I purchased a condo in Carmel ******* in October 2021 and have paid *************** consistently since the purchase. The property management company hired by the *** is Greenway Realty. Beginning in early October 2023 I alerted Greenway of a leak in the unit, reported by the tenant. They asked me to have a plumber and leak detector go out to service the unit. Initially, I was told the water heater was the issue, so I replaced it and the flooding continued every few days. Greenway did not share any of the reports from he contractors with me as they said they are proprietary information. They let me know that the *** Board voted against the estimates/reccomendations from the vendors so I had to file an insurance claim. Insurance ripped up the floors and removed 1 vanity, handled remediation, and provided funds for me to put new floors in. I am waiting to do so as the flooding continues. On Jan. 7 a plumber and a remidiation team both came to the unit after more flooding (other flooding occurred around Sept 23, Oct 6, Oct 14, Dec 9, Jan 7). Both companies said Greenway continues to reject their estimates but showed me that the issue is in the "common area" between the walls where *** has responsibility. Greenway is being negligent;l, with minimal follow up and essentially no transparency. they continue to tell me I must find the leak. We believe the leak is in the wall between my unit and the neighbor. We were also told by their contractor that it is a foundational issue as well as a misplaced gutter is**** All parties continue to tell me that this is ***/Greenway's responsibility and to **** I then received the attached email stating they do not have acceptable insurance coverage. I am asking for them to find and fix the leak and help pay for the replacement vanities and showers. I will cover the cost of the floors. I am also asking them to either get adequate insurance or pay the owners fair price to be able to sell our condos as they will be hard to sell without insurance.Business response

I am rejecting this response because: The information provided is not completely factual. I was told that the vendors approval was denied and was told by Greenway that I was not allowed to see the proposal because it was "proprietary" as it related to the "common area" for which I do not have jurisdiction. I have found they acted illegally for withholding that information from me as a dues paying owner. Further, to this day we have not confirmed a source of the water leak, so that is misrepresented in their response and continues to contribute to the ongoing issue (lack of action on Greenway). NO responsibility has been taken by Greenway to repair the leak, only short term solutions (i.e. mitigation after each flood). Please ask them to share the approved proposal from thier vendor to find and fix the leak.Business response

Since our last communication the a vendor was able to gain access to a neighboring unit. It was found the unit owner had installed a new plumbing fixture incorrectly. This caused water to run behind the wall and under the floor intermittently while this fixture was in use. The vendor resolved the issue while onsite and the fixture no longer leaks.Initial Complaint

I am contacting you as a duly elected member of the ********************** (HOA) Board for *********, our neighborhood. It is with great concern that I bring to your attention a pressing matter pertaining to the contractual engagement between our association and Greenway Reality, a professional entity entrusted with the crucial responsibilities of managing our neighborhood's finances and logistical affairs.Regrettably, it has come to my attention that despite numerous attempts to establish communication, Greenway Reality, LLC has consistently exhibited an alarming lack of responsiveness, thus depriving me of the opportunity to address several critical issues that warrant immediate attention and resolution. It is important to note that, as a conscientious board member, I fulfill my financial obligations by dutifully remitting my *************** and have diligently sought to elicit a response from Greenway on numerous occasions.To substantiate my claims, I can provide a document chronicling the dates of each attempted communication, including emails and phone calls, which regrettably resulted in no tangible outcomes or productive exchanges.In light of the aforementioned circumstances, I implore and insist that Greenway Reality promptly initiates contact to address and rectify these pressing concerns. I must stress that, historically, the sole recourse for obtaining any semblance of a response under circumstances such as these has necessitated the formal filing of a grievance. However, it is my ******* hope that such a course of action can be avoided through amicable resolution and reestablishment of open lines of communication.The HOA and its members place great trust in Greenway, and it is imperative that this trust be reciprocated with a prompt and satisfactory resolution to the issues at hand.Business response

I have reviewed the response made by the business in reference to my complaint, and find that this resolution is satisfactory to me. I acknowledge Greenway Reality, LLC's response; however, I would like to emphasize the importance of collaboration in the future. In the event of any leave of absence by our company representative, I request that it be ensured that a qualified staffer or temporary staff is available to step in. This measure will guarantee that deadlines are promptly met and prevent our community from being left without a response from our HOA management company.
