      Rented a home from them only to be told AFTER I signed the contract that there was a $250 pet fee per dog. When I asked to cancel (2 days after making the reservation), they said I could BUT I would owe a $350 cancellation fee. This was 9 months before the reservation date. This company couldn't care less about customer service. Buyer beware!

      We appreciate the time to provide your feedback. We hate to hear we were not able to provide the customer service you desired. A pet fee does not populate on every reservation as most reservations do not have pets. We must request this information from the guest on the rental contract. The rental contract does state in Section 16 PETS: that a $250 pet fee per pet would apply. 16. PETS: Most of our properties DO NOT permit pets in or on the premises. Pet sitting and/or pet visitors are not permitted at the property for any reason if the residence does not accept pets. A few rental units will allow one or two mature, housebroken dogs with payment of a $250 plus tax non-refundable Pet Fee per pet. These properties are designated in the units description. NO CATS ALLOWED. You must disclose the pet when making your reservation. If a pet fee was paid and the pet is no longer coming on vacation, Agent must be made aware at least 24 hours before the scheduled arrival date for tenant to be eligible to receive a refund of this fee. Fees will not be refunded on or after the scheduled arrival date. Bryant may perform pet inspections without notifying tenant if unauthorized pet(s) are suspected. If a pet is discovered at a "No Pet" property, or without advance notice at a "Pet Allowed" property, there will be a $400 plus tax charge per pet. The pet must be removed, and your occupancy may be cancelled with no refund given. Any damage or excess cleaning required due to pet hair, odor, waste removal, etc. will be charged to your rental account and credit card on file. Tenant agrees to provide vet records indicating that pet(s) are routinely treated for fleas upon request and agrees to compensate Bryant Real Estate on behalf of the owner for pest control treatment of the premises if records cannot be produced or should an unauthorized pet be brought into a No Pet property. Bryant will provide a receipt for professional treatment service. All emotional support animals and service animals must be disclosed at the time of booking to allow Agent to collect records and documentation to support the request in accordance with all state and federal laws.We also again, on the pet waiver of the contract ask if you will be bringing a pet and state that a $250 pet fee per pet would apply. The vacation property you have reserved is a pet friendly residence that will allow up to two mature, fully housebroken dogs with a paid nonrefundable $250 per pet fee, plus tax. Unauthorized pets result in a $400 pet violation fee per occurrence and Guests may be subject to expedited eviction for this lease violation. NO CATS ALLOWED.These fees are added after the guest signs their contract and informs us, they will be bringing a pet. This guest did not provide us with feedback or questions stating this fee was a problem and signed the contract. Once the contract is signed and it is outside of the 24-hour cancellation window we are still glad to allow a cancellation with a full refund minus the cancellation fee. The guest signed the contract agreeing to the fees before the fees were added. A contract is only binding once singed. Any payments received prior to a signed contract would be fully refundable as not binding under contract. This reservation had a signed contract with the terms stated in multiple places. The polices are also stated on our website in general policies and on the property booking page.We take careful attention to ensure policies are clearly outlined and provided to ensure vacation stays can be memorable and carefree.       The rental agreement from Bryant Real Estate had 2 line items: Rent and Fees and Total Booking Charges. There was NO indication that any pet fees were not part of the amount stated on the line item, Rent and Fees. On Page 16 of their Rental agreement, it DOES NOT state that the pet fees are not included in the Rent and Fees line item and would be an additional charge. I signed the original rental agreement on 2/14 at 10:20 am. On 2/15 at 8:56 am, a Bryant Real Estate representative stated that the charge was $250 per pet and this fee was NOT included in the Rent and Fees line item. At 2/15 at 3:05 pm, I asked to cancel the contract and a representative from Bryant Real Estate said it would be an additional $350 cancellation fee because it was over 24 hours since I signed the original contract. Actually it was about 6 hours after they disclosed these previously undisclosed fees that I tried to cancel. Bryant Real Estate is falsely advertising these fees and then attempting to charge the customer ($350 cancellation fee) to get out of a contract that did not clearly spell out that pet fees are not part of their Rent and Fees line items.

      I recently had an incredibly disappointing experience with Bryant Real Estate in **********. We booked a rental property through them last Sunday for a vacation starting this Saturday, July 20th. Less than a week later, we received a notification that our reservation was canceled because the *** had demolished the steps leading to the rental property, making it unusable.The fact that such a critical issue was overlooked and the property was listed as available is deeply concerning. This oversight has left us scrambling to find alternative accommodation at the last minute, causing significant stress and inconvenience.While we appreciate that Bryant Real Estate offered a full refund, their only alternative rental option was priced at several thousand dollars, which is far beyond our budget. This solution is completely unacceptable, especially given that the error was entirely on their part. We expected them to offer a suitable alternative at no additional cost, but they failed to do so.This experience has been incredibly frustrating, and I urge potential renters to be cautious when dealing with Bryant Real Estate. Their lack of attention to detail and failure to provide adequate solutions in the face of their mistakes is highly unprofessional.

