This is my personal experience I had with AmeriSpec, a home inspection company.AmeriSpec was called a month after closing on my home in 2022 here in NE ***********. Our furnace was blowing cold air and we were so cold. ***** Ellis, the owner of ********** came over to REINSPECT the **** system as well as *********************** who initially inspected my home BEFORE closing. The **** system ductwork on the roof ***** found to be uninsulated. The furnace flue was run through the middle of the air distribution boxes- thus a real danger of exhaust gases leaking into the ductwork and home AND in violation of City code. This was missed during AmeriSpec inspection prior to closing and found AFTER I closed on my home. *****, the owner, admitted that the inspector, ***********************, missed this problem during the home inspection. ***** said his company was totally responsible for fixing these problems and that ********** had insurance. ***** said, if I worked with him, he would get this fixed. *****, the owner, never contacted me. My review is a bit late as I'd been dealing with contractors and repair of these issues listed in my complaint, as well as caring for my adult son whom is handicapped and not ambulatory. I had to personally pay to have everything corrected. If the inspection had revealed the actual **** issues I would not have purchased the home.

After a phone call from Ms. Grey, AmeriSpec Inspection Services (AIS) set an appointment for December 2, 2022, to visit her property, with a licensed HVAC contractor, concerning an inspection conducted in August 2022 to review the HVAC system. Her complaint was cold air produced by the furnace and a flue vent placed through the ductwork's plenum on the rooftop. AIS expressed their concern about the issue, and after finding the vent/plenum was sealed correctly and not a safety issue, our discussion turned to her knowledge of the seller's involvement with the additional ductwork system placed on the roof. It was our understanding that Ms. Grey was going to contact the seller's party about replacing the ductwork system to current code conditions, and AIS agreed to help with this matter. AIS did contact the seller's agent and explained our discussion, as that is all we could do, as there was not a signed contract between the seller and AIS. In early 2023, AIS received a Notice of Claim from Ms. Grey's Attorney demanding we replace the ductwork system to the current code status. After reviewing the original inspection report, we found the furnace, AC unit, and ductwork system were intact and operational. Like all other inspection companies, AIS does not conduct code inspections according to state and national "Standards of Practice" policy; therefore, the insurance carrier denied the claim. As with all inspection inquiries, AmeriSpec was responsive to this matter while trying to resolve the issues with the client's concerns.
