      From the property manager to the employees do not waste your time. They are there to deceive you and waste. Your money. say will not stand on their word and do is they're saying. I am still waiting on a receipt from a application fee that I should have known that I was being scammed right then when it takes more than. 72 hours at any given time to complete a conversation. However If you are in desperate need of a place to stay, choose a different company. This honesty has a way of showing no matter how they try to hide from day one february twelfth Now, to February sixteenth, it has been ridiculous. Amount of stress and anxiety from a company that could have answered all these questions on day one without me, wasting my time or money. But because of a company is so concerned with face value instead of core value. This is why we have deceit running a mock. So please be aware of where you spend your money. It make sure they provide receipts for everything that's being done. Any view, no, that's something he's now right. Trust your gut the first time because it makes no sense that my credit score is in the high 600. And because my husband's score is lower than mine. They were refused to combine scores like most rental properties do. Just to say we do not meet the requirements, sounds to me that there's another obligation. They're trying to meet, but just because you don't want me in your property does not mean my funds will not get me in another.

      Tried applying for a rental property and was under the impression that I would meet all qualifications. Unexpectedly was told we did not meet a certain requirement (barely) but we could “pre-pay” 6 months worth of rent ($7,000) and be approved. I’m sorry but who has 7K sitting around if they’re renting?! We have FANTASTIC rental history but they don’t care about anything except a credit score. Oh and they don’t even use a FICO score, they only use ******** so be aware.

      Thank you for your feedback. We take our qualifications very seriously here at Stones River Property Management and Real Estate Services INC. Our rental qualifications are listed on our website and in this case the applicants did not meet them. We also understand that some people are close to meeting our qualifications, so we have options for them if they choose to partake in order to qualify. One option that was mentioned in this feedback being to prepay rent to meet the income requirement.

      Stones River Property Management is withholding $2700 dollars that their website illegally charged me. My moveout date was the last day in December. Their website autopay charged me for the last month, that was paid upon move-in, and additionally they charged me for January, for which I was not even scheduled to live in their residence. Both charges occurred even after I removed my payment information from their website! Now, I say they are withholding this illegally gained money from me because they refuse to return my calls, and I suspect even answer my calls. This is an illegal practice, watch out for this company!

      We do not have the ability or access to authorize withdrawals from tenant bank accounts. The only way money comes to us is if the tenant authorizes the payment via a one time payment or autopayment. When an autopayment is set, it is active until the tenant cancels the autopayment or the tenant is moved out. **** set up and canceled several autopayments while he was a tenant with us. ****** final autopayment he set up in his tenant portal was to pay an exact amount the 29th of the month. So, when the 29th came the autopayment went through as he set it to. Erik did not move out until the 31st. We are working with the owner to process the tenant disposition. The disposition releases the deposit out of escrow and refunds any credits on the tenant ledger. The disposition is set to be completed tomorrow February 17, 2023 as previously discussed with ****.

      DO NOT RENT FROM Stones River Property Management!!!

      Horrible Business ethics! We have been moved out of our apartment since July 31st! We were told after inspection 8/1 that it would take 30/40 business days as stated in an email received. Well here we are way past time and 3 phone calls and 3 voicemails and a text message in and no reply whatsoever. So today took it upon ourselves to drive an hour away to see what the problem is. We get to the business and told the problem to "Leah" Then an older man who I assume was Todd who everyone seems to have a problem with per all their horrific******* reviews tells us it's processing before he knew were we lived. Then states just leave a name and number and he would get back to us later today At this point I was over the run around and I told him I want the check today there should be no issue. He tells me that it could take more than 2 hours to write a damn check. Fine wanna play that game I will. Less than 10 minutes he returns with a check with money missing for "damages" I ask for a receipt he tells me no I can't show you that. Not sure why he can't show that when it's coming out of my money. Then proceeds to tell me I could be billed more if there are more damages 🤣. I was rude the whole time I do say that but when your not getting answers or just told to leave you get ******. Overall this business is a complete joke. The apartments may be nice but it's not worth the hassle in the end and this doesn't seem like a once and awhile problem as I have read multiple reviews.

      Also I have been blocked from their ******** and they have removed my review so they can't show other customers how ****** they do everyone. They are most definitely wannabe scammers and try and cover up their *****.

      We are pleased to see that you did admit to being rude when you stormed into our office demanding money. We do pride ourselves in providing excellent customer service and we process deposits as quickly as possible. Just so you are aware, we process the tenant deposit AFTER we receive all final invoices from our vendors to ensure we charge the tenant the actual dollar amount and not just the estimated amount we are given before work is completed - sometimes the vendor over estimates, sometimes they under estimate, and sometimes they are right on the money. Therefore we wait for the final invoice to come in. We estimate 30-40 business days for the tenant deposit return for this reason. A receipt could not be provided as we had not received the final invoice in order to provide this to you as you were demanding your deposit refund right then and right there. This is also why you were told if the amount changes and money is owed, we will be reaching out to let you know. Lucky you, the vendor turned in their invoice yesterday and the estimate was right on the money so nothing extra is owed. Your disposition was mailed out for your records. We hope you have a great rental experience elsewhere as we do not tolerate this type of behavior from our tenants.

      This property management company failed to handle two maintenance requests that were a safety issue. Electrical wires were hindered by trees hanging over the lines. The limbs were dead and were falling over the only accessible parking for the property. I have a small child and was concerned for his safety and both requests were ignored. As well as the failure to handle that, the company found very minor paint issues and decided to take half of the deposit to repaint the entire property.

      We do have record of the tenant putting in one work order with the request to remove tree limbs. We sent a vendor out and between the vendor, city, telephone company, and utility company it was deemed a non-issue and the owner did not approve the work as it was not a hazard nor was it necessary. The tenant's deposit was charged 20% of the paint bill that was tenant responsibility as it was beyond normal wear and tear. The life of the paint (depreciation) was taken into account in order to get the percentage the tenant was responsible for.

      The 2nd request was verbally with their office receptionist. She said she would put it back in and get back to me. I never received any information about either request. The quality pf paint was not taken into account. Matte based construction paint was used through the entire property. This was discussed during the inspection with Kevin.
