1 starThis company is unprofessional. Their appraiser neglected to take the required photos stating that they can be sent later if needed. That was not true and he had to come back to take a couple more photos, and they insisted on trying to charge the borrower for their mistake. On top of delaying the closing.Review fromDarnell M

1 star***** ******.From the outset, it was clear that his approach was unprofessional. He even asked me where I work and what I do for a living which felt inappropriate Moreover, the appraiser failed to recognize basic features of our home, misjudging the age and condition of key household elements. The inaccuracies in the appraisal report were glaring, leading to a valuation that was shockingly low. This outcome surprised not only us but also our real estate agent, all of whom believed the house was priced fairly based on solid comparable When we requested a review of the appraisal, we were met with resistance. The company stood firm on their initial valuation, dismissing our valid concerns and insisting that their chosen comps were appropriate. This lack of willingness to acknowledge their mistakes was incredibly frustrating If the appraisal had been conducted thoroughly and accurately, I would have accepted the outcome, regardless of whether it was high or low. However, the evident errors and the company's refusal to reconsider their position make them a poor choice for anyone seeking a reliable appraisal To illustrate the discrepancies further, ***** ****** selected homes with four bedrooms for comparison, while my home boasts five bedrooms and five bathrooms. He even went back as far as August 2024 for his comps, ignoring a house directly across the street from mine that sold for $100,000 more in May 2025just weeks before my appraisal on May 24, 2025. This oversight clearly indicates that he was not using the correct comparables for my home Additionally, I had my realtor pull comps from the last 90 days, and she found six homes that were valued over $150,000 more than what ***** had compared to my property. 1 starThis company is a joke. Initial fee was $700, they then went back out to review the property and charged another $200 when the work was KNOWINGLY not completed, they are charging another $200 to go back out a 3rd time when the work is completed. They also gave us an incredibly low value because there were not enough comparables in the area. We have 11 acres with almost 700' of large riverfront property (not a stream, an actual river with fishing, lake access etc.) They are not allowing any price increase for the river frontage because there is nothing within a 20 mile radius that has sold in the last 6 months so they are dismissing the frontage all together as though it doesn't exist. Absolutely disgusting that they are able to get away with this ****, this greatly affects people's lives and obviously do not care.Class Valuation LLC

1 starWe had an appraisal done on our home June of 2023. Our house appraised at $385,000. Properties in out area have increased in price dramatically over the last two years this appraiser came out to my home and sent an appraisal in at $364,000. There is no way my home depreciated. None of the comps were even in our zipcode yet alone neighborhood. It list our 60 long garage as one car. The gave no value to the two bedroom basement appartment which would rent for $2,500 per month if we didnt have family living there. Needless to say out loan officer sent proper comps in my zipcode and listed the other issues with the report. This company made us wait a week to send back the original report with no corrections and no higher value. When the appraiser was at the house we had three cars in that one car garage. This appraisal tanked our deal. Do not let this company appraise your home. If your lender hires then tell them you want another company. After-all you are paying the bill.. we are now out $800 and no loan. Beware!!!!Class Valuation LLC

Both an Appraiser and an AMC are bound by confidentiality/privacy laws (federal and state) that prohibit either party from discussing the appraisal or the assignment results with anyone other than the “Lender/Client” identified on the appraisal report. All concerns or questions regarding the appraisal must be directed to the “Lender/Client”. An Appraiser is expected to perform their valuation services in a manner that is independent, impartial and objective and does not allow the appraiser to conclude to a value based on a predetermined or estimated value by any party, interested or otherwise.Review fromJason J

1 starId use extreme caution if you are thinking about using this company. My appraisal is over a week late and we keep getting told that youll have it by end of day, but days pass by and even today when told Ill have it within the hour, its been 5 hours and I still dont have it. Just seems like lies are what this company IS good at producing.I definitely want my money back because at this point, I feel like Ive been robbed!Class Valuation LLC

1 starI paid $545 for this clown show to appraise a two-story 2700 square-foot property on an acre lot. They appraise my home and a comparable to a double wide trailer.. over the past year that average homes in my area have sold for over $400,000 and all of they can do is compare it to a double wide trailer that sold for $205,000 to lowball the evaluation to keep the contract with their bank. Its unethical and their license need to be revoked. Do not use buyer beware.Class Valuation LLC

This is a Business-to-Business (B2B) arrangement and Class Valuation is procuring an appraisal to evaluate the real property for a mortgage financial transaction and to guard against violations of Appraiser Independence. The appraisal is completed independently by a disinterested party and the Appraiser Independence Requirements outlined in the ******************* Act guard against any undue influence and ensure that the appraiser provides an opinion of value irrespective of the loan amount or estimated value by any of the interested parties involved in a real estate transaction. 1 starTerrible. I had an appraisal performed on a vacant lot and new construction by this company 2 weeks ago. What a joke. The appraiser initially called me to ask if we could be available to meet her the next morning. When I asked if we needed to be present, she explained that someone would need to let her in the house. She seemed surprised when I told her there wasn't a house. That was my first clue!! The appraisal came in significantly lower than cost to build. The contractor we chose is giving us a fair price and there is nothing extravagant or wasteful in this house. Other contractor quotes we received were 10-20% higher. Back to the appraisal, she listed the land in the wrong parish. She also pulled comps from the wrong parish (2 of which are in areas where home prices, land prices, and rentals are lower. This is common knowledge if you know anything about the areas). We submitted their reconsideration form and provided more relevant comps (within the correct parish) provided by a licensed realtor familiar with the area. She rejected all 3 citing that 2 of the 3 are in different parishes (which they are not) and resubmitted the appraisal without any adjustments. She explains in her notes that she is using 1 comp as 90% weight in her weighted average calculation (wrong parish, cheaper area). But also, I cannot come back to her weighted average calculation based on the comps. I know how to do a weighted average, and I get a higher value even using the irrelevant comp. I tried contacting her several times to explain that she has the parish information wrong and to ask her to explain her weighted average calculation to me. I have reached out via text, calls, and voicemail. It's been over a week, and I have heard nothing. I am being told that I have no recourse. I just wish I would have researched this company before paying for this wasted appraisal. This is not the first time my lender has had a bad experience with this appraisal company.Class Valuation LLC
