    -5 stars! Security Deposit Scam! Run! Smoke and Mirrors! We are 3 responsible adults! We only lived in the house 1 year. They gave us a notice to move because the home was put up for sale. We declined to purchase. The security deposit was $2550. They want to give me $58 as a refund. I kept that house as if it was my own and moved out of it just the same. Having worked in property management nearly 30 years myself, I know what normal wear and tear is. That is what we left behind. And maybe $100 in wall repairs: curtain rod holes, a scuff here and there, poorly installed toilet paper holder just sitting in sheetrock. Debris removal: 2 doormats and a light switch. We moved out 7/31/23. I had told the regional that I wanted to be present for the move out inspection, but I felt like they did not want me there and gave me the runaround. Because the plan was to take my entire deposit. I was told they did not know when the home would be inspected. I asked her to call me in advance and she made that seem as though it was impossible to do. I received an email on what to do to get the home ready for moveout. Which I followed diligently. I made video of my damages and left it clean. There were nail holes from hanging curtain rods, and 2 door mats left behind. I made a video recording of how I left the house. The charges that were applied to my account were absurd! The pictures are not dated on my end, but the move out statement says is 8/10/23 but noted in a email from them that pics were taken on 8/3/23. Raised eyebrow! The pics do not justify the charges of $1990 to paint all the walls. They offered me $1200, which would leave me $849.29 for paint, I asked for $1750 since they felt the need to throw out a number that still was unfair. The $460.97 went to utilities and $40 for debris removal. During all the back and forth on the emails (which I still have) they thought I settled for $1200. They clearly want to take your money and expect you to accept their wrong doing.

    **************** is absolutely terrible here. I already had a work place order in place for my AC unit, it was warmer than normal in my house. Well now 3-4 days later its almost 80 degrees at 8pm in my house and I have my two daughters that live here. I called their emergency number twice and nobody answered and yes I did leave voicemails both times. My unit has ran nonstop today and they just hit me with a $300 electric bill and thats more than likely the problem. And Im still waiting on a work order for our dishwasher that floods the floor when we use it. We have only lived here since June and it has been absolutely horrible for my family, knowing good and well that if it was them living here they would have fixed these problems in a heartbeat. DO NOT MOVE TO ANY PLACE RAN BY THESE PEOPLE

    The customer service is way below what you would expect from a rental this expensive. They told me our washer/dryer had been installed when I was staring at the boxes in the hallway. They want to inspect the house for no apparent reason. Our AC has stopped working twice during the hottest part of the summer and their response was to have us change the filter and turn it off for an hour every day, which didn't stop it from happening again. They blame the tenants for everything rather than trying to see how they can helpful or make the situation better.

We certainly understand the frustration with not having appliances installed in the home for your move in, which we were told by the 3rd party vendor that they were installed. For your recently submitted work order request for the *** we are working through that with vendors to get that repaired. For any work order that is requested, there are questions that we ask to insure that proper resident responsible maintenance has been followed as well as to potentially solve any issues by troubleshooting prior to the need to send out a contractor. This can help solve issues quicker for the resident and avoid the need for the resident to have to work around service calls. We do apologize if this came across as us blaming you

    I would give them no stars if I could! Currently dealing with mold in several rooms, including an A/C unit that is caked with black mold, in a rental condo. The mold is even coming out of air vents. Put in a maintenance request 3 weeks ago. One of the 2 occupants is having mold exposure symptoms. This condo also has a rotted 3rd floor balcony railing, leaking hot water ******* ********* heard at night in the attic above. The 2 young men living there for 4 months have paid over $9000. Marketplace has agreed to let them out of their lease w/o a penalty, but will not reimburse them for any of their 1st/last months deposits or rent money. This company is a horrible!! Now these guys dont have enough money to find another safe living arrangement. I have contacted Marketplace 3 ************ absolutely refuse to refund any of the money they have taken from these guys, even though they exposed them to a toxic, unsafe environment.

    Hello,Our records indicate that you are not a listed on the lease, nor are you an occupant of the property you're leaving a review about. In regards to maintenance issues in the home, the residents living in the home failed to report the issues when they were first noticed. Once reported on 7/27/2023, we agreed to let the residents out of the lease at no penalty and credit their rent for the month of August. Marketplace Homes does not collect last month's rent upfront. Marketplace Homes agreed to refund the security deposit and August's rent credit in full once the residents have completely vacated the home. If the Lessee's have any questions, they should reach out to their property manager directly.

    Nasty, Spiteful, Unhelpful people who treat you as though you are a burden. NEVER work with a property that is using Market Place Homes. I moved into a home that had no running hot water for over a month due to their delays and excuses. Dishwasher flooded twice, Showers flooded into the kitchen below, washer dryer hookup was rusted (and I had to buy my own, so could not wash clothes until they came once again to fix) and throughout this whole process and my almost two years at this place, they have answered the phone in a rude and dismissive manner, ignored emails, had turnover due to staff leaving. Awful awful organization. Beware.

    Market place homes is a COMPLETE scam!!!! They just want application fees! They also pull up incorrect information on your report just to deny you! They stole my money and denied me. RUN RUN RUN FAKE REVIEWS

    Thank you for reaching out regarding your experience while applying to rent a property. We do take the application process very seriously as we are employed to screen every potential resident. We use reputable sources to screen every applicant that will apply for a home, paying for an application does not guarantee someone a property. The application screening results for each person on the application can impact the entire application, as was the case with this application

    Have switched from ******** to Marketplace Homes and when doing so we started with a different portal. At the time with ******** your rent and all utilities would be included but when we switched to this company, utilities and rent are separate so I got hit with some late fees on the utilities. Marketplace was quick to respond and resolve the issue and waived all the late fees of just over $400. That has been the only hiccup so far and have been in my house for going on 5 months and not a single other problem ?? I will recommend Marketplace Homes to anyone in search of a great company to rent from. Thank you!

    Horrible rental company. Not only do they not address problems in their units, they charge astronomical fees at move out for things that were never repaired at move-in! Do not rent from them!!!

    I applied for a property 8 days ago, the end of the month is coming and I made them aware of the urgency to move. When I reach out for updates they dont respond at all. After seeing reviews about scams for application fees and talking to realtors who have access to MLS Im starting to believe more and more that they are a scam. Anytime I get anyone on the phone they just continue to pass the problem down the pipeline. They blame the home owner and promise a response the next day. I must have been told that at least 5x. On top of that they say it takes 1-2 business days for a yes or no then they say 4 days and now we are at 8 days they are saying for approval. At this point they are just straining me along. I highly advise not using them

    This business is a SCAM!!! DO NOT APPLY FOR ANY PROPERTIES WITH THIS COMPANY!! I applied for an apartment with them. I received an email saying I should be hearing back from an agent in 1-3 days about my application. Its been 2 weeks since Ive applied and Ive heard nothing. Ive called multiple times and they keep saying my application is in process. She also told me theres multiple applications for that apartment and they are going to pick the best application. Which is completely wrong. Ive applied with multiple management companies in the past and they all only accept one application at a time so they are not making people pay for an application knowing they can only accept one. It was a complete waste of money and time. Its a shame they do things like this to people that are just trying to find somewhere to live.
