    Starting at the top of 2023 we reached out due to moistures issues in the basement of the home. This was not a preference but in fact cause many mold and mildew issues to my family. We took the correct approach and got tested for interior allergens through my husbands allergist, showing a high count of interior mold effecting my husband. We of course got our ducks in a row and emailed Stoic properties with this info. The landlord reluctantly sent out a contractor who said to me, there are broken pipes in the foundation and there is no water actually reaching the sump pump to be pumped away from the home. So the rain water was all leaking to the foundation. Very telling signs of this was the mushroom growth and the black moisture/mildew crawling up the inside of our unfinished basement. Prior to the contractor coming out, the landlord opted to have me buy a dehumidifier to keep in the basement ( this would make 2, 1000 sq ft dehumidifiers. The contractor let me know that in order to keep this under control we would need industrial/commercial dehumidifiers. It is not July and not a single thing has been done to remedy this issue.
    We are good paying tenant for the past 2 years with a work order here and there.
    Now that I have given my 60 days notice ( only 30 is needed on our month to month contract) this landlord has not only told me they will be reporting me to FABCO( which with show up on future rental processing's) but he has blocked my number ( the only number i have for the company) and has told me to only speak with his lawyer ( no name or contact has been given).
    This was such a dirty and slumlord move and now that **** with STOIC PROPERTIES has decided to blocks my number and ignore my emails, i am creating this BBB complaint in order to hope that other people are not put in this detrimental situation again renting through this landlord. Photo proof of this issue and of the landlord texting me "Im trying to decite if we will fix the home or end your lease"

    All repairs have been made in a timely manner. Tenant is drastically overstating the issue at hand. Please remove complaint from my account of I will be closing my account with BBB as all you do is enable problem tenants to ***** and complain. We wish the tenant the best of luck moving forward in their new place.

    I've rented the listed property from ******* ********** at **** **** ** ****** ** for just about two years and in this short period of time has been nothing but a nightmare to say the least. The property was rented to me in Failure conditions. these conditions have been reported to the landlord several time for him to fix the issues thus has failed. I've had leaks in the master bedroom for months and months and reached out to the landlord via phone call and text also email to fix the issues which has been ignored. this intel caused mold in the bathroom and rust to build up causing underling health issues. i also had several other major issue take place where i did not have a refrigerator for a month and food spoiled causing me to get sick. the home had a 20 year old stove, refrigerator and dish washer all of which did not work properly, I went to purchase a new stove and noticed the owner of the purchase and had his team to remove the old stove, the owner asked if i was leavening my newly purchase stove in the house when i moved i stated no i paid a lot of money for this and that i was keeping the stove when i moved the owner never responded. ive reported my garage door falling in collapsing on to my car during the winter and the landlord told me to leave him alone and that he has instructed his team to ignore me and to block my number and that he did not care. after i pleaded with the owner to fix the water leaks, the security risks unsecured garage door, hole in the wall that lead outside the house loosing heat in the winter, and the threats of eviction when i spoke up in regards to all my valid concerns i decided upon my month to month terms to end my contract with Mr **********. After moving out Feb 3rd 2023 i asked ******* to do a full walk through of the property he refused to do the walk through he stated that his maintenance will do the walk through later that day and was demanding the keys! I requested to be present to do the walk through and that ill sit at the property with the keys in hand , ******* threatened to charge me to rekey the locks via text only and refused to talk over the phone to fix the situation. later that day i received several texts threats to sue and that i can kiss my $1800 deposit good bye due to the amount of damage done to the house. The next day the same house was put on Zillow for rent ready to move in !!! the 2 years I've lived at this location **** **** ** ****** ** I've kept the property at 100% paid out of pocket for the necessary repairs and maintained a safe and clean home. i even have messages from the owner stating that the property looked amazing,

    This man has several other properties and i am not the only victim of his criminal and un-just behavior as a landlord story needs to be told.

    I hope everyone's day is going well. 

    Work orders for maintenance items are to be emailed to the email address you were given.  We require maintenance requests to be emailed so we have proof of them being sent or not.  I no longer give my personal cell phone out to any tenants so please try not to take that personal. All of our hundred plus homes were given this.

    Everything must be done through email. This is how all well run Property Management Companies work. 

    None of these items were ever emailed to me. Everything in your complaint is a lie or extreme exaggeration. You are not entitled to any refund of your deposit because you didn't move out until Feb 5th. Which means you are being billed for February. You then had 3 unpaid utility bills we paid. We had 2 guys work on your home for 4 straight days after you moved out and a cleaning lady for one day. We had to spend over 690 dollars to repair the garage door you broke and never reported to us.  You also didn't provide an address for your deposit statement to be sent to. Ohio Law requires written notice (which you provided) but you didn't provide a forwarding address. You didn't provide one, because you knew you weren't getting your deposit back and don't want us to take you to court for any excess damages.

    No refund is due to the tenant.  Please close this complaint. 

    *****, if you continue this behavior I'm going to go through your deposit with a fine tooth comb and file against you in Muni Court.  We now have a Collections Attorney that handles everything in that department for us. It costs me nothing but a percentage of what they collect and none of my time.

    Other than that I hope your doing very well in life and love your new place.
