Worst company ***** appraiser is a liar in ******** he says he would do things for you then he doesnt do it He will write stuff on appraisal so they can come back and charge 180$ he did it twice and i ask how is it possible that this is all about money and he told me that the third time he would not charge me but he was lying they did charge another 180$This company is a rip off and they would try to make stuff up so they can come back and charge you.Have your lender change you to another company Don't use themAppraisal Nation, LLC Response

Every time I deal with Appraisal Nation they send an appraiser that is totally incompetent / lazy. Latest example, the appraiser could not find similar comps immediately, and so rather than look at the actual county records, they arbitrarily picked the first couple of recent sales they could find. I am in the process of challenging this, having done ************** job for them and provided actual comparable properties. Now they still refuse to actually respond to the bank after over 2 weeks of chasing. The fact that they can charge for their 'service' is a joke. I’m in the process of rebutting 2 appraisal from this company. The appraiser had the audacity to note that the area that my properties are located in - ******* NJ - is not for investment and most houses are owner occupied. When according to the census a few years ago showed that less than half of the properties were owner occupied and now that percentage is even lower since most owners are selling their houses. He took a fully renovated property and gave a low appraisal. I taught such bias practices were being stopped as many companies are being sued but I guess not since they sent an appraiser that’s not familiar or knowledgeable of the area and what’s going on.Appraisal Nation, LLC Response

We paid Appraisal Nation $700.00 per request from ******** *************** mortgage on June 24, 2022. The seller informed us that a gentleman who identified himself from Appraisal Nation came to the property address on June 27, 2022 and completed an appraisal. The sellers asked the appraiser once he completed the appraisal "how did it go"? He replied "looks good" and left. We spoke with ****** at ******* on June 29, 2022 notifying him we no longer needed ******* Mortgage services as we decided to purchase the ********* property as a cash sale. ****** agreed the appraisal would be sent to us once he received it as it had we had already been ordered and paid for. We spoke with a gentleman at Appraisal Nation on June 30, 2022 who told us the appraisal would be sent to ****** at ******* Mortgage by July 6th. We called ****** on July 6th and he assured us he never received the appraisal from Appraisal Nation. It is urgent that we receive this appraisal as we are closing on July 21, 2022. We emailed Appraisal Nation requesting this appraisal which we paid for and know was completed (per the seller and a gentleman at Appraisal Nation) be sent to us.Appraisal Nation, LLC Response

Appraisal Nation send me appraisal inspector ****** ********,very unprofessional person,in his report do my three bedroom house for two bedroom and never check all rooms and garage at my property,****** is very rude and harassing me. Appraisal nation went out to do a bank appraisal on a home I'm buying in ***********. That cost me $555
A week later they had to go back and check the work had been done and report it as such. That cost me $200
Their appraiser just copied the first appraisal report and so my realtor had to get Appraisal Nation to go back out (another $200) because the 2nd Appraiser didn't do his job right.
Stay away from this fraudulent company. They don't answer the phones ever. Very shady!!Appraisal Nation, LLC Response

Thank you for sharing your concerns, and we hope the following will provide needed clarification. The appraiser was required to visit the subject property on three separate occasions. Appraisal Nation, the appraiser, nor the real estate agent initiated these inspections, and no inspection takes place without direction from the lender. The lender ordered three separate reports for your loan, and there are fees associated with each appraisal order.
The appraiser also delivered three different reports. The first appraisal report was completed on a 1004 form. The 1004 includes several pages with maps, photographs, sketches, comparable sales, values, neighborhood data, statistics, commentary, etc. The second and third reports were completed on a 1004d form which is only one page in length. The 1004d form supplements the 1004. The forms were merged into one document when electronically delivered. Still, there are two different reports included in the second and third deliveries.
Why did your loan require three different appraisal inspections? You applied for a loan through your lender to purchase the subject property, and your lender approved you for an FHA loan. With conventional financing, the lender orders an appraisal to determine the market value of the home. However, with an FHA loan, the appraisal serves two purposes. In addition to establishing the property's value, an FHA appraisal determines whether the home meets the United States Department of Housing and Urban Development's (HUD) minimum property standards.
The subject property failed the required FHA inspections on the appraiser's first two visits (details below). Then ensuing inspections were not required by Appraisal Nation or the appraiser. The inspections were required by HUD and your lender before your loan could be approved and before you could purchase the subject property.
Your lender ordered an FHA appraisal through Appraisal Nation. Appraisal Nation hired a local FHA approved appraiser to evaluate the subject property. The subject property failed the first FHA appraisal inspection. The appraiser provided details of the assessment to the lender on 10/04. Per the appraisal report,
"...The subject does not meet FHA/HUD minimum standards guide lined on HUD handbook 4000.1. Deficiencies 1) Exposed Wires 2) Exposed Outlet..."
Your lender then ordered a Final Inspection on 10/12. On 10/14, and as requested, the appraiser revisited the subject property to confirm that the deficiencies referenced in the original report were now adequately addressed. The subject property again failed the FHA appraisal inspection. Per the second appraisal report,
"...At the time of the reinspection, all deficiencies have not been fixed. The exposed outlets have been fixed, however, there are still exposed wires by the AC unit. The subject property does not meet all FHA/HUD minimum requirements and guidelines as outlined by HUD Handbook 4000.1...".
On 10/19, your lender ordered another Final Inspection. The appraiser, as requested, inspected the subject property for a third time on 10/20. The purposes of the third inspection was to confirm that the deficiencies referenced in the original report and again in the second report were now adequately addressed. This time the subject property passed inspection. Per the third required appraisal report,
"At the time of the reinspection, all deficiencies have been fixed. The exposed wires by the AC unit have been covered. The subject property does meet all FHA/HUD minimum requirements and guidelines as outlined by HUD Handbook 4000.1".

