We hired Daniel T******** from Guaranteed Building Maintenance *************** ************ to repair the roof at the ****************** in ****** ****. He told ** at that point the roof is fine and after he done with it we have nothing to worries about.He finished his work and we paid him in full $7,100. We have a 5 year guarantee starting 5/23/23. Here is the language he sent below. The leak came back and we emailed him on 11/27/23. He sent another email saying he is 100% at fault and claims he fixed it. The leak continued. We call him he doesnt pick up. We tried emailing him and he told us to we need to replace the roof and he can't help us. We now had to pay another roofer to fix the issue and he claims this guy just put a piece of plastic there and thats all. David, this is absolutely 100% on me the primer we used on this repair completely failed. My guy RONNIE who has been in this field for over 41 years. This is the second time this product from this vendor has failed us this year. We have learned our lesson and have moved on from this vendor and will never be using this product again, my guys are currently on site they have just measured everything needed. They are going back into the store to speak with Ericc. They will go to my vendor tomorrow morning a different vendor obviously and get all necessary material tomorrow morning and return to get this completed for you tomorrow its going to be cold , but we will get this completed for tomorrow as there is no precipitation expected until this weekend but again my most sincere apologies I never have seen anything like this in the 30 years I have been in business either so again, I will send you completed pictures of the repair of that area once completed I hope this puts your mind at ease and Im sure this is going to cure things at Park and shop for you. OK you will hear from me again either late tomorrow afternoon or sometime on Wednesday. Thank you.Business response

This gentleman if I wanna call him that is a landlord of many properties he owns The **** *** **** Plaza in ****** we were called there originally to do a repair on an existing leak that has been attempted by several other contractors over the years
we then made repairs to that area, and I warrantee my work the entire roof on this building needs to be replaced. In fact, I could actually call the Building Inspector and probably have this building shut down along with the board of health whoevers shopping at Parking shop they have existing leaks going on for years over there and whoever the contractor was has done some terribly SHODDY work to put it bluntly I have been in business this year for nearly 30 years in my community. We have a fantastic reputation both online and in my community this gentleman does not want to put any money into this property we have been back to this property seven or eight times to satisfy him but the leaks are coming from other areas of this building. He wants to hear nothing about it. All he wants to do is put the rent money in his pocket and not put any money into his repairs of the building. I think after this complaint, I will be reaching out to the local Building Inspector in the Board of Health to get them involved if he wants to play this way, I take my job , my business, and most of all my reputation to heart Ive done everything I could to help this gentleman out. The leaks are occurring from several other areas. The roof is in need of complete replacement. I've told him this and I told him Im not going back any longer , hes playing me for a fool so look at my track record after 30 years and see how many complaints I have. This guy is trying to bully me and Im not standing for it.

I am rejecting this response because: Prior to us hiring Daniel he told us we do not need to replace the roof and he can fix it. Why would we spend $7,100 for a repair for a few months, After we had leaks we kept calling him and he would ignore our calls so we had to get a lawyer involved to send him a legal notice. He did go back in the end of November and as you can see for his email he was very sorry that the material he used was not correct. His "new material" didn't even last a month, He claims he has a good reputation well we have a 5 year warrantee from him in writing. Why would he give a 5 year warranty if the roof needed to get replaced? We have hired a new roofer that had addressed the issues and we would like a refund for the money we paid of $7,100. I do agree his people went there several times but they did not fix the issue. In fact he told me this job will take 2-3 full days to do and when he went there do the work he called after a few hours saying he is done. We now have cameras on the roof and can monitor activity.

This man owns several properties. The roof over here is over 30 years old. I told him initially that this roof needed replacing but he did not want to spend the money. All he wanted to do was do a patch job, which is whats been done here for the last 25 years for other contractors who obviously Have walked off the job for the same reason this guy is trying to pin his roof maintenance on me and its not going to happen. I have all the pictures the dates traveled out there the time weve spent with Management at the store. I've asked the gentleman to meet me at the property and he has refused every single time. I have washed my hands with this man.Customer response

I am rejecting this response because: Daniel us not telling the truth. He told me that he knows what the issue is and can fix it for $7100. Why would he give a 5 year warranty if it needed to get replaced. Just saying he washes his hand from us does not release him from his obligation. He clearly stated in writing that the material he used was not correct and one month later we had a leak. There was damage done to the store because of his negligence. He refused to go back until we got a lawyer involved. He did not do the proper job and just scammed us out of $7100 for a patch. We have employees that work for our company and there is no reason for a principal to come from NY to meet him. We have a 5 year warranty in writing and he refuses to come back and fix it. We are asking for our $7100 back. We do not appreciate being taken advantage of no matter what we own. For the record we had another roofer fixed the issue for a fraction of the cost. Daniel could of just done the same and we would not of been here now.

Just to show the kind of work he does. We had to put a tarp on top of the area he fixed. When his guys went there they left all the garbage on the roof and the tarp.
