      I purchased a home from McBride in 2015 and moved in 5/16/16. I have multiple emails of the concerns I had with the roof since that time. I have emails with McBride staff. I have a book of conversations I have had with ***** ******* and I have a letter from *** stating that the shingles were improperly installed. I have lost multiple shingles and at this point my entire home is in danger of rain damage as most of the shingles are not secure. McBride point to ***** *******. ***** ******* blames the shingles and say that McBride is responsible since they installed what they were given. I have filed a complaint against ***** ******* and I am now pursuing against *** and McBride.

      After 7 years of ownership this home has experienced wind damage just like other homes. The original installer has offered to repair damaged shingles even though the owner has had other companies do repairs. I would recommend the owner reach out to the original installation company as they have stated they would make repairs free of charge.

      I am rejecting this response because:  The reason I had other private friends repair my roof is because it was clear that ***** was going to continue to gouge me $331 for each shingle.  The roof was never secured as documented since 2016 and the repair offered by ***** ******* is just a temporary repair.  I do not agree with McBride or ***** ******* because I have spoken to professionals that are not interested in replacing my roof and they continue to tell me that this is one of the poorest ******* jobs they have ever seen.  ****** ********* is in business with McBride to build new homes and neither are interested in doing the correct thing.  I am sure that I will be purchasing a new roof from someone I trust in the near future because the bandaid that has been forced on me is going to fail.

      Attached is my first bid from a reputable ******* company in the amount of $13,140.  I will be receiving another bid this week.  Do not refer to wind damage refer to poor installation practices.  If it were wind damage, ***** **** would have covered it.  As you are aware, ***** chose not to pursue ***** **** for a new roof for me because they knew that it was poor installation.  All documentation I have points to poor installation.  A good shingle will withstand winds.  I paid for a 30 year shingle and I didn’t get it because of poor installation.  I am pursuing this through IL AG unless you agree to pay a substantial portion towards a full replacement.  ***** will be coming out to do the repair, but I know that it won’t last more than a year and I’ll be back in the same situation.  My roof has decreased the value of my home.

      The original installer agreed to repair damaged shingles and the owner confirmed in her response that they are scheduled to do these repairs. These repairs would not be covered by the Builder’s Limited Warranty that comes with the home Ms. ******** bought 7 years ago. Since she is out of warranty for repairs like this, she will need to work with the manufacturer and the original installer to address these concerns.

      We had a window cracked at the highest point of our house due to fatly instillation. They are refusing to help. I have asked to speak to the super to get the window info so we can get it fixed. They are refusing to even contact us by phone. I asked for the super to call me so I can get the window info.. and nope. I need someone from to get in touch with me asap. This issue needs to be fixed.

      McBride reviewed this homeowner’s statement.  The glass was not broken at the time the homeowner closed on their purchase of the home from McBride.  At the homeowner’s 10-month service walk, the window was inspected and it was determined that the crack was not caused by any installation issue.  McBride also reached to the window supplier who is in agreement that there is no installation issue.  The crack in the glass was not caused by any improper installation.

      The company who McBride hired for the window said it was a stress

      crack due to installation. Once the home starts to settle it will crack if not installed correctly.  Also McBride is making us use a warranty with MI- the window manufacture..  however McBride bought the windows in 2001 and the warranty on the window expired BEFORE we even signed on the home and moved in. Therefor McBride is responsible.

      The crack is not caused by the installation of the window.  This has been determined by McBride’s field representative.   There are many reasons a window can crack outside of installation including an object causing impact breaks or thermal cracks.  Thermal cracks can be caused by drastic pressure changes in the weather.  Neither of these items are covered under the Builder’s Limited Warranty.

      I am rejecting this response because:

      Mcbride purchased the windows over a year before we moved into the house. We were told by McBride to call the window manufacture and they would be under warranty. After speaking to MI the company's window manufacture we were told our windows were not under warranty because of when McBride purchased them. Warranties on every part of our home start the day we close. Why is this not the same for the windows? We also had to beg and plead just to get details on the window so we could form a claim. McBride needs to take responsibility. We were not able to use our warranty or have a warranty on our window that McBrides  customer service told us to use because they purchased them a year out. Also who is to say since the windows were purchased that early that's they weren't damaged during storage? 
      Also it took almost a month for a supervisor to email me back about the situation. 
      we want our window warranty. 
      Also the installer of the windows came by to look at the window and said it cracked because of how it was installed.

