Transaction date - 9/14/23, paid approx $4,000 to lift concrete steps and driveway and repair cracks. Salesman came out twice to look at area and confirm that everything will be good with the amount needed and that there will be no issues with the lifting and repair. Day of service, steps were lifted, cracks were filled on sidewalk/steps and a day later steps were already cracking. The driveway never completely lifted, huge cracks in our driveway were formed and not fixed/filled, chunks of our garage were chipped out, polyfil was sprayed on our garage door, siding and trim of house and not cleaned off and is now unable to be removed. Project manager came out on 9/26/23 and stated that we never should have been sold that they could do job, that once workers arrived, they never should have started as it wasn't a job that was something they could/should be doing. He also stated that the polyfil will NOT come off of a garage door or anything else that it is on (it is also all over our driveway) and that everything should be replaced/repaired. Now they are telling us they will refund our money but that is all. They will not repair any of the damage that they caused or pay us to get someone out there to repair it, they will not honor the contract to fix anything that they should be fixing that was in the original contract, just a refund which will not cover anything close to the amount of repair work that is due on our home now.

Olshan completed a couple of services to try and satisfy clients expectations. Parties all agreed to a complete refund of job total. This was completed on 10/23/2023. Olshan considers this to be resolved.

      Complaint: ********

I am rejecting this response because: although we did receive a full refund, they also agreed to repair the garage and siding that was damaged and after several failed attempts on our part to get them to reply/come out, we gave up on them actually doing what we were told they would do.

We purchased our home 6 years ago with a guarantee on the foundation work done by Olshan. Within 2 years we had noticeable movement and cracks appearing in our home. We contacted Olshan and went back and forth with them over the reason for the movement finally they agreed that the warranty work they completed did not hold up and they would redo that work and suggested an additional $20,000 in repairs to include installation of a sump pump. They came in May of 2023 and started the work but insisted on being paid upfront, so we gave them a check before they started the work. We immediately had issues. They did not show up when they were supposed to and we had to call to find out when they were coming. Once they did show up they only completed part of the work and now it has been 3 weeks and they have not been back and not returning calls. we were also told we have to tear up our landscaping at our expense for a problem they failed to correct when they did the initial work. We spent 90,000 remodeling our home only to have big cracks now in our floors and will have to pay to have our basement redone a second time due to their failure to do the work correctly. I have photos that I can share that show the damage done.

Dear Sirs and/or Madam, I contracted with the Olshan company, (************** **** ********* ******* ******** ********* ****** *n August 31st, 2021 to repair my foundation. Now, in the last week new cracks appeared in interior walls and some doors could hardly be opened and several could not be locked on the corner of the house where they di their work. Today I had a different technician from Olshan come out and his measurements showed "an improvement" from measurements taken prior to the work they did. This second technician said that the type of 'floating' cement floor I have has a new "water problem" that has caused all the new cracks in my walls and the doors that don't work anymore. He said that by his new laser measurements the floor in the basement has changed enough that all of my issues were caused by that alone and that I needed a sump pump installed. I have lived in this house close to 30 years and have never been told that I need a sump pump. A neighbor who is a Registered Structural Engineer said that he doesn't believe I need a sump pump and that Olshan has a 2.6 rating from B.B.B. and that I will likely need a formal inspection by an Engineer and a second opinion on what work is needed from a different foundation company with a better B.B.B. rating. He also said he has had to be an expert witness before when customers have filed lawsuits against Olshan in this area. He said that once he has done a formal inspection and I have had a second opinion from a reputable foundation repair company that I should hire this local attorney he has testified for in multiple suits that Olshan has lost. I have never sued anyone in my 66 years and would prefer to never sue anyone in this already overly litigious country. So my filing a complaint with B.B.B. is in the hope that your intervention will result in a reasonable solution without a lawyer getting involved. Sincerely, ******* ******

I called Olshan to level my kitchen floor above a crawlspace. They came out promising that they could fix the issue. Olshan did not deliver what they had promised. After they had installed beams, I noticed there was no support for the beams except for soil in the crawlspace. I told them that the beams may shift. Olshan told me that if that happened, Olshan would return and raise the beams by adjusting them. Olshan said they could even show me how to adjust the beams but I told them I'd rather for Olshan to do it. I was told that they would return to adjust the beams if needed. After Olshan was finished, the floor seemed to be level but started drooping shortly afterwards. I called Olshan to complain. A guy was sent out and said my floorboards were readjusting and if Olshan adjusted the floor again, my refrigerator and other kitchen appliances would tilt inwards. The Olshan guy said if they readjusting the floorboards, I'd be back to where I began. Olshan said I may need to have my kitchen floor rebuilt. Shortly after they had finished, I had floor tile installed by another company. Now, the floor tile is cracked and has realigned due to the unleveled floor. I paid them approximately $9,000 to level my floor. They did not do what they had promised. If the floorboards were bad, why didn't they tell me from the beginning. They did just enough to collect my money and leave.

