On Oct 12, 2024, I enrolled in the BNB Formula coaching program after being offered a $10,000 “special package.” I ultimately paid $30,000, promised support in acquiring three remote arbitrage properties, with no upfront rent/deposit, and full mentorship. These promises were made via onboarding calls and promotional materials across their website and email campaigns.
After payment, the company failed to deliver on every core promise. No viable property was provided. Instead, I received one non-performing property estimate ($240/month vs. promised $3,000–$4,000). The acquisition team, success managers (Mike & Melissa A*******), and coaches (Stephanie) stopped responding. After multiple follow-ups, Mr. Brandon M***** (Director of Business Development) admitted on a recorded call and email that the company “has no funds to process refunds”,—a shocking revelation for a business actively marketing to new clients. implied that CFO Nancy would not respond either.
I’ve sent 8+ formal emails and received no resolution, response, or refund—despite being offered a partial refund ($10,000), which I accepted in good faith. I then offered to walk away with a $20,000 refund and no services, but again, no action. The company continues to advertise and enrol new clients despite these financial issues.
This has caused immense financial, emotional, and family distress. I’m now in debt, unable to move forward, and suffering mentally. I have felt suicidal due to the emotional toll of this unresolved betrayal. If anything happens to me, I hold Brian Page (Founder), Nancy (CFO), Brandon M***** (Dir. of Business Dev), Mike & Melissa A******* personally and legally responsible.
All evidence, including payment records, call notes, and emails, can be provided.

This company signed an agreement to refund me within 180 days. That time has passed and I have inquired with 3 colleagues (Marc R*****, Jonathan S******, and Brandon whose last name I don’t know). It’s been nearly two weeks of me trying to follow up and I get no response.

n March 2024, I purchased the BNB Formula program for $5,500 through Daveth M***, hoping to build a business with my children. Two weeks after enrolling—and after completing just one coaching call—we learned my son was seriously ill. I immediately contacted our coach and was referred to Brandon M*****, Director of Operations. I explained the situation and requested to cancel within the refund window. Brandon advised us to pause the program instead, stating we could revisit it later.
Unfortunately, my son’s condition worsened. In November 2024, I contacted Brandon again to request a refund. I received no reply. After several attempts through support, I finally spoke with him in January 2025. He assured me he’d request a refund from the CEO and follow up. Weeks passed with no word. In February, Brandon told me my refund was approved and processing through accounting. I have followed up repeatedly, but to date, no refund has been issued and I have received no formal confirmation.
I acted in good faith, reached out within the cancellation window, and followed the guidance I was given. I’ve made every effort to resolve this privately and respectfully. Due to the financial and emotional hardship my family is facing, I am requesting a full refund of $5,500 as originally promised.Initial Complaint

I signed up for the BnBFormula on October 3, 2024. I was told I had the option to cancel within 30 days. After being quoted $4000 initially, the price kept increasing with finance options that were supposed to benefit me. It ended up being a $7500 loan. I was no longer comfortable and initiated the cancellation the following day after speaking with Brandon M*****, the Director of Business Development. I received a confirmation email for my request, however, after 2 months of no notification, I contacted Brandon on December 2nd and was told the request was never processed. Brandon said he will submit the request and I would be placed in a queue for my request to be reviewed. When I asked for a timeline of when to expect the refund and have the loan cancelled, he said they do not have a time that they are required to refund your money and to continue paying. I called Brandon again about a month later and was told there were some issues with their system but he would contact me and let me know where I was in the queue but it could be months. I have not been able to contact him since and am still paying on this loan that I cancelled less than 24 hours into the contract.Initial Complaint

Very similar to some complaints I’ve seen. I signed up to receive their free ebook as I had recently been terminated from my job and wanted to find ways to invest my money. Didn’t think much of it. I was randomly called by a # and they’ve told me they’d would like to help me succeed. They made so many promises such as “we can walk you through the process. Give you education. And specially get you your 1st rental within 90 days or your money back. I fell for it so hard just so I could have that peace of mind. I put a 1000 dollar down payment and they encouraged me to take a loan from the rest 9000 I would be able to pay it off within a year. I should’ve listened to my gut and decline the offer but they promised me 1st rental in 90 days or money back so I proceeded. Turns out I’ve been ghosted and nobody reached out. I’ve been struggling having to pay off the remaining 9k I have no clue how to go about getting a refund. Or contacting someone to help me with this issue.Initial Complaint

This program is a SCAM. I have never used any of this program's materials, have requested a refund multiple times, and actually received a settlement that they are now in violation of.
I signed my settlement on November 21st and the company stated clearly in writing that I was entitled to a refund and that I did not use the program. The agreement clearly states that the refund would be processed within 60 business days. This has not occurred and they are in violation of this settlement contract.
I have reached out to the company over five times to no avail - I have never gotten a response from them about the status of my settlement and wholeheartedly believe they are scamming people. Plus, I am reading that the program I paid 10K for now is costing people 3K - what is going on? This loan has taken such a toll on my financial situation, especially considering I am only in my early 20s. These are shameful business tactics and I am actively seeking loan forgiveness from my loan company as this BnBFormula company will not answer me at all OR honor their contracts.Initial Complaint

The agreement was that the funds would be paid from the profits after having rented via air bnb. This has not occurred due to several factors most especially the area I was operating in was not friendly to short term rentals. After having spoken to Brian, to explain this was a hardship on my family, no action has been taken. I need this hardship resolved. On October 31st/November 1st, I paid $3000 through ****** to pay for a course from BNB Formula, which although less than what other people have paid here, I found odd that different people paid different higher amounts according to the complaints posted here (so far). There does NOT seem to be a set price for some reason, but I'll get to that soon.
There is partial buyer's remorse involved; I have had to work a lot the past four months and so essentially never and still haven't been able to view the course. I texted one of their associates and while they acknowledged that it didn't appear like I logged into the course through Whop, that they initially ignored my request for a refund. I have done absolutely NOTHING with this service. In addition I was told by BNB Formula that I had to open an LLC, for some reason cost me another $2500. Yet LLCs apparently only cost low hundreds (and now I have a separate issue with that LLC complicating the taxes I already filed). I made the mistake of not doing sufficient research at the time due to needing money and hoping for some kind of opportunity to bring much income and catch up with expenses I still deal with, but doing all this has brought me down another $6000. If I don't have time to go thru the course or anything, then why should I maintain access and owe what I paid? I'm already taking enough time as is just filing this complaint. They got $3000 for free pretty much.
Back to the first point; I looked up BNB Formula, and found this **************** the course here is being sold for a third of what I paid, with a few "BONUSES" on top. So what did I even pay $3000 for?? And why are individuals each paying so variably? There is something really odd going on. I was stupid for chasing an opportunity and now growing self-awareness for my massive mistake.Initial Complaint

I spoke with this company in November of 2021 and they promised me a service and experience that was never given and has yet to be utilized by myself, after reviewing my bank statements in 2022 I noticed that they have been charging me over $200 a month for a service I requested to cancel right after having an onboarding session with a representative who knew nothing about the business at all. They also stated they would send me listing of clients related to air BNB and I have not received one as of today. I'm north of $7,812 in damages and attempting to call them and the person who I spoke with originally has been impossible. Additionally, I came to learn that my information was ran multiple times the day of my signing. 7 soft credit checks. None of what they promised is possible in Florida. THIS IS A SCAM and I need assistance getting my money back.
