it was not your intent. I was told I didnt have anything to worry about the payment would not be processed. This is the result. I am sinking and it doesnt help my medical condition. Im trying to heal to return to work. I am rejecting this response because: The business caused a major domino affect. I was without cellular service for two weeks and each of my paychecks was eaten up by *** charges. After reaching out ti numerous organizations Classic Country LLC did not acknowledge the *** charges which they were made aware of. I am not happy with the business. I did receive the exact amount of the *** that caused this horrible madness. The businesses extended ***** after having to share the incident with them. Therefore, I will state I am not happy. I am owner financing through classic country land and it has been a complete nightmare!! The company wants you to follow a set of covenants but then allow trespassers that have no business on the private roads or anywhere within the properties to literally break all of them. You might be asking well if they dont live there how are they breaking the covenants? A certain ********** owns land behind my subdivision. He has been harassing residents, vandalizing residents property, damaging our poorly maintained dirt roads, but not liable for fixing them. That costs apparently on us. Many dogs roaming free on everyones property. Police have been contacted and were ready to kick him off for trespassing until the operations manager said hes allowed to trespass. So for anyone wanting to purchase through them, you will never be safe if they allow anyone to do whatever they want on private property. The operations manager then called the police on me for harassment when I was simply trying to get this issue resolved. So again, if you ever have any issues with this company, youll be thrown in cuffs because thats how they try to shut you up. The police told me to have no contact with the operations manager, but she will not stop emailing me even though I have asked her to stop several times. Trying to claim, theres nobody else to speak to. They refuse to get me in contact with the owner so my issue is still unresolved since clearly she has a vendetta against me. I am in fear for my life because of this trespasser, his friends and family. Classic country land is forcing me to live in fear. This has all caused me severe emotional distress. Im terrified to be outside on my own property. I want to move for my safety, but I put everything I have into this property. I need to be reimbursed for every payment I have made. The land is worth more now than when I purchased it. Classic country land broke our contract and their own covenants when they allowed this trespasser.Business Response

****** *. started calling us complaining about a neighbor using the roads to get to his property. *** has been using these roads since before we bought the land, and was grandfather in on continuing the use of the roads. ****** called the Sheriff so many times that he finally came out and investigated. The Sheriff called me and said there was not a problem and that he talked with multiple customers of ours and said *** was a nice respectful guy. They told the Sheriff that the problem was he did some work for ****** and she refused to pay him, so she started all the allegations that he was terrorizing her. The Sheriff through his investigation found that not to be true, that *** was not terrorizing her she is just mad that he continues to use the roads. ****** went as far as to send me an email stating that her problem with *** was solved, he was dead. I was deeply disturbed by this email, so I contacted the Sheriff for a well check on *** and his wife, I also forwarded the email to the Sheriff to read. The Sheriff went out and found *** and his wife were fine,but the couple was very disturbed by what the Sheriff told them. ****** was arrested for this and put in jail, so she is bringing this stuff on herself. The harassing email ****** is talking about is attached. I was simply answering her questions. I had called the Sheriff before answering her email and he said it was fine, as long as it pertained to her loan. ****** is welcome to sell the land if she doesnt want to be there any longer. I am rejecting this response because: This is a typical response from **** ******, the operations manager. Lie after lie! Anyone else that has ever dealt with her knows shes a pathological liar. Its actually quite funny but also a little scary how she can make up a new story every single. Half of the stuff she just said is my first time hearing of it lol. Her customer service and people skills are absolutely despicable. Shes going to single-handedly bring down classic country land. She hides all of this from the owner refuses to get me in touch with him to report her And get my problem solved. But **** ****** Is one of those people that have to have her way, Whether shes right or wrong. Only part of her response that has anything to do with this complaint is this psychopath using the private roads. How can you be grandfathered into your private roads that were just built with the property? Hes had other access for years until classic country land bought bought this land and put in these private roads. At least she admits to all of you looking to purchase you are not safe and any any trespasser can come on your property as long as they make up some phony story that they are grandfathered in to using over 100 acres of private property lol. But That is also the first time Im hearing of this too! Her last phony story said another neighbor gave her permission to use it. A neighbor that is currently moving in because he shares a property line with the psycho. Attaching an email where she states the property owner of Lot 12 gave permission to use private roads that he does not own. But now shes saying hes grandfather in. He literally just moved there! Get ready for another BS response! Dont forget, she has to get her way!! By the way, I would like a full refund :). Problem is not solved until I get my refund. To anyone at the BBB, I would be happy to provide the Perry County TN Sheriffs information to you to confirm. There are no lies being told by ****, or stories being made up, the *************** can confirm all of this.****** received 11 months 29 days probation for what she did. The owner of Classic Country Land, LLC is well aware of the BBB posting and has read them, but its up to us to respond to the complaint. There is no need for **** to defend her integrity, she has been with the company for 22 years, so that speaks volumes. After speaking with the Sheriff, this will be the last response to this issue from us. First off its not a crime to file a complaint with the Better Business Bureau But now everybody sees what they will deal with if they ever have issues with classic country land. Fabricated evidence , threats, and calls to the police over a Better Business Bureau complaint. This is how they think they get away with not dealing with issues and complaints. This is how they try to sweep it under the rug. I mean, has anybody ever heard of calling the police Over a Better Business Bureau complaint? This is how they try to silence you! Everybody run from this company now that you see what they are capable of.