      I am making a complaint about McBride concrete work in the front of my home. My one year warranty it's up, however on my 10 month warranty I requested McBride to fix my concrete that was unleveled. McBride came and fix the concrete pouring a different color concrete. When I ask the contractor will the color change to match my original concrete he stated yes over time. 3 months later the concrete is still a different color than my original concrete. I reached out to McBride they stated the new concrete will faded with sunlight and vary in color and they have never seen concrete fade in a few weeks. Mind you it has been a few weeks it's been a few months. McBride is so big with the aesthetics of their homes but don't care that our concrete is different colors? If I would have known I would have different color concrete (which looks tacky) I would have never requested it to be fixed. I trusted the word of McBride workers and the company to stand on their word and will they fix something it should look like the original work.

      The Contract signed by the homeowner, as well as the builder’s limited warranty given to the homeowner at time of contract and at closing, explicitly states that exterior concrete is not covered under the warranty (including color variations).  However, settling of the ground is covered in the first year, so McBride replaced the settled section of concrete. When the concrete is first laid, it will be a rich, dark color and over time this color will lighten as the moisture lessens while concrete is drying out and weather conditions change and affect the concrete. Any contractor who pours concrete could not guarantee the color of the concrete to match the previously laid concrete, but in time as the drying process continues, and the sun and weather affects the new concrete, it will lighten but may never be a perfect match.  Homeowner maintenance can be performed to change the color of the concrete as well, including various stains and/or sealers that are necessary to protect the concrete.  McBride has performed all of its obligations according to the contract and the warranty.

      I purchased a new house in lot 47 at the new construction buildings by McBride company that is happening now by highway 140. This is called Celtic Meadows homes and I made the payment in early February of 2022. They estimated to finish the house by early 2023. Thus far, nothing has happened. No progress is made as of end of February 2023. The company has not been communicating either. There is no further estimates on when they finish the house either. I paid about 10% of the price of the house last year and they are not going to give any answer or refund me the money.

      McBride schedules the start of construction after the release date and the builder review, both of which require the customer’s participation.  After these two steps are complete, McBride orders permits and materials. In this particular community, fifteen other homebuyers with homes that were sold on the same day (or after this home sold) completed their release as well as the builder review before this homebuyer did.  In doing so, these homes were scheduled ahead of this homebuyer’s home.  The timing of these processes and general timeframe to build their home was discussed with this homebuyer on numerous occasions including before and after the sale.  This homebuyer’s home currently has a foundation poured and will start framing once the foundation has cured.  Framing crews must complete the homes currently scheduled ahead of this one. McBride is looking forward to completing this home for this homebuyer as well as all of our homebuyers and that is why we follow these processes and build the homes as they are released.

      I paid $1000.00 for this kitchen sink that is $549.00 on the ****** website. The sink was put in when I built the house. I was told the sink was NEOROCK and would not scratch. The sink is all scratched up everywhere. I contacted Mcrbride in which they sent me the 3rd party company phone number and they sent me directly to ******. I spoke with a representative from ****** who I shared pictures with of the sink. She then explained to me that the sink was not installed correctly. She stated the brackets were not used instead they glued wooden blocks to hold this sink up. Then she informed me that the drain is not even a ****** drain as if the plumper switched it out and took the ****** one. The ****** representative sent me a new sink but could not cover it getting installed. I had 3 contractors come out to take a look at it but said they would not touch the sink to reinstall the new one due to how incorrectly this sink was installed. This is not a warrenty issue this is an install issue. These wooden blocks are not going to hold my kitchen sink up and it will fall eventually. I am sick to my stomach the work that Mcrbide has done with this install. This sink needs to be replaced and installed correctly before more issues arise. Ive reached out to Mcbride several times without a response. They are known for not taking care of their issues. I WILL NEVER BUILD WITH MCBRIDE AGAIN. THIS NEEDS TO BE FIXED

