      I came to find out my roof was leaking, it turns out the roof was over 35 years old and needed to be completely replaced. I waited 3 months with it leaking in every room waiting for repairs. They replaced the roof and only repaired one of the rooms. The management company is telling me that the owner is broke and has to many expenses. They're lying and now straight up ignoring me as to when the rest of the work will be finished. The codes Department will not come out and do an inspection due to Covid and I'm left with no resolution. This management company is extremely unprofessional.

      Business Response /* (1000, 5, 2021/09/28) */ We have researched this tenants complaint and found the following. The roof was indeed leaking and a new roof was scheduled to be installed. There were delays in materials arriving and weather conditions pushed back scheduling because roofers were delayed on projects already in progress. At the onset of this issue we offered this tenant an opportunity to relocate to another unit or another property and she chose not to, at that time. The roof was replaced and the subfloor was replaced in one room, resulting in the carpet being replaced in that room. We had the carpets in the other rooms inspected by a Restoration Specialist and they found that the carpets, while worn from normal wear and tear, were not damaged due to the leaking roof. The owner of the property was out of pocket a great deal in the replacement of the roof and the subfloor and at this time has no plans to replace the carpet in the other rooms. We have not lied to her but we have also not been given authorization to replace the other carpets. That is considered normal wear and tear. We do not own the property. We manage it for a private individual and the Owner of the property has completed the damage repairs.

      My mother and I recently moved from Cherokee Property Management Company 5/6/21. We completed our lease and left the property clean even though it was dirty when we moved in. We moved because they refused to do any repairs. We dropped Keys in drop box since no one was in office same day. Just received a text message 5/7/21 saying word from word "I received your keys in the drop box this morning however you didn't give proper notice so the money that is owed will go on your credit report and You will also forfeit your security deposit. The security deposit was $900. Shouldn't this cover anything we may owe?

      Business Response /* (1000, 5, 2021/05/11) */ We attempted to reach this tenant on April 22, 2021, to inquire about the renewal of their lease. All leases convert to month to month after the initial 12 month period unless 30 day written notice is provided. We received no response from either tenant. We had an agent post a note to the door with a request to contact the office and the agent was met in the yard by the tenant stating she would not be renewing and said we refused to make repairs, as her reason for not renewing. Upon checking our records we see the tenant only turned in one work order that was date May 13,2020 (just after her move in). Since the tenant did not provide a written 30 day notice she automatically forfeits her security deposit. She did not pay May 2021 rent, dropped her keys in the drop box on May 7, 2021. We contacted her to advise that she left without notice and that she would forfeit her security deposit and be responsible for May rent. Documents attached 1. invoice proving property was cleaned prior to her move in 2. proof the carpets were professionally cleaned prior to her move in 3. Copy of her lease stating a written 30 day notice is required. 4. Tenants move-in inspection she completed herself (does not state the property was not clean) 5. Copy of work order from 2020 6. text message history where we attempted to reach the tenant. Consumer Response /* (3000, 7, 2021/05/11) */ (The consumer indicated he/she DID NOT accept the response from the business.) You are correct the one work ordered listed all the repairs needed in the house that were never done despite follow-up calls. You can keep the $900 deposit. My issue was the threat to put money owed on my credit. The deposit should cover the month of May even though we moved out on the 6th. This should be enough and we should not owe anything else. I already see a for rent sign in property which means we left the place suitable for immediate move in. Business Response /* (4000, 9, 2021/05/20) */ We have made several attempts to reach the tenant concerning the specifics of her charges and have received no response. We do not feel we should discuss the specifics of the charges the tenant is responsible for in a public platform and will be happy to discuss them with the tenant if she will contact us. Thank you