Had an appraisal scheduled for August 17, 2021 with the report due to be completed August 20, 2021. The report was completed on September 14, 2021. Not only this but I had another appraisal completed on the property next door the week before and the second one came in at $26,000 less than the one next door. The first was a single family unit and the second one was a duplex. My lender had anticipated the duplex to come in at about $120,000 and this has caused complications with my loan. There were multiple excuses given regarding the timeline and I am waiting for the results of the challenge to this appraisal currently.Appraisal Nation, LLC Response

I paid for an appraisal to refinance my home. The mortgage company ordered an appraisal that went to Appraisal Nation. I gave a credit card for the $485.00 that I was told it would cost. Then they sent me an invoice for $510.00 and charged my card. Then another invoice for $650.00 which they charged my card. This was something that I did not agree to but they did it anyway. The appraiser finally came on 08/05/2021. He told me that he would probably have it submitted by Monday. After a week I emailed the appraiser to ask about the status and got no response. Appraisal Nation showed turn times for Tennessee at 11.99 days. After the mortgage company contacted them, they stated that it would be submitted by 08/23/2021. I have experience working for an appraiser and he always submitted his appraisals the next business day after visiting the site. I know Appraisal Nation will state how there a large demand for appraisals and they do everything to make it right. They can save it. My loan is getting pushed back and will end up costing me more for their incompetence. Hope I never end up with Appraisal Nation again.Appraisal Nation, LLC Response

The subject property is considered above average and requires a higher fee and takes longer to deliver. While most properties fall under standard pricing (non-complex) and average turn-time, it is not uncommon for a home to qualify for additional add-on charges. The home in question, according to the appraisal, is 5,168 square feet, on 11.5 acres, with a three-car garage, swimming pool, large workshop, and is valued at more than 1.1 million dollars. This property is not considered "standard", does qualify for additional add-on charges, and took longer than average to deliver.
The report has been completed and delivered to the lender and it is our hope the final product resulted in a successful refinance. Appraisal Nation is more than happy to answer any additional questions or concerns and ask you to kindly have your lender contact us at ************.

If I could rate them at zero, I would!! Appraisal Nation accepted my payment and waited two weeks after to cancel. I had to move up my closing date and almost lost my escrow. I understand sometimes you have to cancel for whatever reason but to wait two weeks knowing time is of the essence when purchasing a home, I expected an answer in a timely matter. After reading the complaints against this company, I would have never hired them but it was my lender who suggested them. I will never use them again. Our company did not cancel the appraisal as indicated above. We received instruction from our client, the lender, to cancel the order. A refund was credited to the cardholder's account the same day as the cancellation. It depends on the cardholder's financial institution as to when the funds will be received.

This company should be sued for poor business practices. They make individuals pay for an appraisal, with the below language so they can hold you over the barrel to demand more money to meet the original appraisal date! The lender told us they came back and said that due to the property value they are charging more and if we want to expedite to meet the ORIGINAL close date, they would charge even more. Is this not illegal? (The fee will need to be paid prior to the inspection taking place. The fastest way to process payment is via the secure payment link below, payments are accepted by credit card. This appraisal fee is subject to change. While not common, a qualifying change of circumstance, need for a specialized or specific appraiser, rush delivery, or other factor may result in additional charges. While most properties fall under standard pricing (non-complex), it is not uncommon for a home to qualify for an additional add-on charge. An example would be an ocean front property. Appraisers charge higher fees to complete appraisals on ocean front homes. Most homes do not have an ocean front feature, therefore, add-on charges are not warranted on most appraisal orders.
The home in question, according to public record, is 7,785 square feet with a four car garage, indoor swimming pool, mountain view, 3.71 acres, and is currently under contract for $1,750,000 dollars. This property is not considered "standard" and does qualify for additional add-on charges.
Due to the complexities involved with an appraisal like this, the appraiser requires additional time to complete his/her report. If the lender or borrower require faster delivery, the appraiser often charges a "rush" fee (a fee to deliver faster than would be normally required).