      As explained to this customer at the time of the contract and again before closing at the customer’s walk-through of the home, certain items are covered by third-party warranties issued by manufacturers.  Issues such as scratches in the sink that this customer is alleging are handled through the sink manufacturer.  As the customer confirmed, the sink manufacturer supplied a new sink to this customer taking care of that issue.  As far as the installation of the sink, the installation method of this sink has not caused any issues that need to be addressed.  Sinks are installed primarily by countertop companies, as they are the ones with the expertise in this field.  It is possible that the customer’s contractors may not want to install the sink with the countertop the customer has because this type of installation is typically outside of their area of expertise.  McBride has been in contact with the countertop company who installed this sink and they confirmed that their installation was proper, of standard industry practice, and is consistent with the way they have installed thousands of sinks with quartz and granite countertops over the course of the last 25 years, with no issues.  Despite being out of warranty, the countertop company even offered assistance to this homeowner because of the new sink supplied by the manufacturer, and the customer turned down the offer.  McBride and its contractors and suppliers have gone above and beyond for this customer.  There is nothing more that McBride can do for this customer.

      Original complaint was not solved: After sending a complaint regarding my kitchen sink being installed incorrectly with pictures posted I was told I could reach out to a third party company to have them come out to see IF they can uninstall the original sink but they would not touch the plumbing. However, the plumbing is part of the problem. I bought a ****** sink that was supposed to be neo rock that does not scratch. yet, my sink has all kinds of scratches on it. ****** agreed that should have not happened and sent a replacement sink several months ago. I then had 3 different contractors come out to look at and bid the install of the new sink and all 3 contractor stated they will not take out this sink and install a new one due to how the original sink was put in by Mcbride. It was glued with little wooden blocks instead of metal brackets (pictures included) . The plumbing that originally came with the Neorock sink was not installed ever. Mcbride took the hardware that I paid for and installed ** sink hardware/drains NOT ****** sink drains. They do not match the neorock sink that I bought. This has been a complete nightmare. I need Mcbride to uninstall the sink they put in originally and put the new neorock sink with the correct hardware/ drains that I originally paid for. A home owner should not have to uninstall or install anything when it was NOT done correctly originally. I have sent several emails asking Mcbride to make this right without a response. Please help me

      This additional allegation made by the homeowner that incorrect hardware and drains were installed is simply false.  No specific hardware or drains are purchased by McBride homeowners with certain sinks they may choose.  As previously stated, the sink the homebuyer chose was installed correctly using standard industry practices.   Also as previously stated, since the homeowner declined McBride’s contractor’s assistance with the installation of the new sink, there is nothing more that McBride can do for this homeowner.

      We closed on our new construction home on 2/18/22 and there are some issues that McBride is refusing to correct. 1. Our laundry room vent duct was improperly cut too close to the baseboard causing the framing to overlap the baseboard. This has caused steam/moisture damage to the wall, baseboard and flooring. I submitted a copy of my inspection report with photos, 10-month warranty repair list and the superintendent came to look and agreed to the incorrect craftsmanship. A nice carpenter came out on 1/11/23 and reclamped the hose to the wall. Well, as of 1/12/23 the clamp fell off again and no additional repairs have been made. 2. Our jetted tub was installed without an access panel for repairs. This was also submitted as part of my home inspection report, 10-month warranty review and discussed with the superintendent. He advised me that an access panel isn’t required and that we’d have to cut the front of our tub out for repairs. My research has led me to find that we in fact should have an access panel. This is how we get to our plumbing for repair work. We shouldn’t have to damage a tub, walls or flooring for a repair. All our access is illegally blocked. This isn’t smart, safe or practical.

      McBride Homes was first made aware of the dryer connection concern on 12/14/22 at their 10-month warranty request.  The buyer did not purchase a dryer from McBride and McBride did not make the initial connection to the dryer vent that caused the damage.  McBride has worked with the buyer for a positive resolution for this matter.  With reference to the tub access, we install all of our marble tubs with the front marble panel caulked in.  This provides a high level of aesthetic and allows for easy removal.  If access is ever needed, a person would remove the caulk lines, remove the front panel, and be able to access both the plumbing connection and motor if needed.