They took my money, promised me a property, kept changing the properties to different ones, then went missing, came back when the contract expired, stated they would put my deposit on another property for the 3rd time after they ran out the time on the contract, wanted them to keep my $500.00 and gave me nothing, then promised on a phone call I recorded with **** ********** she would refund my money back into my account by Monday February 10th &did not, then promised on Tuesday February 11th she would refund my money if I removed my negative posts about them on social media which I agreed ONLY if she gave me my refund back into my bank account TODAY which she did not. ******** reached out to us to buy a property, and we did our job by calling her back. She wanted to buy a property in ********, but our sales *** *** suggested to ******** that she go look at the property first. ******** then sent a text to our sales ***resentative saying she was in ******* that her relatives brought her down there and she hates it and wants to come back home. She asked if he could just send her the paperwork so she could buy it. Our sales *** told her yes everything could be done via email, that he needed additional information from her along with which finance option she decided on. ******** texted *** back and said she wanted to put $1,000.00 down and do $264.00 per month so she could afford to buy a tiny home as well. *** sent her mapping and explained to her that these are rural properties, and she will have to go by GPS coordinates until she requests a 911 address from the 911 coordinator. ******** went silent for a few days, our sales ***resentative followed up with her for an update.She said she decided against the Kentucky property and was now interested in a Tennessee property in which she has 3 friends that live near there. She asked how much she could put down until she gets approval from her trust, *** explained she could do an Option contract for $500.00 and take if off the market for 2 weeks giving her attorney time and her time to go and view the property.******** contacted us again changing to a 3rd property she wanted,she said she had to leave quickly because she is suing the person she was living with, and once again then contacted us about a 4th property she changed her mind and wanted. She kept claiming she was on Social Security and how its a Ponzi scheme and that her sons college was a Ponzi Scheme as well, now she is saying we are a Ponzi Scheme. She kept claiming that her uncle is a Supreme Court Judge, and he would come after us and sue us. Luckily all of our calls and text are recorded on our CRM tool, ******** also called corporate and complained, but after we listened to all the calls and read all the text between ******** and our sales ***, our sales *** was right in line with how he was assisting her and with a lot of patience I must say. Im not sure what kind of pickle she has herself in, but she is battling the world, and everyone is out to get her and everything is a Ponzi Scheme. On 1-30-25 I saw land for sale via a website for Classic Country Land LLC to which I was able to communicate to a man by the name of "*****" via chat, text or email who sent me info on the property I wanted to go see. I paid a $500 "nonrefundable" deposit but was told if I didn't like the land I could use it toward other land later. The issue at hand is the land location was VERY misrepresented and the pinned location sent to me was entirely wrong. I texted "*****" when I was there letting him know I did not see the property and he then gave me more directions which were very much away from the pinned location he sent me. While driving I came to areas that had "no trespassing" and "private property" signs to which I was afraid to go further. I texted him to let him know I was not able to view the property and was afraid to go further. He offered to find other land but after speaking with a real estate lawyer and others about this experience and seeing the reviews of Classic country homes, I believe taking my $500 was deceitful due to grossly misrepresenting the location of the land via a picture and gps of a pinned location that led to a potentially dangerous area. I believe from my online research I am dealing with a scammy company who takes deposits they tell you are non refundable and misrepresent the details. The location that ***** sent me was NOT where the property should have sat and in an area no one would want to go driving down. ***** has not reached out to me since that day I told him I was afraid to go further to find the land. I am demanding my $500 back due to fraud which is misrepresenting and hiding the actual location.Business Response

