1 starWorst property management company we have ever encountered. Multiple calls and emails to seek help with our property have gone completely unreturned. Example, we had issues with lawn care and reached out to the Property Manager to discuss, no response but when we ended up cutting the lawn ourselves due to its condition they sent us a bill. We have mold issues in the house on one window which maintenance said needs replacing, the maintenance company sent the homeowner a quote for all windows to be replaced so it was denied. Again, no actual response from property management. When there is a maintenance issue, the maintenance company will do absolute bare minimum and then very firmly say they in no way are affiliated with NBP but again we cannot get a hold of the property management company via multiple varying attempts. The maintenance company hired a handyman to fix a leak and they ended up spilling coffee all over the carpet and then used my towels to clean up and left without saying anything. Again, no response from property management but maintenance offered to have these low lifes come back and clean up no thank you. Renters BEWARE!! Would be happy to resolve this outside of the public eye but we cant get anyone to talk to us!! Next step will be an attorney.Review fromFayetel C

1 starWorst customer service ever!!!Had a house fire and an extended housing company found one of there houses for me to rent while my house get repaired. The extended housing company would be paying the rent and fees. They ask me to come to the property to meet the agent. Once there I was instructed to enter an online application that required me to upload several documents that once uploaded you had no ability to see that they all uploaded. Anyway they emailed and said my id didnt upload, so I sent it to the email. They ask for bank, and paycheck information but only allow for one bank upload anyway they said my cash did not meet the requirements long story short. I had several saving allotments to different banks and my Credit score is rated as Good indicating that I pay my bills. I had never been denied a loan or anything until this shady company. Not to mention that I was not paying the rent the extended housing company was and they sent a letter saying that as well. I called and the office lady answering the phone was rude and said the rent reviewer was overwhelmed with applicants and they would send me an email if they needed additional information. The extended housing company kept emailing and calling for updates and the gave them excuses of doing a deep review of my application. Finally the ************************ emailed me asking me to call because they wasnt getting an answer. I called the agent and he told me he was told that day it was denied. Remember I wasnt paying the rent or fees. They are unresponsive and rude. After this ordeal, I checked the Better Business Bureau and they had a one star rating. 1 starPrior to ** taking over, I had a horrible drain issue, raw sewage backed up and filled my bathroom sink, tub, and toilet. The previous property mgr responded immediately. After ** took over, I heard the plumbing gurgling again & knew what was coming. I contacted them on Sat, *********** Late Monday night, sewage erupted through my toilet, flooding the bathroom,hall, & living rm. I called them at 11pm.They apologized & said someone would come out in the morning. No one called. I called again, took off work & someone finally came out. I asked they send prof. ******** to sanitize the rickety wood floors that absorbed the muck. Nada.Also, I've received a couple of eviction notices over the 2+ years of the ** reign, though my rent was paid. They said I was behind on the water bill - which is split 50/50 with the flat upstairs where there are 2 ********** am solo. I asked them to split the water bill equitably or to split the meter. They said splitting the water bill equitably would be "too hard" (simple math), & too expensive to split the meter. Since they weren't willing to do the right thing I suggested that they send me a copy of the water bill instead of an eviction notice. (Seems reasonable, right?) They agreed. Guess what I got in the mail yesterday? An eviction notice for "unpaid rent". I called - water bill again. I asked why our previous agreement wasn't honored. She said no one would ever tell me that, they don't have time to "babysit" everyone. Yes, she actually said "babysit" because I asked to see a copy of the bill they want me to pay. Further, she said that it would be too much work to send out copies to all their tenants.I pointed out that as a property mgt company, it's their job They want you to monitor their payment portal (i.e., "babysit") and prefer payments through that, which they charge you a fee to do. I get that it's just about money - it's a business - but the tenants ARE the business! Without us, there is no money. Keep that in mindNorth Bloomfield Properties