It was cut right at the line of the baseboard which is causing the problem. The McBride approved contractor is the problem. They represent Mcbride.

      The location of the dryer vent hole is not the issue, the damage that occurred was a result of not properly securing the dryer vent to the vent outlet. McBride did not supply or install this dryer, so the connection that was made was done after closing and by the purchaser.

We regret that we bought our home from McBride. We had 2 month service request and none of the items are completed with quality standards. Our 10 month service was refused and they were unable complete the work. Considering they are missouri largest home builder their way to communicate with customers are not really great. We experienced lot of issues and few of them were raised in 2 month service list, and still not completed. we are totally unhappy about the process and we would appreciate if BBB could help us with unresolved existing Issues. Mcbride Vendors are also same way as Mcbride, ******* ********, ***** ********, ********, ********** ******** and ******** ******** to name a few. Home price included all the promised quality of the home and maintenance. If Mcbride unable to meet the quality standards and maintenance standards, I would request an settlement of pay the money takes to fix the existing issues. These are the issues part of 2 month service list. 1. RAISING MANHOLE LID COMPLETE RAISING MAN Not done properly. Level issues still persists. RAISING MANHOLE LID COMPLETE RAISING MANHOLE LID IN FRONT YARD ( THIS IS LAND DEVELOPMENT DOING THIS) 2. Carpet Nails on Stairs and second level Carpet Nails on Stairs and second level areas. Kids are affected by nail poked several times 3. Garage entry door knob came off- Garage entry door knob came off, need to be looked at 4. Master Sink Clogged -Master Sink Clogged, need to be fixed 5. spindles are not stained evenly- spindles are not stained evenly, one area is different than the other. No touch up paint left for owner both wall and trim. Please deliver at no charge 7. ceiling fan switch not working properly-ceiling fan switch not working properly 8.       This home is currently out of the one-year portion of the warranty since it closed in May of 2021. Our records show that we had a two-month warranty walk, and most of the items that were brought up in this BBB complaint were addressed at that time (the remaining items on the BBB list were not raised by the homeowner during the applicable one-year coverage period of the warranty). There was no ten-month request, and we did not hear again from this buyer until four months after the one-year portion of the warranty expired. At that time, this buyer requested we investigate a light switch that was not working and then shortly after that reached out again about concerns with the insulation. The light switch was brought up originally on the two-month request, but the insulation concern was not. McBride customer service decided to address these items even though they were out of warranty.
      In October, McBride customer service department was contacted by the painting company that did the original work on this home stating this buyer had contacted them about re-staining the handrails because they were unhappy with the way the wood showed both dark and light wood grain.  Just last week, the painting company also stated the buyer wanted McBride to pay for this work, so McBride service department reached out to this buyer to remind them that they were out of the one-year portion of the builder limited warranty and that if they wanted to re-stain the handrails, they would have to pay for this work. At this time, the buyer was also made aware that this home is still under the two-year mechanical warranty and the remaining ten-year structural warranty. They were informed that if there are any concerns related to the remaining warranties to please contact our service department.

      We recently bought a house that was built by McBride. They made a deal with the previous owner to lower the cost of the house in return the original owner pay them yearly for 32 years due to “infrastructure”. McBride stated if the original owners move the bill will get passed on to new owner however we never were made aware of this bill nor did we sign anything at the title company saying we agree on this. This was an agreement made by the original owner and McBride to get a lower loan amount on their property. It screws over people like me that bought the house after them and received the full price of the house. We should not be paying this as we were never aware of this or signed anything from McBride agreeing to this or agreeing to take over the bill from the previous owner. If we do not pay then McBride puts a lien on our house. So how is it we can get a lien put on our house for something we did not agree on or sign agreeing to this.