      This guest booked a vacation rental in a complex at ********** July 14th for arrival on July 20th. Unfortunately, the *** did notify us of work that was needed to make a repair to the stairs that access this building and that owners with property in that building would not be able to use or rent their units for the dates effected by the repair (July 22nd - July 26). We provided a full refund to the guest and regret that we did have cancel the rental on July 16th due to the ***'s mandatory repairs. We did not have properties in the needed financial parameters to offer to the guest, so we provided them with other rental companies in our local area that *** have available properties. Again, we regret having to cancel the reservation 48 hours after booking but must comply with the *** mandates. Thank you,Bryant Real Estate

      F*** this company. Im *********************************************** because of my age? That doesnt make any sense. They just wasted my time and money canceling my reservation the night before at 11pm. Seriously, f*** this company

      Bryant Real Estate states our occupancy policy on the rental contract sent to every guest. The age of the primary guest mentioned in the complaint was not a problem. He fully met all requirements.  It was the remainder of his party that did not meet our occupancy policy that is stated on the contract. This policy is also stated on the booking page for all guests to review, understand and agree to prior to booking a rental property. The occupancy was denied, and the reservation was cancelled the same day he made his online reservation.  We provided a FULL refund to the guest.

      This is a horrible rental company. I recently booked Hooked on a Swordfish, a house that had a pool. Upon arrival one of the bathtubs had sand and dirt and had definitely not been cleaned, so they had to send the cleaner back out to clean it. The pool was absolutely disgusting. When I called to let them know, they said it wasnt their responsibility, there was a third party vendor that cleans the pools and they were responsible. I was also informed that they only clean it on Tuesdays and Fridays. Since we came in on Sunday, the pool was dirty Sunday and Monday, cleaned on Tuesday for ** to use , then we left on Wednesday. So I paid almost $200 more per night for a house with a pool, but only got to use the pool one day. When I asked to get some of the money back for the days I didnt get to use the pool, they offered me a $50 credit or a two hour late checkout by noon. Every interaction about the pool problem was horrible..they were super rude and condescending. They kept blaming it on the other pool vendor but when I told them my contract was with their rental company, they just told me I could choose $50 or two hour late checkout. I checked and the house wasnt rented three days after we were leaving, so I asked if we could use the pool all day Wednesday and leave in the afternoon, since they werent having to flip the house to have it ready for another renter, and they laughed at me and told me I could choose one of the choices they gave me. I asked for my cleaning fee back, since the property I rented wasnt cleaned, and they said the cleaning fee was for the inside of the house. A manager contacted me after we left, and offered to give me $100 credit towards another property at a later date, but I would never rent from this management team again, and would never refer anyone else.

      Unfortunately,the pool was not ready for the guest use upon arrival.  Once we were aware of the situation, we took immediate action to remediate it, but the pool was not fully cleaned and functional for 48 hours.  We do care about each and every one of our highly valued guests. We offered consideration to the guest in the form of a later checkout, refund of rent and letter of credit for a ***********.  Thank you for the feedback and we do hope that you will use the letter of credit provided and allow ** another opportunity to provide you with wonderful family memories on vacation.  Best Wishes.

      DON'T USE THIS COMPANY!!! I STAYED AT A PROPERTY IN ************** THAT BRYANT REALTY MANAGES. I WENT FOR MY 30TH WEDDING ANNIVERSARY AND WHEN WE GOT THERE, IT WAS DISGUSTING, GRIME, DEAD ROACHES, RUSTED OUT TOILETS, BUGS CRAWLING ON TUB. WE DIDN'T EVEN SPEND THE ***** THERE. I CALLED BRYANT REALTY AND THEY DID NOTHING... , IGNORED MY PHONE CALLS AND EMAILS. WHEN WE DID TALK AND AFTER THEY SAW THE PICTURES THAT I TOOK OF THE ROACHES, ETC. I ASKED FOR A REFUND THEY SAID NO. CAN YOU BELIEVE IT! AND THEIR WEBSITE PICTURES AND DESCRIPTION OF THE ***** WAS NOT TRUE. BEWARE OF THE RUDENESS OF THIS COMPANY. IF THERE WAS A NEGATIVE STAR TO GIVE THAT WOULD BE IT.

      We're sorry ma'am, but we have to take exception to your depiction of the series of events. You did not give us a chance to do anything for you, as your only report of issues was upon check out. Had we known of your displeasure, we would have immediately responded to any complaint. When you sent us pictures after the fact, we could not know if that is how you found the place or if you had created the mess. We did not find the property to be disgusting, or the toilets to be rusted out, or there to be any crawling bugs. We did find a dead one, but that was one water bug which are very common in our environment.

      We also disagree that the images are in any way deceiving, as they were taken this spring and very accurately portray the accommodations. While this is a classic beach cottage in a superb location that was used as a movie set, some folks do find it to be a little too quaint for their liking while others say it reminds them of a simpler time and suits them to a tee.

