      I had a garage demolished and rebuilt with a partial concrete drive. Even though there are some construction issues, my biggest complaint is there was supposed to be a drain put in directly in front of the garage in order to prevent the garage from getting wet. That was not done. The drain grate that was put in is not functional at all and my garage gets water in it sometimes covering 3/4 of the floor. I have sent pictures to S&J who initially said he would be out to fix it along with the cracked concrete. He no longer answers my texts. Also the concrete was supposed to poured in a was to assist with drainage. Garage was built approx. November 2020

      above is the image of the work done. **** ***** we were hired to tear down your old garage, remove a tree stump, relevel your yard, build a fence and rebuild your garage. The reason your old garage was coming down was from water damage. Your driveway runs down hill directly into your garage. You were made aware of this in writing. Your response was you did not have the money to remove, level, and repour your drive way. But you insisted you would have this done as soon as you got the money. This was your original issue and is still the issue. We did not have a contract to repair your unlevel driveway, because you insisted you were BROKE. This is a break down of what was done and the money you spent.

      Garage removal plus permits pulled. $ 2800.00

      Removal of tree stump (this stump took one full day and was as big as a car) $1200.00

      equipment rental $800 this includes the bobcat and trench digger that dug your footer for the garage.

      Dumpster rentals for removal of debris (2 full dumpsters) $1200.00

      Permits pulled (we pulled 3) $1500.00

      concrete for footer $1500.00

      concrete block $2500.00

      wood for garage build (at this time we were suffering the highest wood prices i have ever seen) $4800.00

      siding for garage $900.00

      roofing material for garage $1000.00

      fence materials $500

      as of right now $18,700 this is before my company makes 1 dime. You paid $20,000 to have this done. After labor I owed $600.00 When this was done, because you were BROKE.

      This does not include: releveling your entire yard or labor and materials for the garage door install door opener and a whole page of items bbb is not giving me time to list.

      Your garden is preventing your driveway from draining its to high. You need to get rid of it.

       

       I know your feeling like a victim along with the 3 other complaints. I have had 1498 new jobs completed since 2016. I have 3 fake complaints. Your not a victim, you just need to finish fixing your driveway.

       I am rejecting this response because:

      The reason my old garage needed rebuilt was because of the rotten roof that had several holes in it. Clearly the garage was an eyesore, but the roof was the main issue. My driveway NEVER had water running into it because it didn’t run downhill like it does now.  That is why you said you would pour the concrete to a slant to allow for drainage into the drain you agreed to put in.  I do have a copy of that text. My asphalt driveway was never an issue and after spending $20,000 on  a garage, I didn’t have another $10,000 for a driveway. Also I didn’t want the integrity of my house foundation to be compromised.  I also have a copy of the contract and it is definitely not itemized. I also was charged for permits if you remember. Just an FYI, I do not have a garden, I have a couple bushes on the opposite side of the yard.  And if you want to bring up leveling my yard, which is not true, I have pictures to show the amount of debris, concrete, brick,that was left for me to pay someone to remove.

      *****, I do not feel like a victim. You and your crew were very nice and respectful to me. I feel like you didn’t complete your part of the bargain. Also, I paid for the fence that you had to tear down.  If I was only able to add a few more pictures, it would show how much lower the garage and drive are compared to the original. The old foundation pictures would prove that as well. All I want at this point is to have the proper drainage needed so my new garage doesn’t get ruined by water damage.  My garage looks nice, I would like to keep it that way.