      The person making the complaint has no contractual relationship with McBride.  The Community Infrastructure & Improvement Assessment is an assessment that is levied against every residence in the community and was fully disclosed to all of McBride’s buyers at the time of contract.  Since McBride was not a party to the contract by which this homeowner purchased, McBride has no control over what was disclosed to this new homeowner in their contract with the previous homeowner.  Nevertheless, there are two other ways that this homebuyer received notice of this assessment prior to their closing.   ALL buyers (regardless of whether they purchased directly from McBride) are provided notice of the assessment in two ways: (1) the Declaration of Covenants, Conditions & Restrictions was recorded in the St. Charles County Recorder of Deeds in Book 6896/Page 1154 (restated in Book 7000/Page 2160) (this document established the assessment on all lots in the community and is “of record” so as to provide all potential buyers with the notification that such assessment exists); and (2) the Memorandum of Assessment which was also recorded in the St. Charles County Recorder of Deeds as Doc# ************ and is an additional notice to title companies and potential buyers regarding the assessment.  Both aforementioned documents are “of record”.  Each of them should have been shown and disclosed on an accurate title commitment issued to this homeowner by their title company.  This homeowner states that they “recently” purchased the home from another owner.  The two documents have been “of record” since 2018 and 2021, respectively.  Assuming the title company accurately reported these documents on their commitment, then the homeowner was given advance notice of the assessments prior to closing.

      I am rejecting this response because:

      It is McBride and my problem because McBride made the agreement with the original homeowner and gave them a discounted offer on the property and then goes to say when they sell the property it goes to the new homeowner. The house was sold to the original owners with the 12k credit and then when the house was sold to us at a premium we received no discount but are still paying the original homeowners credit. The original homeowner and McBride should have made an agreement that if they move they would pay off this loan instead of screwing over the owner of the new property.

      The person making the complaint has no contractual relationship with McBride.  The person making the complaint also states that they are subject to a loan for the assessment, and this is false.  The assessment is levied against the lot and residence annually.  It is not a loan.   As outlined in detail in our first response (and again below), the person making the complaint had notice of the assessment prior to closing on their home and could have factored this assessment into their negotiations with their seller.  The Community Infrastructure & Improvement Assessment is an assessment that is levied against every residence in the community and was fully disclosed to all of McBride’s buyers at the time of contract.  Since McBride was not a party to the contract by which this homeowner purchased, McBride has no control over what was disclosed to this new homeowner in their contract with the previous homeowner.  Nevertheless, there are two other ways that this homebuyer received notice of this assessment prior to their closing.   ALL buyers (regardless of whether they purchased directly from McBride) are provided notice of the assessment in two ways: (1) the Declaration of Covenants, Conditions & Restrictions was recorded in the St. Charles County Recorder of Deeds in Book 6896/Page 1154 (restated in Book 7000/Page 2160) (this document established the assessment on all lots in the community and is “of record” so as to provide all potential buyers with the notification that such assessment exists); and (2) the Memorandum of Assessment which was also recorded in the St. Charles County Recorder of Deeds as Doc# ************ and is an additional notice to title companies and potential buyers regarding the assessment.  Both aforementioned documents are “of record”.  Each of them should have been shown and disclosed on an accurate title commitment issued to this homeowner by their title company.  This homeowner states that they “recently” purchased the home from another owner.  The two documents have been “of record” since 2018 and 2021, respectively.  Assuming the title company accurately reported these documents on their commitment, then the homeowner was given advance notice of the assessments prior to closing.

      I am rejecting this response because: Actually the title company never told us anything regarding this and stated they had no idea about this either. Yes I am dealing with them as well. However, when I reached out regarding this bill this is what they provided me with. -The CII is a way to pay for some of these infrastructure and community amenity costs
      instead of adding more infrastructure costs to the price of the home.
      -The CII allows the new homebuyer to purchase (and finance) their new home at a
      discounted price by establishing an interest-free yearly assessment on the home. An "assessment" for 32 years (absolutely ridiculous).

      It wasn't until we received the bill that we were notified of this. You guys stated the CII is a way for the new homebuyer to purchase and finance a new home at a discounted price. You may not think it's a discount/credit because of the language you used but that is exactly what it is. $12,000 interest free "assessment" that lowered the price of the house that made it more affordable for the original homeowner. 