We sent ***** a text message through our CRM tool asking her to please explain how you were dealt with in any way that you could describe as shady. Every point you have made I have debunked. I am not here to aggravate you but it is unfair for you to call it a cheat, scam or anything else when I provided you with all of the info to locate the land. I would rather deal in facts rather than emotion. Here are the facts: 1. *** did not contact you, you contacted us. 2. *** or I did not tell you which property to pursue, you told us. 3. All info to locate the land you chose was provided including a map link to the entry point of the property, a visual map to lot 19 and GPS coordinates to the boundary corners of lot 19. 4. It was explained that the $500 deposit was nonrefundable up front and is further explained in the signed contract. I understand that after visiting the property it is not the property for you,that is why we offer Option contracts, so you are not locked in to buying something that does not fit your needs. We have many other properties currently and upcoming that might interest you. I have only tried to help and in no way ever been deceitful. Reached out about a land since the pictures showed a nice land looked buildable for a house. First time I went out couldnt find the land , second time we went to view the land one side of the land was inaccessible by car since there was places cut down trees in the way so we had to walk once we got there the land was all down hill and completely flooded with water. We went to the other side of the land and it was also all down hill. It was all spongey and completely flooded as the other side of the land is all downhill. Keep in mind I had asked about flooding before I places the deposit. After I asked for my deposit back they said its not refundable and that the pictures were false and misleading since the pictures are not of the land and the employee then messaged me letting me know the pictures were taken 4 years ago. If I had knew this I would have never done business with them. They will lie, mislead and falsely advertise the land.Business Response

******* & ******* signed a 2 week Option Contract that gave them the right to go and see the land first before they buy. Please see attached signed Option Contract that shows that the funds are not refundable if you don't purchase, but we do allow the funds to be used towards another property anywhere in our inventory. They put an Option contract on ************** lot 37 which does have a creek running through it. If there had been a lot of rain, then there is a big possibility that the creek was full of water. We also provide our customer on our website an aerial view and topo view of the entire property showing the elevation changes property lines etc. You can view this information @ *************************************************************************************** I have also provided a screen shot of where our sales *** told them in a chat that the Option money was non refundable as well. I purchased a piece of property last year. It was quiet, peaceful, and safe for myself and my children. After paying for months, building a home for us, and spending thousands of dollars to clear the land trespassers came in, started harassing us and openly threatening us. I did my best to stay safe. Filed police reports, stayed in town most days, only coming home late at night. I spoke several times with ****, to no avail. I have been accused of several horrendous acts, including killing a neighbor's pig, trespassing onto other properties, and causing drama. My pastor can verify I had not done any of those things, due to the fact that I spend most days at his family's house and only return home late at night to avoid these trespassers. It became so dangerous to live there that I had to give up my land, lost hundreds of dollars worth of property because they are refusing to let me back into my lot to remove my property (the trespassers). They shot at my children, shot at me, and tried to blow up my camper. *** knew these people were trouble and refused to remove them, as they had done previously, due to the same behaviors. Also, the contract states a court must evict me, according to LAW and the contract. They have our my land back up for sale before a court legally removed me. This fact voids any future sale they may acquire until I am legally removed. My **** has advised me to stay put and reuse to leave until court legally evicts me.Customer Answer

I purchased a piece of property last year (2024). Paid my rent on time, had no complaints. July of the same year, squatters moved onto surrounding property. They had a history with *** and had been removed before for threatening others, trespassing on other lots, and started those same behaviors with me. I reported the violations to *** and I was ignored. Several police reports had been filed due to physical assaults, threatening to shoot my kids, and trespassing. Nothing was done legally, and *** refused to get local authorities involved, despite acknowledging these people were indeed trespassing. I ended up having to leave my land due to safety reasons. I found a new lot, but continue to be harassed and threatened. Local ** refused to help and *** refused to take care of this situation. Beware of this company! They allow families and children to be threatened and harassed to the point of giving up their land. This is a known issue to them! They seem to only care about money. I would like a return of the money I paid starting July until November, when I had to leave under cover of darkness for the safety of my kids. I intend to take them to court and SUE them for failure to provide safe environment and allow squatters to chase away a paying customer.Business Response

