This place was an absolute mess to live in. Over the 5 years we lived there we had several issues. First every year our air conditioner would go out during the summer and heat in the winter. The maintenance crew was being treated as the property management running community fliers and notices which prevented these issues from being handled. When they fixed the ** the first time they left a hole that lead into the attic of our apartment which birds had nested in repeatedly. Next about 2 years in we started noticing black mold forming around the registers for the vents. The management told us to clean it ourselves. Then this past year before we moved out was the worst. Our downstairs neighbor brought roaches into the apartment and they migrated upstairs. I put in a notice for them which disappeared (According to one of their maintenance people after 2 weeks it their system auto completes orders that haven't been touched.) Okay I can survive roaches we're about to move out soon. Then winter came and we had a pipe burst. It took 5 days of constantly calling the emergency maintenance line that went straight to a full voice mail before finally getting someone to look at it. The pipe was repaired but they didn't spray mold remediation in the attic or where the water damage was. After a couple months the black mold had covered two of our closets almost completely. We reported this a couple times and maintenance came over a couple weeks later. The maintenance dude was shocked and called the apartment manager who said "I thought they were exaggerating" to which the maintenance guy said "No, they're underselling this" finally mold remediation was applied. You'd think during all this we would have been put up in a hotel or something because none of this is considered safe living conditions but no we had to deal with health issues, bad maintenance turn around, and incompetent management for 5 years. Finally got out and figured I should let others know.

Aqua On The Levee charges premium prices for sub standard management, Loud music and parties are occurrences just about every weekend at the pool which over 25% or residences overlook. Management has sent generic dont play loud music and obey noise ordinances emails but doesnt actually review camera footage that would show offenders. The garage is a disaster. It hasnt been cleaned In over two years - dog hair, excrement, garbage, are all over. There is a car wash area that is unusable due to the garbage blocking the area. There are bikes and motor cycles blocking car parking spots. We pay for parking but people are using spots to park bikes and motor cycles without paying and blocking entry to cars. Managements does nothing to address. There have been issues with residents letting dogs urinate in stairwells and nothing is being done other than to send dont do it emails, The quality of tenants and management have declined over the past year, I suspect this has become a Section 8 property. We wanted to stay but are being forced to move due to the declining tenant quality and lack of management focus to keep this a quality property. Clearly this property is losing value.

Sure! First impressions go along way but- I live at *** **** ** *** - I pay my rent up front quarterly and its been a nightmare! -3 on property assaults -2 cars stolen from gated secure $90month parking - home to violent felons -basic amenities like pool and jacuzzi shut down majority of season -work orders 10 weeks out - wont call pest control because they havent paid the ****. THIS PROPERTY SHOULD BE STELLAR! Extremely disgusted!

After living there for 40 months, I 100% do not recommend you live here. Find somewhere that cares a little bit about their tenants and doesn't solely look at them as dollars and sense.
