Dealt with 2 representatives from this company, they take people money all the time and rack fees when processing the application. $400 cleaning fee is a lot and $15 fee just to call maintenance is ridiculous. They got $625 out of me and kept it! I would never do business with these people EVER again. A lot of what the other customers are saying, is true!Real Property Management Metro Detroit Response

This applicant was approved and she agreed to all terms so I am not sure why she wrote this. She signed the holding deposit and submitted money and then was unable to get a housing voucher to cover the remainder of her money owed. We had the property off the market over 30 days waiting for her to get the money. Per the signed contract, the deposit was retained for the Owner's loss of rent for taking the property off the market for 30 days.Customer Response

You guys are taking an extra 925 outside of the holding deposit and the rent which is ridiculous! That is a lot of money you guys are pocketing and you cant even waive the fee if needed! Like I said it, the way the voucher was set up! I had no idea about that!Review from Stefnia P

3 minutes ago ************ is misleading and i believe just want to rack up fees. Was dealing with ************** was very slow in processing my paperwork which led someone else to get property, says they go with first qualified applicants, meaning the one with the most income. I was led to believe I only needed rental verification, my current landlord didn't recieve a call, nor did they respond when he called. Companies money hungry like that don't prosper, what God has for me will be for me. Save your non refundable app fees unless you have enough money to compete. We appreciate ******************************* feedback however our application process is notated in several places on our website. Especially prior to filling out the application this comes up: Before you begin:READ APPLICATION QUALIFICATIONS BEFORE PROCEEDING all Application Fees are NON-REFUNDABLE. To begin the process your rental applications must be filled out completely before we can proceed, even if your application fee was paid.We can receive multiple applications for one property. If there is more than one qualified applicant, the property will go to the best qualified applicant to bring their holding deposit within 24 hours into our office. If an approved applicant does not bring in their holding deposit within 24 hours, we will move on to the next qualified applicant.If she did not like how the application process worked then she should have called prior to filling out the application to get clarification on it or not filled out the application.Since we are hired by the Owner's of the property, they are expecting the best qualified applicant to be placed in their home.Customer Response

A returned call would've been most appreciated, I had no problem understanding the fees, it's the process and language like is it the first qualified applicant or the most income applicant. But this isn't your first complaint, so I know I'm not the first or last that have issues with these type companies.Review from Nikkee F

First let me say they have changed ownership within the 10 months I lived there four times. I never was late paying my rent $1600. This is the most horrible place I ever lived. It was dirty when I moved in and I had to ask them to have it re-cleaned. The cabinets were falling off the hinges and filled with dirt and hair. I had a live squirrel in my bedroom closet. They said they had to ****** a company but the office agent ***** chased it out my bedroom after 2 hours - I live on the 3rd floor- they destroyed the blinds and left bedroom a mess, next I sent them an email about the stairs to be repaired and 2 months later my adult son w (autism-have trouble communicating his pain/emotions. They did an incident report but I yet to receive it when I asked in writing several times, the carpet is horrible. They gave me a letter stating that I had 3 days to pack up the kitchen & 2 baths or I would be charged $100. It was hard being disabled but I did it. They did it on a holiday (MLK) & once the cabinets were removed there was what looked to be BLACK MODE! I asked them to repair it and not to put the cabinets up. Well they put the new cabinets over the mode! The later tried to sneak back in with 6 men that I was not informed about and they refused to id themselves but one ***************** DONT want any parts of this left. I have a lung disease and I asked them did they have mask as well. They said no. It being after business hours & a holiday I believe they were trying to do something shiesty. To make matters worse. I have no functional kitchen at all-its not livable in there at all since 1/16/23. Im living at ************** surfing. The stove is my Living *********** trashed the walls during the demo that they stopped. They offered me to break my lease if I take $1700 but I cant use my insurance (they will report them to the health depart), cant post any reviews & my sec dep will be refunded if its in the condition it was when I moved in. This was my first rental property and the worst decision I ever made. *************************** is the most evil rudest unprofessional person I ever met. She gives RPM a bad name. She schedule multiple unnecessary inspections just to never fix anything and gives attitude when requesting a repair. She uses her personal feelings to dictate her decisions and evicted me for normal wear and tear. The property is infested with mice and they refused to fix the situation. She told me it is my responsibility to get the house fixed. I hate that I ever gave them my money and would give them ZERO stars if possible. *************************** needs to be fired, she has multiple bad reviews on ****** about her. I dont know how they dont see that shes the reason for most of the bad ratings!! This company doesnt care once they got your money! *************************** is evil and RPM is just as bad for letting her play with people lives. This tenant, *********************** left owing over $5K. The lower tenant of the duplex that she occupied vacated because she would park in the middle of the driveway and not allow access. **************** would have people over all hours of the evening and and disrupt the quiet enjoyment of the tenant in the other duplex. She left her unregistered car with a flat tire sit in the driveway. She installed a stripper pole in the middle of the living room. We could go on but it does not matter since this review is totally ridiculous since she didn't even pay her rent and we had to evict her.Customer Response