I apologize for the inconvenience caused by the drain issue. Please note that the owner of your unit has their own maintenance personnel who is responsible for addressing repair requests. As a result, we do not handle maintenance issues for this owner. The maintenance person you need to contact is *****, and if you require his contact information, kindly reach out to our office. It was brought to our attention, one time when you had an emergency and it was not addressed by the owner by the next day, we sent someone out to take care of the issue. We appreciate your understanding and are available to assist you with any further questions or concerns.Thank you for reaching out regarding your water bill. As stated in your lease agreement, you are responsible for 50% of the water bill, which is clearly posted on your ledger. This arrangement cannot be altered, as different occupants may occupy the other unit, making it impossible for us to monitor water usage with a single meter. We understand that you may have friends or guests who use the water, making it difficult for us to oversee all the usage.Regarding the fee charged on the portal, please note that it is imposed by a third-party vendor and not by us. You can access the portal free of charge to check your account and review any charges for rent or water. Additionally, you can visit bsaonline.com to view the actual amounts charged by the city for water bills. For clarification, raw sewage flooding my bathroom, hallway, and part of my living room was not just an "inconvenience", it was a ******************* issue. The floors should have been sanitized after it happened. I understood that we're supposed to call ***** for the small things, but bigger things and emergencies were supposed to go through your maintenance ***** If that is not the case, then the first call/email I sent on that Saturday about the pending sewage disaster should have been directly immediately.As for the water bill, you are the only vendor I have ever dealt with that makes it the clients' responsibility (Yes, tenants are clients too) to periodically & randomly check your portal to see if something might be due, then go to another website to see the actual bill. As a property mgt company, when you get the bill, you should be able to simply email copies to the client. It would be as easy as sending eviction notices and go a long way toward improving the relationship with your tenants. Proactive vs. reactive. Credit card companies, doctors' offices, mortgage companies, car lenders, insurance companies, etc. all do that. Also, please note the many reviews that mention the rudeness of the staff taking phone calls. I, myself, was told that you "don't have time to 'babysit' everyone" simply because I asked that I be provided a copy of the charges when they occur. Finally, I want you to know that I have lived here for almost six years. I absolutely love my apartment and take pride in where I make my home. Most of the smaller repairs, I handle myself, i.e.: repairing the trim that's coming away from the walls, installing a new thermostat, painting, etc. My only reason for writing that review was the hope that you would acknowledge the gravity and health hazard of the sewer issue and that I got stuck w/the clean up so it won't happen again. And that perhaps you might start to think of Tenants as your Clients and recognize that Tenants are critical to your business model. We're not all poor, post-college renters, revolving door. Some of us are responsible adults, have owned plenty of properties in the past, and are now renting by choice and take pride in where we live. 1 starDo not rent from these clowns. I am a lifelong renter, having rented apartments in the ******* tri-county area, *******, and ***********. I am proud to say I have never missed or been late with a single rent payment, even during the pandemic. My spouse and I found a nice house in ****** we were interested in, and after being pressured to "get our application in fast", we applied before even getting to see the house. According to the website, we met all of the rental criteria. 2.5 times rent for income, excellent rental history. The website doesn't mention a minimum credit score, and our credit isn't great but we're working on it, so I figured we would still be fine. After all, we'd never been rejected for a place before so it should be fine, right?The application process just to get the rental was difficult and exceptionally intrusive. They wanted full statements from all of our bank accounts (should have been a red flag, we're renting, not buying), as well as all of the normal stuff. The application on the website was woefully broken, and when I called to speak to the applications department, conveniently no one was available. After stringing us along and wasting our time for almost a full week (I should mention here that we have to vacate our current place in May because they're fully renovating the building), we were unceremoniously rejected out of hand with no reason given. We have to wait for a letter to explain our rejection. This is another red flag. Any property manager worth renting from would tell you up front the reason for rejection and be willing to discuss options to get approval. As of this writing, my requests for a phone call have gone unanswered. If they are this dismissive of applicants, they will be dismissive to their tenants too. So, because my current landlord would not provide you a list of lease violations (there aren't any) or issues beyond rent payments (again there aren't any), I was denied. You turned away an excellent tenant for a bs reason that could have been resolved if someone from your offices had actually called me and explained that when I asked for a call instead of ignoring me. I stayed in constant contact with you and provided you every bs document you asked for and then you freaking ghosted me. I would have been happy to walk my *** down to the leasing office and get you a written statement that I'm an excellent tenant but you handled this all wrong. I'm not paying another application fee when there was absolutely nothing wrong with my first application. There's plenty of other places willing to take $14,400 per year from me. You need to rethink your business style. I would have been happy to get you statements from any of my previous landlords but your poor communication is what put me in this situation. Now I've wasted a whole week on you when I'm being forced to leave my current place in May so they can do renovations. I hope you're happy with yourselves.M. L.

