1 starThis company is SCAMMING applicants out of fees and never actually processing the applications. Making excuses such as your back ground never came through. Really? For both the primary and co-applicant? I hardly doubt that. Further admitting that they can not even begin the processing of an application without it getting the background check. So if the fees are for the processing of an application that can not get processed then why not refund people their fees back? YOU ARE NOT APPROVED OR DENIED, just give me your money while I do nothing to help smooth over the process AT ALL I can not imagine how much money they collect on app fees to only make up things like this DO NOT FALL FOR ITReview fromAshley M

1 starRent from Marketplace homes if you want to be nickeled and dimed to the bare minimum. Our rent is suppose to be $2300, however somehow we pay $2400. We signed a lease that included a resident package. They changed the resident package without informing us and refuse to reimburse or give us back anything that we had paid for the last six months. When we moved in, we had an ant and spider issue. They were suppose to send out an exterminator, but never did. Then they said for us to get one and they would reimburse us. However, they did not comply with that either. We are the type of renters they should want. Little issues, pay rent on time, keep the home clean, etc. I would highly suggest to not rent from them.Marketplace Homes, LLC

Thank you for contacting us regarding these concerns. After reviewing the file and all communications our team has had, we did request a copy of the exterminator invoice that was paid for by the resident, however no response was ever received. As we have committed before, please send the paid receipt of service in and a credit will be issued. We did hire a pest control company to coordinate with the resident to treat for pests since it was directly after move in. The company did treat the exterior of the home only due to the resident not being home or answering the door for the company to treat the interior of the home.
Regarding the rent, all fees outlined in the lease agreement were charged and billed to the resident on a monthly basis. The fees do include the base rent, pet rent, along with the Resident Benefit package that resident mentioned in the review (see below for more details). Every fee was outlined in the lease agreement and was signed by this resident.
When this resident did sign their lease agreement, the lease did include a Resident Benefit Package that was offered through a third party. This package included a variety of benefits such as positive rent payment reporting, on time rent payment incentives, renter's insurance, along with quarterly furnace filters to be shipped directly to the home. This resident did not provide the size of the furnace filters to be able to have the quarterly filters sent to the home. Without the filter size, the third party provider could not send a shipment. Over the last 60 days this third party provider is no longer offering services and therefore the Resident Benefit Package was discontinued. The lease does dictate that the renter maintain insurance, which they could obtain through our insurance provider or they could obtain through their own provider. This resident did not obtain insurance through their own provider so per the terms of the lease they were enrolled through our provider at a monthly cost. At any time if this resident obtains insurance through their own provider, they will be unenrolled and no longer be billed through our provider.

1 starThis company Marketplace Homes LLC and their attorneys @ ********************* PC are scammers and will file premature, false eviction claims to try and scare you just to voluntarily dismiss the eviction claim. They just wanted to defame my name with future renters/landlord because a filed eviction claim is a stain on your public record. Also they dont comply to what the judge ordered and try to charge me attorney fees for the eviction claim that was false and premature.In conclusion I warn anyone who has dealings with either one of these businesses: Marketplace Homes LLC or ********************* PC get out and away from them while you have the chance!!!Review fromSean R

1 starDo not rent from this company, ever. I have been fighting with them for months to get a refund check. They keep sending me refund checks with my and my old roommates names on them, even though everything paid to them was in my name, from my account, and out of my pocket. Only one person has taken the time to try and help resolve this issue, but even still they keep sending me checks that I cant deposit. They are absolutely useless in the customer service department and take forever to resolve property issues or do any repairs. Dont bother with them, they just want your money and are terrible at responding or supporting their tenants.Review fromGjon G

1 starThey charged me $5024 from their vendor for an eviction process. They never communicated to me that there would be charges incurred for this service. They notified me of the charges over 4 months later. There are grubs in the dirt in my yard that are more professional and have better business acumen.Review fromBethany K

1 starSCAM! This is a terrible company. We used them to rent out our first home and had an awful experience. I tried to cancel within the first month and they told me if I did it would cost me 2k and we didn't even have a tenant in the home yet! We found the tenant on our own, once we did the process for them was terrible, no communication, wrong prices were given, wrong move in date, it was all wrong. They let a tenant move into my home without paying the first month rent. Then they paid us less then half of what our tenant was paying. I finally was able to cancel after they tried telling me I was in a contract, when I asked them to send me the contract, it was not signed by me. When they send over the cancellation it said they owed me for the previous months rent and the security deposit. I never received either, I called and asked them and was given another excuse. I warn anyone who is thinking about using this company, they will take your money and s**** over your tenants.Review fromJohn N

1 starHorrible experience. Looks like I'm far from the first one... I am a first time rental property owner, expressed my concerns and was assured Marketplace Homes would walk me through everything and be my advocate during the whole process. Boy was that inaccurate. Marketplace advocates THEMSELVES only. They don't put clients first, nor do they provide a good service level for the tenants. Tenant complained about horrible customer service from MPH (when they were able to get through, which wasn't frequent)....these are the people I am paying to represent ME! Unacceptable!!I had an eviction order and of course I heard nothing from Marketplace, so I showed up to the property and couldn't enter because there were new locks. I couldn't access MY PROPERTY! Not only that, I was told I had to pay $380 for a lock change when they destroyed the locks on the front and back doors. I did NOT approve this service, nor was I even informed it was happening. I HAD THE **** I could have met them there and avoided destroying my property!!Review fromSamya S

1 starTerrible property management company! I began renting with them toward the end of my pregnancy and as soon as I started my lease there were so many complications. They do not know how to properly communicate when things are going on. If you are one week late on rent, even if you provide them a notice and let them know then they send your case to the court and put in an eviction. Ive never been more than 2 weeks late on a payment and two weeks is a stretch. Ive gotten my file submitted for eviction because HALF of my payment was missing for less than a week (I had a baby and didnt receive funds from my disability claim yet) which I understand is out of their control, but its not like I made the payment and went completely ghost. Now im at the end of my lease and Ive asked about a renewal. One person told me there was not going to be a renewal, which was at least 2 months prior to the lease ending. One month prior to the lease ending someone emailed me stating that a renewal is offered and Id just have to pay the remaining balance on my account ($100) to discuss options. I mailed in a check of $600 to be applied to that balance as well as toward the next rent payment. My check was not applied to my account and once I inquired about the renewal they told me I would not be able to renew my lease, with 30 days remaining. Now for no apparent reason at all, Im unable to renew my lease although I have the funds to pay the balance on my account in full and a I made a proposal and reached out multiple times to get it paid. At this point, I have less than 30 days to find somewhere for myself and my 9month old baby to go, which was not an issue before because they told me I could renew the lease, but now they changed their mind and I have less than a month to move myself and my infant. Do not rent with this property company, they dont care about you, your situation, your children or your wellbeing, their only concern is their money. even if the house is falling apartReview fromAlexis G

1 starThese people are impossible to work with. They will take your application fees then turn their back on you. Cant speak with a real person. I would never rent from or list with this company. RUN!
