      I owned a property and used them as my property management for the years leading up to selling the house. Since it started, it was awful. They NEVER held the renters responsible for any damages that the renters caused. And when I say damage, I mean dogs chewing up a fence and sprinkler system. Never keeping up with the property when it was in the renters contract. Blaming me *************** misusing the oven making it catch on fire. Never contacting me on minor repairs that were so silly. Price gouging the owner with commission and hidden fees. Never getting my money back to me for back rent. And last but not leasy threatening me with collections for a bill that was never sent to me. They are rude and condensending towards tenants and owners. I am very glad that I sold my property and will NEVER have to deal with them.

      Words cant describe how terrible of a company this is. My family and I have had problem after problem with them since before even signing our lease. We werent even able to do a walk through on the property before signing lease because of maintenance needing to be done. Needless to say if it werent for being in the middle of a pandemic and having a strict move out date we wouldve continued to search elsewhere but we were in desperate need so we went for it even tho we were only offered photos of the house and not allowed a walk thru. Upon move in date when everything is already stressful enough we arrived to our trash cans being overflowing with garbage and debris from whatever maintenance had done and a tree in the back yard completely fallen over onto our fence/gazebo and the sheds on the property that we planned to use as storage was full of the past tenants trash and belongings. After bringing this to the attention of Homevault they had someone remove the tree from the back yard days later and never did anything about the trash overflow and trash in sheds after calling and emailing with numerous photos of proof. Shortly after a few months living in the house came one after the other maintenance requests because tile was falling off walls, filters were never cleaned or changed out of furnace, hot water heater broke, air conditioning unit that was put in wasnt secured properly. Even the maintenance crew seemed to know of all the trouble that comes from this company. Since this we have been charged numerous times with fees for maintenance, fees for their mistake on our rental payments, fees for filters for our furnace. The list goes on and on. Its almost like as if its intentional harassment. Weve tried calling, showing up at their business, sending email after email, even making appointments with managers and they no show on their appointments! THESE PEOPLE DO NOTHING! There is no such thing as communication and they lack severely in professionalism. Im not quite sure how this business continues to stand. We have gotten so fed up with them not doing their part as a business that weve since filed numerous complaints with the BBB in hopes that we can get help with all the disrespect and neglected issues and finally be treated with some respect and compensated for all the immense trouble and stress this company has put us through. Im sure were not the only family that has dealt or is dealing with this companies treachery. Please do not put your family through the pain and suffering this company has to offer.

      ************ is horrendous, they need to train and hire people who can do the job properly instead of give false information almost every time I have contacted them which has cost my family hundreds of dollars of fees on more than one occasion and they will do nothing to help for the neglect on their part. I really do not have anything pleasant to say about his company, they are hard to contact via phone and email, sometimes going several days into weeks without being responded too unless you were to keep following up which can still even take days to hear back. They act like there are the best rental company to deal with an they are just utter s*** ************ has caused more stress and anxiety than any other company Ive had dealt with in my life. I would never recommend homevault to anyone in **********, **. If anything a rental company should have is excellent customer service and proper maintenance, we havent received either of those, our last maintenance request took over 4 months to get a dead tree to be removed from our property that was falling over, when we first move in we had a dead tree in our back yard laying on the neighbors fence, that even took them 2 weeks to complete. Even when the maintenance teams come over they even know how terrible this company is to deal with. They will charge you random fees that do not even apply to your property, like for example air filters for over 50 dollars when moving in... our wall unit doesnt even use air filters and literally would shoot out dust non stop. When we had maintenance come out to clean it they said this unit has never been cleaned. I could literally go on and on with all of the little flaws there is but my point for writing this review is to stay clear from this company, they are literal utter s***

      My issues are with the ********* ** location. As a ***** under homevault they have caused nothing but issues. Firstly they were late on the lease and we had nowhere to live for school, it got so bad that the actual owners of the property (who we knew) let us stay before the lease was signed as a favor to us. Secondly, they have never promptly responded to an issue or inquiry from us. Lastly, they put fees into our rent and will not explain what they are for other than that they are part of the agreement we signed which is true and it only adds about $15 to rent but it is still frustrating, especially when if you want to pay with a card theres another fee. Its 2021, no one uses checks anymore. This company is terrible, only giving 2 stars instead of 1 because I am sympathetic to issues caused by COVID-19

      Hello, I was able to review your feedback and I regret that your experience was not an effortless one with us. I would love to provide some clarity on some points you made. 1. Your first point was that we were late on the lease We do agree that the lease was signed late but this was not a fault of HomeVault. Our process requires that you pay the security deposit prior to signing the lease however, you and your roommates had delays in paying this fee due to late payments from your jobs, then there were returned payments due to insufficient funds on your accounts and also another situation was your bank information was incorrectly added from your end. These delays were on your end and not ours.2. You indicated you had nowhere to live for school, it got so bad that the actual owners of the property (who we knew) let us stay before the lease was signed as a favor to us. The owner's actually provided you with the code to the home on 8/1 and you and the others were able to move your things. As such you weren't homeless and your statement that the owners had to provide the code because things "got bad" is not accurate. Our process is that we don't provide access until a lease is signed but the owners did this without any of our knowledge. We would have never done so, and we did discuss this with her when we spoke and she understood our reasoning. 3. The third issue you mentioned is that we never promptly responded to an issue or inquiry from you. Our policy does require a response in ***** hours and on reviewing all conversations with you this timeframe was met. I did also see where we also were able to respond within the same day to other queries. 4. Lastly, they put fees into our rent and will not explain what they are for other than that they are part of the agreement we signed which is true and it only adds about $15 to rent but it is still frustrating, especially when if you want to pay with a card there's another fee. It's 2021, no one uses checks anymore. We pride ourselves on ensuring all fees are explained up front before a tenant signs the lease. I do apologize if this did not occur in your situation. All of our fees are posted on our website, and also written into the lease to ensure full disclosure. In this way, you will have easy reference points for any information you need. I do want to thank you for your feedback because we are always working towards excellence and constantly reassessing our service to ensure it is effortless.