OLshan Foundation Solutions reached out to the client and arranged a meeting. at which time the repair and warranty was explained to the satisfaction of the client. An arrangement was agreed to by both parties to adjust the area that Olshan installed adjustable posts at no cost. Client then would contact a different contractor to adjust floors further, if needed. Once Olshan completes this no charge service Olshan considers this matter resolved.

I bought this home without any prior knowledge from previous owners. We had been in the fifty year old home for one year. I was concerned about small stair stepping cracks in the cinder blocks of the lower level. So I called Olshan for an estimate and their opinion on whether my house had foundation problems. They sold me a $15,000 cable locking system for a non-existent foundation problem. It turns out that my home is completely level. The salesman had the house out by 1/2"? Told me I needed this cable locking system to stabilize and level the home. While installing the systems, Feb 22,2022, they cut through the plastic drainage tubing under the garage floor. Cut seven holes into the garage floor, ruining the concrete floor. They attempted to cover up the cut piping by burying it. I dug up the dirt down to the pipe level, and found two to three feet of tubing was completely gone. I made them dig up the holes and repair the pipe. They spliced it with some booties and called it good enough. RED FLAGS were flying everywhere in my mind. I then noticed that the contract specs did not match what they actually installed in the garage. They put two cable systems in one hole, barely a foot apart, when specs state 5-6 feet apart. Just to get the cable system count to 8, so they could charge more. They charged per cable system installed. And how they can justify 8 of these cables for a home that was level and sound in the first place, is outrageous. How they justify ANY of this foundation work is a CRIME! The warranty is basically worthless also. It states that they have to inspect and agree the system is sound before they will sign off on any transfer to a new home owner. And charge $200. I DEMAND A REFUND. THIS IS JUST A SCAM! I THINK THIS SYSTEM WILL CAUSE FOUNDATION PROBLEMS FOR ME IN THE FUTURE. I WISH I NEVER CALLED THEM.

Olshan has been in constant contact with Ms **********, discussed and explained the services to her home. We have sent emails, documentation and photo's addressing her concerns as they have developed. Ms ********** claims that she has been told that her home was always level and did not need any foundation repair done, however, when she obtained her second opinion it was AFTER Olshan performed the work at her home.

I have personally met with the homeowner and have at least 3 messages for her to call me but have yet to hear back from her. Olshan Foundation Repair did exactly what we were contracted to do, help support the foundation that had cracked from settlement. Olshan remains dedicated to our clients and would look forward to finding a resolution to assist Ms ********** with her concerns. Our goal is to help families live better.

Again, Olshan would look forward to continuing to work with Ms ********** should she reach out to us, but as of this time, we consider the matters addressed and closed.

We hired Olshan last February to take care of the gap between the fireplace and the house., they had measured the levels of the entire house and gave a quote for the whole house but we just decided just to take care of the fireplace., , long story short, they had promised or told me and I quote., “we can get it close enough “ the project manager assured me. But when they were finished, the gap remained and they left just piles of dirt on to the fireplace., they also told me that they had the maximum pressure that they can use and that the gap will just have to stay, they also told me that it’s shouldn’t move anymore. I had paid in full for their service with a credit card., but I feel like they didn’t not execute what was promised and the results are definitely not what I expected it to be or else I wouldn’t hire such company. And the way that they left the jobsite was not all professional in any way.

We have met with Mr ***** and have reached an agreement on a viable solution. Olshan Foundation did, in fact, adjust the fireplace as much as possible, leaving it in a good structural position. The fireplace needs new flashing as it leaks at the edges. Olshan has made Mr ***** aware of the situation and we are willing to provide a no charge service to provide a potential solution. Olshan will be providing this service this week and expect for the matter to be complete.
