      I moved out of Kilborne apartments August of 2023 after living there for 5 years. I asked the apartment complex several times to clean the carpet during my stay. Not once in my 5 years was the carpet cleaned. When I moved out I was charged $750 dollars for carpet damage. The carpet wasnt in the best of shape but it had been 5 years. Was Kilborne apartments going use clean and reuse that carpet? I hope not.. Im looking for Kilborne apartments to forget the charges against me.

      There were over 50 ***** in the carpet when the complaining party moved out.  When they moved in the carpet was in like new condition with no damages noted.  We have pictures of every burn and have attached several examples. The resident in the apartment caused these ***** by either using the carpet as an ash tray or by some other means that he would be able to explain.  Had the carpet not been burned by the resident we would have been able to clean it and use it for another resident. Paragraph 5 of the resident's lease provides that they are responsible for any damages beyond ordinary wear and tear and burning a carpet in 50 different places is significantly beyond ordinary wear and tear.  We have explained to the resident that we have charged a depreciated value for the carpet.  We will revisit that charge after we receive the final bill for replacing the carpet which we should receive in the next ten days.  We are not required under the terms of the lease to clean a resident's carpet and the damages that were caused by the ***** are not able to be resolved by cleaning the carpet.

      The apartment stated their was over 50+ burn marks on the carpet and this is why they had to charge $750 for carpet damage. I would like to see the photos of the 50+ burn marks and know how much sq of carpet they claim was damaged.

      We sent photos of the ***** in the carpet to the complaining party by email.  He has responded that he received our emails.  Given the amount of ***** in the carpet, there was no way that it could be repaired and the entire carpet was replaced on September 18, 2023.  We will review the bill for the carpet replacement and determine if any adjustments will be made to the security deposit statement that was sent to the complaining party and provide the BBB with a response as well.
