I paid my rent on April 14th 2025 in the amount of $400. I prepaid most of the $500 rent for May. On April 30th I received a text message from Kaizen Realty stating they are the new property management company and ********************* is not longer doing so for property address of ******************************* The new portal did not reflect my pre payment of $400 in April. I provided proof through via email , text messages of what I already paid before Kaizen took over. I was told thats all I had to do after several attempts to get in touch with someone . It never got updated even though proof of payment happened. I received another phone call and text from an employee named **** who verbally told me over the phone that they now have to wait for *** to send that information over even though my proof of payment is sufficient. I was told by May 10th 2025 that the portal would be updated . As of today , it still Hasnt been corrected. This is causing major stress and duress.Business Response

Hello,
The tenant paid the rent to previous management company. We notified the tenant that the emails he received were automated by the system and to ignore them for now. We could not post the payment he made to the previous management company until we received the payment from the management company. We have received the payment and it has been posted to his account on *******. Please let us know if you require anything else from us. I have attached the rent ledger where the payment was posted. Thanks!

I paid $50 for an application fee and was advised I need to contract credit bureau to see why I was denied. They dont give out denial reasonsBusiness Response

I asked to be released from representation of realtor and was advised in order to break representation we would have to pay a $400. The realtor was not knowledgeable and did not provide us with homes that we desired.Initial Complaint

Formal complaint regarding as renters of ************************************************************************* managed by Kaizen Realty, LLC. Moved in Monday, March 13, 2023. House was filthy, had not been cleaned prior to the start of our lease. There were several insects within the house. I called the property manager, and a maintenance man performed a minimal floor sweep that day (<20 minutes). A maintenance individual from Kaizen came a few days later but did not do a satisfactory job. We ultimately hired a professional cleaning crew.There are weeds overgrowing the entire property. I complained about this upon moving in, and nothing was done to remove and treat the weeds across the property. There is a water leak in the first floor ceiling that continues to leak. The leak was first noticed on July 3, 2023. A maintenance man from Kaizen came to the house July 5 and stated that the lead was due to a broken window seal that he fixed. On the evening of July 5, heavy rainfall resulted in continued leaks and worsening cracking. THIS IS AN UNSAFE SITUATION FOR MY FAMILY. THIS MUST BE FIXED IMMEDIATELY. Multiple receptacle outlets in the home have not worked for months. We contacted Kaizen to have this addressed months ago -disregarded. There are multiple poorly sealed doors and windows that result in easy entry into the house for insects and other pests. Several doors and windows must be resealed, as well as new weather stripping installed. This has also resulted in excessive energy bills ($500 one month).The first floor toilet does not sufficiently flush. The toilet routinely requires 2-3 flushes in order to fully flush the contents after using the toilet. We were told today by the maintenance man from Kaizen that this first floor toilet is "only meant for urination." The responsiveness of Kaizen to our requests has been inconsistent, at best. Furthermore, even when acknowledging our requests and complaints, they are rarely satisfactorily resolved.Business Response

Good afternoon,I am sending this email regarding the better business bureau complaint that was made by ******************************* at *********************** *************************** made all the repairs to the items requested. The flower bed weeds were cleaned out and removed from the front and backyard. The grass was cut and the edge front yard and back yard. The toilet in the downstairs restroom was replaced. All the widows throughout the home have been sealed properly. The weather strip for the front door has been replaced as well. We been complaining for months about our roof and flooring. We have water damage from the rain and its now turning into mold! My husband and I both have contacted kaizen Realty several times about this problem. When it rains.. it rains in our house! Not only that the roof caved in in the kitchen on 12/08/22 and me calling and telling them about the problem on 12/07/22. Two guys came out and looked at it and said they would be back to get started and no one showed back up! I have children and my entire house smells like mold.