      I have read that several original homeowners were never even ok with this assessment either. You guys stated to them that the CII was all contingent on the city voting on it. The city of O'Fallon turned it down and yet they still received bills. I have also reached out to O'Fallon Council members who stated you went around the city to depress the lot cost. Then assess the buyer with the costs over time to recover their investment. The city also believes you guys are a shady company as well. I have all this saved if you need copies of original homeowners and the council members opinion. After the city council spoke with the city attorney it was determined that McBride won't be able to build in the City of O'Fallon due to them screwing over everybody in the neighborhood especially people like me who just purchased a home in the neighborhood.

      I purchased a new home from McBride & Sons.. We closed in early June of this year and moved in on the 20th of June. On this day, I informed ****** & ***** ***** that our home had circuit breakers tripping while using our appliances. Including our main floor washing machine, microwave, and dishwasher. On June 21st an electrician was sent to the house and new breakers were installed. However; the problem still remained. I was informed by the electrician (** ****** and ****** & ***** that I can have my breakers replaced from non-arc breakers to some other type of breakers. I called ******* ******** ******** **. to get a quote. They responded that they would not Uncode a new house and that this should still be under warranty from the builder. I have spent the last 4 months still facing the nuisance of circuit breaker tripping. I also have concerns that this may pose a fire hazard with the constant tripping of my breakers. I was informed by ***** that other homeowners in my subdivision have had this issue and switched to Non-coded breakers. I was proposed this unethical solution several times.( lastly Oct 21st.) I simply want my appliances to properly work and my house to be up to code. I have had to use several vacation days from work to accommodate these issues. 3 instances where I was told someone would be at my house to resolve this issue where no one showed up! Also, I have had 3 separate electricians from *** ***** (provided by (McBride)in my home. The first was a new employee who replaced the breakers initially. The second who verbally assaulted me and eventually walked off the job. And , finally the last one who blamed the appliances being faulty. I have grown tired of having to diagnose these issues. I reiterate….. I want my appliances to properly work without tripping circuit breakers. And I want my house up to code!

      The governing municipality inspected the home and issued a final occupancy permit.  The municipal inspectors require the Arc fault breakers, and, therefore, McBride is required to install such breakers in order to meet the municipal code.

      I am embarrassed with the lazy response along with the lack of concern by McBride & Sons.

      I purchased appliances though McBride which are not working properly. And, as a company

      im told that they accept no responsibility. I filed a complaint with Lake St. Louis code enforcement,

      however: I have not yet received a response. ***** also tried to contact code enforcement and hasn’t 

      been able to have them come over to inspect the problem. Yet, I’m to believe that McBride will accept

      any responsibility since they had an initial inspection completed.Before I moved in and informed them

      of the problem. How can any company in good faith turn their back on its customers? Again… Embarrassing 

      and Lazy!

      McBride has been very responsive to this situation and has had the appliance manufacture's service department go out to inspect the appliance and they have confirmed that the appliance is not the issue. McBride has also had the electricians out multiple times and have replaced the required arc fault breakers with new ones. These breakers are required by code and McBride cannot replace them with a different type of breaker as they would not meet the requirements of this Municipality.

      My home was purchased less than a year ago and is still under warranty. Currently, McBride is refusing to handle warranty requests and calling them a "homeowner responsibility". (One request that was denied is regarding a crack in the ceiling that needs to be repaired immediately) When I signed my purchase agreement I was told that I could call the customer service phone number and speak to someone when there is an issue. Now, McBride has apparently changed their protocol. No one answers the phone when called and everyone is prompted to leave a voicemail. They do not respond to voicemails and sometimes will text your phone and ask for you to send an email. I have called multiple times asking to speak with someone and no one has ever returned my call. Now, I can only sometimes get an answer via email, which sometimes they claim not to receive. This is false advertising and not the experience I was sold or agreed to when purchasing my home. If I would have known this is how the customer service is, I would have not signed my contract or purchased a home through them.
