I bought ************************************************************** (******************* Lot 30) on 5/5/2022. The home was built and warranted by Stone Bridge Homes NW. In the one-year warranty letter I shared a long list of items. All but four have been resolved. The major issue they are not fixing and that I would like you assistance with is the drainage problem caused by Stone Bridge Homes NW cutting corners and not following code. The neighboring Stone Bridge property (****************************************************** Summit Lot 28) doesn't have a proper water retention system. The water (irrigation and weather) from this property drains directly into my property and settles at my foundation. So far Stone Bridge has (1) added more dirt to allow the air conditioning unit to be level again, (2) added dirt so my property didn't have a negative grade to the foundation, (3) and installed a 4'x4' swale that ties into the existing downspout system on my house. The runoff is section from the Stone Bridge Homes NW property at ******************** is over 15' long. The recently installed 4' swale can't mitigate the runoff from a 15' span. My neighbor at ************************************* is supportive of a correction. He shared that he told Stone Bridge of this runoff problem when he first bought the home (2021). Water would runoff their property and collection on the next. His house was one of the first built and mine was one of the last built. The building code state there needs to be a retention system on each property so runoff doesn't cause damage to neighboring properties. Stone Bridge Homes NW did not follow code for the home at ***************************************** I have been trying to get them to remedy this so my house doesn't have more problem because to the runoff collection at my foundation. They haven't responded to my emails on 8/18/2023 & 8/28/2023. I did just send another email today. My property has no irrigation system in this area. **** has had little to no rain so the wet soil is only from ********************. .Business response

This claim was investigated and documented by our warranty department. There was no evidence or indication of inadequate drainage, pooling water, muddy soil, or anything besides normal exterior dampness. The ** condenser fan was found to still be level, the vent ***** did not have any accumulation of moisture, and the vapor barrier was verified to be intact with adequate coverage. No moisture was found on top of the vapor barrier, and all components that protect the foundation were found to be intact and performing as intended.