It's almost like you only care about collecting application fees. I know I'm not the only one who thinks so. A quick read of ****** reviews or yelp proves that. You want to make this right? LASTLY, when you emailed me saying that my current landlord was not being responsive, it was the middle of the night. Because I really cared about this application and wanted to get approved, I made a video on my phone showing my account and my rent payments for you. When I emailed that back to you I did say that if that was not sufficient TO LET ME KNOW BECAUSE I COULD WALK DOWN TO THE LEASING OFFICE AND GET YOU WHATEVER YOU NEED AND I WAS TOLD THE ***** WAS SUFFICIENT. 1 starI spoke with an agent name ********** told him about my situation with my foreclosure. I intially called for just a tour. As I begin to tell him the situation he goes ahead and say we should be able to work with you. I told him I could pay up the lease for at least 8 months and he said are your utility bills all caught up I said yes. He said you should be fine I would just let the owner know that you will be able to pay up. So I applied blindly because he told me to. After applying I never received a confirmation email or anything. Called **** back that same day and the next he's not available left a couple of voicemails. Spoke with the reception only to be told yeah you are denied! Well I knew that I only applied because he told me to cause I could pay up some many months in advance. So pretty much I just got bamboozled out of $30 dollars. Horrible! Like where else can I leave a negative review ******* yelp, where else? When an application is submitted, an automatic response Is generated, so you would have received a confirmation, possibly filters within your email caused this to be blocked and sent to junk or spam. Not all applications are approved, please understand that. When you call in and speak with an agent, they are not the ones who run the application, we have an entire department dedicated to application processing. 1 starImagine paying almost **** a month for a place with **** appliances that don't work. Imagine paying **** a month for a house that has a basement that is constantly flooded. Now imagine a water bill thats 500+ a month being added to your rent so when you try to pay it, your money goes to that and you get hit with late fees. Hello ***********, we are sorry things are not working out for you. Sometimes older appliances can break, but we do try to keep them going or replace them as needed. We do not have any control over a leaking basement and many older homes have that problem, you may have to move if that bothers you. Hello Destini. We are sorry we couldn't approve your application at this time. The qualifications we require for approval are listed on our website as well as on the application itself. One of those requirements is proof of funds for move in and that was where we ran into a problem. Please contact us back when that has been resolved. The 30 application fee we charged literally just covers our costs for the background checks we have to do. It is good for one year, so you can re-apply for no cost later.Review fromAustin E

1 starI am so disgusted with North Bloomfield properties. *************************** in the office told my mother she wouldn't be able to afford the rent in the future all while there is water leaking into my mother's bedroom closet, closet in the hallway and ruined a very old dresser and that had been going on for over a year. She plans on taking them to court for her rent back she couldn't sleep in her bedroom for a year because of mushrooms growing from the mold from the water leaking! She had a bottom level apartment. She had been living there 16 years with the help of section 8 housing, and now they can't fix the leak or find where it is coming from. So now after 16 years of decent treatment , they won't fix the leak they are just evicting her for no reason. We ask why is she being evicted and they told her that they don't need a reason to evict her. It's a slap in the face when she has been nothing but a good renter and now she has to leave the town she has grown to love and her independence living so close to town. ******, you know as well as anyone that your mother needs to move to a location more suitable for her. Her current apartment is much too small for her needs. There is so much stuff in there that maintenance people are unable to make repairs. Now it appears that there is a major plumbing problem that is going to require extensive renovations that can not be done while anyone is living there. There is only one bathroom and it needs to be gutted. By law no one can live in an apartment without a working bathroom. We are very sorry for the inconvenience, but it is an old building and there is very little we can do under the circumstances