In response to ********. We received multiple complaints on her and her teenage children that they were throwing trash onto other peoples properties, breaking into peoples storage buildings stealing things, driving on the wet roads and rutting them out. ******** claimed she spent thousands of dollars to clear the land, but in all essence, she was living in a camper in the easement. We had given ******** notice that they were breaking the covenants with her camper being up against the road in the easement along with tarps covering what she said was her daughters shower area. ******** was given 2 weeks to get the property cleaned up and the camper moved to the setbacks lined out in the Covenants. ******** did speak to me, but what she was complaining about was beyond what I could do, so I told her to call the Sheriff that this was out of my control. ******** says it became so dangerous to live there that she moved,well all she did was move to another lot in the same location, so basically,she is still out there. ******** didnt give up her land she quit paying on it for 3 months, so basically the land went into default per the contract. We never denied ******** getting her stuff off of the land, ******** had 3 months to remove her stuff from the land but had excuses why she couldnt get to it. We have asked ******** to have her Attorney call us, but to date we have not heard from any Attorney regarding ********. If someone had shot at me and my children,the last place I would call is my mortgage company and complain, I would be calling the Sheriff for help. We purchased ***** acers in the ************************ on July 19th, 2024 from Classic Country Land. According to our Sales Contract. We paid to have a survey of the property done one week after we purchased the property.The survey came back with the cabin encroaching on the property by 52 FT. This structure is owned by another parcel owner and Jenn at Classic Country admitted to knowing it was built in that location. By them knowing the cabin was built in that location they could not represent, or warrant, (i) there are no parties in possession of the Property other than Seller;. This is a list of compiled text messages and phone calls between **** and ******* ****** and our ***************** ***** and ***** ********. The Porters were refunded their original ******* money of $500.00 because they decided against the property, they then called back an hour later after the refund was done to say they changed their mind and wanted to buy the property (see attached text conversation) Once the wire was received they called and requested they receive the recorded deed as soon as possible. I have attached conversations with them via text messages showing we sent the correct location and *** coordinates, we even sent a map with a big red X showing the legal access on where to turn to get to the lot. ******* ****** drove out to the lot that day she said it had a cabin on it, we told her that cabin belonged to lot 29 and she must have misunderstood where the boundary was. We sold lot 29 over 4 years ago and last we heard he was going to move a mobile home onto it, we had no idea he built a cabin. **** ****** suggested that they get it surveyed and ***** responded yes you should. They had the survey done right away and then called us saying the cabin was built 52 feet into their property and they were going to block the access and claim adverse possession. I feel **** and ******* ****** had an agenda all along. The Family that owns lot **************************************************************************************** the wrong place. The new owners of lot 29 have tried to work with the Porters, but the Porters have been rude and refuse to work with them on this matter. To sum this up, we were told by the previous land owner when he paid the property off that he was going to bring in a mobile home. I guess he chose to build a cabin instead, but we had no knowledge of it, or where he put it. July 16th @ 12:20pm ***** talked to ******* only about visiting the property prior to sending a sales agreement & locking them into a cash purchase. We also discussed in detail closing through a title company. We discussed the road & how it was a dirt, unmaintained easement. Maintenance is up to the land owners. 3 minutes into the call it was discussed that the easement was very rough. We also offered them a full refund of the $500 they paid in. Explained that the photos on our website were old. We left it pending and gave them 2 days to view the property.July 16th @ 1:17pm - Another call was had with both ******* & *******. We again talked about the road being a dirt, unmaintained easement & how this was an older property. We discussed the easement for access being on the boundary of lots 35 & 32; not the old forestry road. We also discussed where *********************************** was located & where the Pioneer Conservation land was located.
July 16th @ 3:48pm - ******* was on her way to the property. I sent the *** coordinates for the location of the unmaintained, dirt easement. (see text conversations) I also sent them the parcel ID. They were trying to use OnX for a mapping tool.
July 16th @ 4:33 pm - Sent parcel number again; along with screenshots of red xs to indicate where the unmaintained, dirt easement was located. We talked more about when we purchased the property and how it was clear cut when we bought it.
July 18th @ 8:59am - Michael called in to say they were not going to move forward with the property and a refund of the $500 was completed. Stated the property was too rough for them & I stated this is why I encouraged them to go look at it first. A refund was issued that day.
July 18th @ 10:10 am - ******* text and said they changed their minds and ******* wanted to buy.
July 18th @10:17am - ******* ****** called and said to move forward with buying it. I asked him if he wanted to close through a title company and he stated he felt like it was a waste of $1,000. We requested them to pay another $500 to hold the property, while we sent wiring instructions.