I was not evicted because of rent, the car was moved months before the eviction. *************************** denied any repairs I tried to request. She evicted me because I said if she dont fix the repairs then Im holding the rent. I was not behind on rent before the eviction was given. I lived alone so there was no possible way I made more noise than the family of 5 that lived below me. Actually, noise was never in the eviction, this is something NEW that was just brought up With BBB. RPM has multiple bad ratings especially about ***************************. The house is rat infested and they refuse to fix the hole in the foundation. Thats what started this whole disagreement! The neighbors NEVER reported noise, I HAVE PROOF! The ceiling was previously damaged before i moved in and im sure they blamed the last teneants for it but charged me for it!Review from Beth S

I am a landlord who used RPM to manage my properties. I ran my business by myself for 4 years with no huge issues and in 8 months they have destroyed it. I lost city rental certification on one of my properties after they failed to file the paperwork on time, had a representative pointing out issues to the inspector (according to my tenant who was there) which created a two-page list of maintenance items, and then they couldn't find contractors to do any of the work. They claimed they didn't have anyone at the inspection but this house passed 4 inspections from the city and section 8 in the prior two years, but now all of a sudden there were two pages of extreme repairs needed that would have cost me thousands of dollars to do even if I hired the contractors myself. They make 20% profit on all maintenance so they were just trying to line their pockets. At that point they "fired" me as a client for that property stating they could not represent someone who did not have a rental certificate and that it was not their responsibility to make sure the house stayed certified. I then fired them from my other property and demanded they return the money in my cash reserves. They spent the next two months still charging me monthly fees, termination fees, and added fake services charges for things that were never fixed. They owed me over $800 when our contract was terminated and after several nasty emails they finally sent me $6. Never work with these people! They are frauds!Review from J. T.

This company charges people looking for a home $55 per adult and that payment is good for 1 property. A husband and wife $110. If you like another property, you have to pay another $55 WHILE LOOKING FOR A PLACE TO LIVE! The ***************** was rude when asked about why application was being denied. This can lead to applying for properties THEY KNOW you won't qualify for and they will keep taking $55 from customers like me while I am looking for a place to live. We ask that you read the application process prior to submitting an application. Our qualifications are in two locations on the website. Prior to looking at what available rentals we have and before you fill out the application. Each applicant applying over the age of 18 needs to pay the application fee and they can be transferred to another property if that applicant qualifies. However if you do not qualify you are sent a denial letter stating why you were denied.Customer Response

To think people looking for a place to live have $110 to give you to fill out applications when they are trying to find a place TO LIVE is ridiculous. Reading your application process just confirms that you want to take advantage of your most vulnerable customers. THANK YOU for pointing that out. Telling people you are taking their money excessively does not mean your moral compass as a business is pointing the right direction when it comes to the community you serve.
