1 starThis property management firm is not recommended. Their monthly fee structure was excessive, and services included in the fee, such as air filter replacements, were not delivered consistently. Furthermore, the monthly rental rate was significantly higher than current market rates, as evidenced by their recent reduction of $200 per month for new tenants.Maintenance requests were addressed in a slow and inconsistent manner, and a persistent issue with a foul odor in the property remained unresolved throughout the lease term. Communication with the property manager was often challenging, with responses being untimely or lacking in transparency.While rent and utility payments were always made promptly, the aforementioned issues led to the decision to not renew the lease.

1 starI rent with Avenue currently. My ceiling caved in, it smells like and I have not been able to sleep in my place for over a week. The people who came out to fix it said there is water leaking from the outside and that needs to be fixed, but Avenue has yet to send someone out for that and it's been raining like crazy. They still have not came back to finish painting what they patched up. I have plastic over everything in my room, cans of paint on the floor, and I still can't sleep in there. The people in the office don't answer the phone and the property manager is hard to get in touch with. I would like my place back to normal so I can sleep comfortably again. This is an inconvenience to me and they aren't trying to compensate me for it. Not sure if I want to live in this or any of their other properties ever again...Avenue Real Estate Group

I'm sorry to hear about these issues. We no longer manage this property. Unfortunately we do not own the property and only asset the owner in the management of the property. We must follow the owners direction when it comes to getting bids and completing repairs. We understand your frustration and wish we could have done more for you.Review fromBARBARA F

1 starSubmitted an application 11/28/2023 for a property at *****************************************. Remind you Im well over qualified. For one the property has been on the Market for quite some time now. Maybe a year now if you ask me. I been following Avenue Properties for years.. ************ really does NOT help low income families at all so if youre using a Housing Voucher please dont even bother applying. Save your $75 and apply elsewhere. I just dont understand why MEDICAL COLLECTIONS have anything to do with renting one of your properties especially if Im using a Housing Voucher. Give people a chance especially if people arent renting out these over priced homes. I guess all Money aint good Money. Theres a property at **** Amherst Fully renovated same amount of bdrs for ***** while this one is *****. Why list these homes for Section 8 if you guys know youre NOT going to rent to US meaning African American people. The reviews tell me all I need to know. BEWAREAvenue Real Estate Group

This was an applicant for a rental that was denied due to credit collection issues. To follow fair housing we must apply the same rules to all applicants and ****************** did not qualify. Please remove this review.Review fromLisa D