I am rejecting this response because:
The response from **** at Classic Country Land has an enormous about of fluff in it that does not directly respond to the fact that they sold us a property they warranted and guaranteed was vacant undeveloped land that was not occupied by any other party. When in fact it was. They only supplied half of the conversation via text message. Their response also includes libelous statements.
First, we will address the easement road. According to the Classic Country Lands own covenants the owner of the property must maintain the easement road. Classic Country Land is the legal owner of the properties as recorded on the deeds for each of the parcels.Classic Country Land neglected to maintain the easement road. The easement road that is currently in place is unsafe for travel and is located on a parcel of property that is legally owned by Classic Country Land. Classic Country Land will tell you they have sold the property to another person, however, they still maintain legal ownership.
The easement road once it reached the property we purchased was cut it in the wrong location 50ft out from where it should have been cut creating a road that was not identified as a legal access. Which left the legal easement uncleared and not maintainable. The pictures below are the legal easement with trees that are older than ***************************** the attached file.

Once the title company does what they need to, we file the deed transfer request to the county the very same day the funds are received. The county usually takes a couple weeks for them to mail out the hard copy of the deed. Im not 100% sure that Shannon County does digital copies of the deed so you can view immediately. It may be something that you can pick up in person from the county vs them having to mail it. That may speed up the process, but that is on the county, not us. We send in the transfer request as quick as possible.
In a phone conversation ******* at Classic Country Land also stated once the wire was received and the deed transfer was filed they call the county and have a very close relationship with the personnel who work in the clerks office to ensure the deed was filed that day.

Like many people during covid I was looking for an escape. I found Classic Country Land, LLC and was excited to find that they did owner financing considering I'm a disabled veteran. I found a piece of property I absolutely loved and drove the 6 hours one way to look at it. I noticed the property line split down the center of the road and talked with the team about how I can secure seclusion. They explained if I purchased everything in the rear that I would be able to protect myself. They explain to me that if I purchased lot 15, 3, and four that I would be able to protect myself.
Over a year later after spending tens of thousands of dollars of developing the land, The adjacent property lot 14 has gone through multiple owners. I got an email from the company stating that I needed to move my building and that they were going to open access to lot 14. They're now producing a survey that was never given to me.
As evidenced Classic always provides The lot number, what the lot looks like, where it has access from, and any other information to include the payment options. The lot in question, lot 14 is only advertised to have access as confirmed by Michael when I originally purchased the land. Classic is claiming that Michael is new and he doesn't really know the rules.
It's absolutely a case of false advertisement for the benefit and gain of a company. They falsely left out / omitted access and have not been able to sell it therefore are trying to now enforce something that was not advertised or shared with any of the surrounding owners.
Additionally the company is bullying and sending people on the property that are locals, while claiming the easement is public. The easements however are not public easements, they are access easements for adjacent landowners. In this case lot 14 was never part of it and classic never even finished the road or attempted to. Now after tens of thousands of dollars of development they're trying to gain it's benefits.Business Response

