I purchased a home from them and they where quite friendly and responsive at first. After the final disbursement they refused to properly fix the faults in my home, have caused more damage by improperly repairing the faults in the home and try to intimidate me into accepting the damages to my home as my own fault. My concrete is cracked all throughout my basement, my siding and sheeting are extremely warped, my septic tank was never connected to the home plumbing, my drywall has cracks all through it throughout the home and the trim work is terrible.Business response

Owl Homes has performed service on this home several times during the past year. The was not placed on or contracted for a basement. The home has a crawl space foundation with a 2" slush floor contracted. A slush floor is a convenience option to have in a crawl space in place of gravel and poured thinner and therefore far less expensive. Owl Homes subcontractor connected a sewer line from the foundation to an existing sewer line extending from the septic tank. Upon being notified Owl Homes subcontractor went to site, dug up the line, found it leaking in the pre-existing line and made the repair. Owl Homes was on site on 8/9/23 to complete service items. Owl Homes completed a final one-time 11th month drywall repair on 8/21/23. Because drywall in time dries and shrinks causing surface cracks this is a service Owl Homes provides at no cost that most builders do not offer. Once a home is completed it is typically a homeowner responsibility to do crack repairs. The trim being regarded to is in the furnace cavity of the home. The manufacturer **** *** ******** ******) does not install trim in this cavity and instead uses a fire code caulking. Owl Homes and *** ***** service manager were at the home on 9/6/23 and *** *** has agreed to: Repair flooring bump in living room area to industry and flooring company standards. Remove siding and exterior sheathing in effected areas...Replace Sheathing and re-install siding. Change a window pane that is fogging in the living area. As the warranty holder of the home *** ***** service manager has been in contact with the customer and will schedule repair dates and complete work in compliance with the warranty.Customer response

I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint. The "slush" floor has no finished surface and has cracks the full length across in numerous locations. Bruce J**** the Owl Homes Service supervisor only authorized drywall repairs to "mate line" cracks. I have cracks all through my home above windows and doors that are a result of the homes transport and movement during the first year that they refuse to fix. A number of repairs they claim to have fixed are not. I have attached an image of a mate line repair that has cracked following their repair. I have a water line that freezes in my wall, a heat trunk that is damaged and condensate so badly it puddles in my basement, a pressure tank that leaks, the alleged waste line leak was under 4' from my home and was very much caused by the negligence of Owl Homes sub Contractor. I did not pay them for a home with cracked/buckled floors, cracked drywall, and improperly installed plumbing. Either the repairs need to be made properly by Owl Homes or they need to pay what it costs for me to hire ethical businesses to repair what they are responsible for as well as compensate me for.my time and trouble. -The slush floor contracted and installed in the crawl space is a thin pour as an alternative to gravel and has no final finish to it. Owl Homes was not contracted to do a basement or floor for a basement. It is a crawl space foundation. -Owl Homes is scheduling another drywall repair with the customer for the week of 10/23. At the time of repair the heat duct described will be looked at again. Owl Homes has a work order on file that the duct was looked at and water was in a condensing pan. It was recommended to put in some vents as the crawl space is being used as conditioned space by the customer. -Attached is work order from the service manager at *** *** ***** that they plan to schedule and complete. -The sewer line was completed. The customer has now listed flooring issues that buckles only when in sunlight. The flooring has been inspected with no buckling in site. There is one piece of flooring with a bump that has the option of repair for that individual piece. The home is now out of warranty and items reported under that period will be repaired in accordance with the home and/or individual product warranty.