      I hate that you feel like we were rude, but your demand for a full refund after the fact and without giving us a chance to remedy any complaints was simply unreasonable. Despite our efforts to explain our point of view and find some peaceful resolution, you again refused any help which was very unfortunate. We hope that the memories you made with your family of the beautiful beaches at Freeman Park will long outlast the anger that you feel towards us.

      DO NOT USE THIS COMPANY Deceptive Advertising!!!!!

      We stayed at ****** property on Wrightsville Beach that was managed by Bryant Real Estate. The condo had a 4.5 rating. The pictures on VRBO do not represent the condition or the furniture for this property.We walked into a condo that had plywood on the main living room window with a caution sign explicitly saying do not lean or attempt to open the window. The boards are in place to secure the window and for our guest safety while we await repairs. The window has been broken for over a year. The furniture was in poor condition throughout the condo. The patio furniture that was pictured in the VRBO Was gone and the furniture that was there had chipped paint and splintered wood.I set a water bottle on a coffee table and the coffee table collapsed. All the beds need to be replaced. The TVs in the upstairs bedrooms did not work.The intake vents for the air conditioner were filthy dirty. I mean black with dust. We went to the office of Bryant real estate. We were told by a staff member(DP) that we should have received a letter prior to excepting the rental agreement letting us know the condition of this condo. We never received any information or contacted by anyone from this office. We asked to be moved to another condo And the office said we will probably have to pay for both condos. They misrepresented and it was false advertisement for their real estate property. We visited the office three times during our stay and they said that they would solve the issues with the owner. After numerous repeated calls to the office we got $100 coupon for our next rental WHAT A JOKE!!!!
      Save your money and sleep in your car before you rent from them. They do NOT handle issues head on and lie to you and promise follow-up AFTER you leave clever marketing ploy on their part SHAM artists!!!!!! I have to give 1 star here-since negative stars are not available. I agree with all of the other reviews below stay away!!!

      Your feedback is appreciated. The pictures online accurately depict the condition of the property and do not allude to any frills or lavish accommodations. The price paid is also reflective of the type of rental expected for an ocean view property at Wrightsville Beach. Our team quickly dispatched the maintenance team to remedy the items reported when you visited our office. Our tech was able to be out at the property the next day to remove an end table and secure one (1) kitchen chair. Unfortunately, we were not made aware of the dirty vents at the time, or we would have gladly dusted these off. The property is on a filter program that is switched out every month. The outdoor furniture at the property can change from time to time as the furniture does not last very long in the salt air so the owner will upgrade these items as needed. The window in the unit that was boarded was due to it being broken and unsafe to leave without securing it. We apologize if there was an oversight in making you aware of this but would like to note that it would not have changed the situation. The materials for the window had been ordered but we encountered many delays due to manufacturer shortages and shipping as a result of covid. We understand how this could be an inconvenience, however the ocean view was not obstructed as this window faces another building and it was in place for your safety. Our guest issues procedure was explained to you in full. Each week our management team meets and will go over any issues or suggestions that guests have reported from the previous week. We meet and discuss any type of resolution or compensation after guests have checked out as there may have been additional issues that arose or some of the issues may have resolved. Multiple managers spoke with you throughout the week and the official resolution was sent to you the day after the management meeting.

      Our team quickly responded to you while you were in the property, we responded to you as we had explained we would and provided compensation, we are continuing to respond to you now. Regrettably, you are unhappy with our responses and the resolution we have provided but we have not ignored or failed to communicate with you. We were not and have not been radio silent; however, this will be our final response regarding this claim. Your assertions that we have falsely advertised the property, or the furnishings are false. The window was boarded, and we have acknowledged our failure to make you aware of this prior to your arrival and compensated you for this oversight. That said, our lease allows us reasonable time to make repairs which we are happy to report have been completed. This type of repair is not something that can be completed by a property manager - it requires materials, a contractor, and time. Again, we have repeatedly acknowledged that we failed to provide advanced notice of a situation with the window and have apologized for this despite it having no bearing on the outcome as we are unable to produce a window and complete the repair any sooner than what was done. Furthermore, efforts were made to ensure the home was safe and there was no issue regarding the ability of the home to be inhabited. At this time our efforts have made no progress with you or your opinion of how your vacation was handled so we will respectfully wish you well and move forward.

      "Oversight"??? How about a true misrepresentation of the facts-aka you lied!
      It is truly amazing that none of your Property Managers could remedy or address the situation. You just want to get unhappy guests out and then radio silence. A true sign of a poor company out to gouge their "guests". Glancing at the other comments here I see a reoccurring theme-Don't do business with your company!!! Not sure how you sleep each night knowing what you have done and continue to do to your "guests"

      Buyer beware--go somewhere else, or camp on the beach-you will have a better experience!!!!