We do appreciate your business and we want our customers to be happy, but we have been in business since 1998 and have dealt with similar situations. In this case, the plat has been recorded in Wayne County on 4/1/22 which was prior to your purchase. The surveys are always available on our website down below the plat map. I’m sure you saw this since you are so through and did your due diligence prior to purchase on 5/2/22. You were also sent a Link to the survey ***************************************************************************************************************************************** * which is on our website on 4/5/22 (please see attached text showing confirmation) as that was prior to you purchasing as well. That recording information that is on the survey is on each of your contracts; but here it is for ease of reference. Woodland Heights, (lot number & acreage input here) Classic Country Land, LLC plat recorded in ***** ******* ********, **** **** ** **** ***, recorded on April 21, 2022. There shall be a 20 foot easement around the perimeter of this parcel for utility and access purposes. By looking at the recorded survey, it’s clear that Lot 14 has access from the easement in question (see attached). There is absolutely no bullying from Classic Country Land, LLC, the only bullying is coming from ******** **** *** and his buddies ****** ******* **** and ****** ****** ********* (see attached string of emails from ****) Part of their bullying tactic is to go onto every Public platform they can find and leave negative false comments about our company, but fortunately we have emails and text between Classic Country Land, LLC and **** *** to back up all of their false comments. There was only 1 person we sent out to the property. This gentleman was a potential customer who wanted to buy lot 14, he was on the public easement and NOT on ****s property. The problem is **** has his cabin in the middle of the public easement as so therefore he is claiming our customer was on his property. **** is not following the easements set forth in the contract or in the Covenants and is trying to bully his way into getting something that does not belong to him. We spoke with our surveyor, and he said that the easements are quite clear on the survey and will be happy to go out and remark the road easement along with re-staking lot 14 which is for sale. In order for the Surveyor to come out, we will have to remove the gate that **** and his buddies placed illegally across the public easement so our Surveyor can do his job. We have confirmed with our Attorney that **** has placed this gate Illegally and we can take it down. Please see all the attached and let us know if you need anything else.

**** and his buddies, ****** ******* **** and ****** ****** ********* continue to write negative reviews all over the place by creating fake names, but basically saying the same stuff. This entire problem is about the easement they want to claim. We have already provided the survey showing the easement goes to lot 14 so they can NOT close it off as it is a public easement. I am now providing a before picture of the property before **** bought it and placed his cabin in the easement and planted crops. The before photo clearly shows the road going all the way to lot 14. I have also provided an after photo of ****s cabin blocking the easement and crops being planted to cover the road. I am rejecting this response because: Classic Country Land LLC is trying to turn the narrative and focus on an easement as the only problem. Firstly, yes we dispute the easement and as evidenced by the survey on their website and provided, The survey is not even signed and there is no information about where it is filed. We are absolutely indispute in dealing with attorneys at this point in regards to the easement.
This does not negate that classic country openly falsely advertised lot 14 as evidenced in the pictures provided. Supposedly out of thousands of lots this was the only one that they forgot to add an easement / additional access to publicly. Additionally classic continues to market lot 14 as having a place to put in RV or build a cabin, when the entire lot is at a 40% grade or higher. I have filed with the Federal trade commission, The state of Kentucky consumer protection, and the state of Texas consumer protection with false advertising claims. With a simple search you can find hundreds of others that have been duped by this company.
The Satellite imagery that they are trying to use does not depict the actual property. I have plenty of property photos and evidence I'll provide that shows there was no road by the time I took it over.
Lastly, we've had to file a cease and desist because classic continues to harass even after the cease and desist The owner belittled me about my current search for employment as a disabled veteran. I have provided those as well previous.
Classic is a predatory sales company and they expect people to come in with $99 down on the hopes that they lose their property. They look for people like us to beautify it and continue flipping it so they can sell it for more. They recently found out we were getting electricity and getting poles in and this is when all of this has started, they know they can get more money for our property now. We spent tens of thousands of dollars beautifying it and now they're trying to bully us into getting access which will not happen unless the courts agree otherwise.
They are extremely discriminatory and joked about me being a veteran and now are trying to say they didn't even know. My recommendation is run if you're looking at them.

In response to ***'s complaint: ***'s fiancé Don called and wanted to buy an additional lot from us in Wildwood . We explained to him that when you are behind in payments, we can't sell you another lot until you bring your existing lot current on payments. Don replied to us that he would just have his girlfriend call and buy the lot in her name then. The next morning, we received a track reservation from *** on the same lot Don wanted to buy, it had all of Don's information on it, and the down payment and doc fee were paid with Don's credit card. No one is being discriminated against here, they were just trying to buck the system by doing this and we don't allow it. As soon as we figured out what they were doing, the funds were refunded right away, and the lot was put back on the market. Please see attached tract reservation backing up what I said above.
