      Due to my husband's job, we have moved around a lot and have leased multiple homes and have NEVER had a problem with getting our security deposit back. We have always treated the houses we leased like our own and kept them cleaned and organized. Doug Shorter PM initially took our entire $2,800 security deposit with the exception of $6.96! They charged us for the removal of items from the house the owner left as well as a cleaning fee after we had the house professional cleaned! However that was not the kicker. They charged us nearly $3,000 to repaint the entire interior of the house. We were charged for what they had on the invoice as "Prep/paint" for every room in the house but credited us "less normal wear". They did not have any pictures or justifications for the excessive charges. Our lease wasn't up until February 28, 2024. I turned in the keys in early on approx. January 10th. On the invoice, all of the charges were on 2/27/24 which indicated to me all of the charges were bogus. After having my attorney's office send them a dispute letter, they sent us an additional $280. WOW, thanks, NOT! I called and left a message at the office and I got a call from Doug Shorter. I asked him how and why they would charge us so much to repaint the house. He was rude and told me he wasn't going to argue with me about the charges. DO NOT RENT FROM THEM!

      Mr. and Mrs. T***** were provided a thorough move-out inspection report, account statement itemizing deductions and credits, along with a sec. dep. refund check. After receiving a dispute to our findings, we further reviewed the disbursement and provided an additional credit to their account, providing them another sec. dep. refund check. A tenant's security deposit either gets disbursed back to the tenant or to the owner, depending on the condition the home is returned to us. Photos taken at check-out clearly identify walls, doors, baseboards and trim in need of painting, which was not the case at move-in. These residents were under an early release agreement, as they vacated the home early, while still under a lease agreement. Our office coordinated with the owner to obtain an ESTIMATE and coordinate a work order for this home. We unfortunately do not discuss security deposit disbursements on the phone due to liability and potential misunderstanding of instruction. Especially since having received correspondence from an attorney on behalf of Mr. and Mrs. Thomas, we insisted all correspondence be made in writing. While it is not our intent to hold any portion of a resident's security deposit, the intent of its existence is to protect the homeowner in the event of damages above normal wear/tear, which was the case here.

      My husband and I have been renting from Doug Shorter Property Mgmt for several years now and we are very happy with the way they protect us by the very reasonable policies they have in place to protect everyone involved, including the renter. We feel very safe because of this, especially with the unsafe conditions of crime and burglaries currently affecting our nation. John & Jeanne
