      My rent was raised in one month notice and was told if I can’t pay the $950.00 I was to move out asap… Mind you I been staying in this home for 12 years and for them to raise my rent by $330.00 was beyond be was was shocked and depressed at the same time got the letter in Oct 2022 and was asking for that much increase on rent. If I was apply for this house with my income there’s no way that I could get approved with my income..Nothing has been fixed in this home I have called it in to the maintenance line more than once…..Still nothing is done I have pictures to show but as soon as you a day late you get a email from Eaton Properties I have emailed everyone I thought of about the maintenance issues and I’m still waiting on results… I’m at the point where I’m looking for somewhere else to stay ASAP… sorry for your lost Eaton… ohh yeah that dead tree that was stuck down 3 years ago that took a year for Eaton to cut down grew roots now it leaning and a safety issue

      The property located at *** **********, was purchased by a new owner, and as he was doing a review of his properties, he noticed that this one was well below the average market rate for the area.  According to RENT-O-Meter, the Rent should be between 990-1,048.  The owner is an investor, and is unable to keep the rent at the rate previously being charged. According to Missouri law the rent renewal notices go out one month in advance. Eaton Properties, does not own these properties, we are a middle man for the owner.  The decision to raise the rent, and the amount of the rent increase is the decision of the owner.  Regarding repair calls.  I looked at the history of maintenance requests made on this property, and all requests that were made were addressed until this past October, there was a list of several items, that will be attended to, none of which are critical.  If the tenant is planning to stay at the new rate, the owner will make the repairs  (broken stovetop, cracks in floors/replace floors.  if the tenant does not plan on staying, he will wait until the property is vacant to begin repairs as it is much easier to work when the unit is unoccupied.  Again, Eaton Properties manages the property and has no ownership in the property.

      My family and I have been staying in this home for 2 years and we pay 945 a month. The house doesn't even have an occupancy permit but we moved here bc our last house was condemned by the city. Since we been here no repairs have been made except a part of a roof that I had to complain about leaks. I sent email and hard copy through mail of the pictures of repairs and no one came by. My fiance ***** ****** was murder on their property and im getting voice-mail about pass due payment which I have 2 programs working with me! This company does not care about there tenants and have their tenants live any way and pay high prices. I have 3 girls and expecting a baby next year and again no repairs have been made. My fiance was keeping the house together bc they never came out!

      In response to Ms ******* complaint.  First of all I am so sorry about the loss of your Fiance, this is a tragedy and we were so sad to hear of it.  We have allowed this tenant to move into a different home due to the circumstances of her husbands death, we hope that this will help her in her grief process.  Regarding the House not having an occupancy permit,  It does have one any house that we rent has to have an occupancy permit.  Second, we have responded  to all maintenance request that have been called into the maintenance line.  She may have spoken to someone in out office and mentioned problems she was having, but unless the repair request gets called into maintenance (or is requested through the tenant portal), a work order is not created.  Regarding the calls for collections, we have automated emails and  letters that go out on a regular basis, and it just pulls the information from the computer, and the people who do collections calls do not know the circumstances of each account.  They are reminder calls.  The property manager has spoken with MS *******, and they seem to have everything resolved.  Ms ******* had said she was going to make an amendment to her complaint.
