Moved in 4/1/2021 Signed a lease at $785 per month for an apartment The office refuses to hold up their end of the contract by ignoring maintenance claims and refusing to handle tenant issues. I have been harassed by my neighbor after asking them to please turn their music down while I was on a work call. They are attempting to force me to either sign a new lease, or renew month to month for a $300 upcharge. I am uncomfortable even being outside on my own patio due to my aggressive neighbor verbally berating me when she sees me outside and even screaming through the walls. The office has been aware of all of this for over a month and still refuses to do anything about it or provide any kind of update. I hve been looking for a house for months but the market is so bad my hands are tied. I have given them thousdands of dollars over the course of the year and they have not held up their end of our agreement at all.Business response

Business Response I do sincerely apologize for the frustrations with the noise levels of your neighbors you have had during your residency with us. Please know that we do take all noise complaints seriously and we are actively working on resolving the issue. Our lease renewal rates are offered based on the current market rent of the area and the lease term you may choose. If you choose a month to month option, this will be at a higher rate based on your current rent and the offer we provided to you directly. We notified you of lease renewal options 90 days before your current lease ended so that you may have time to decide if you would like to enter into a new lease with us or notify us that you will be vacating. If you would like to enter into a new lease term with our community please contact our office directly. Thank you! Consumer Response Was billed upon move out for over $2,800 in accelerated rent and damages. We moved out 4/28. April rent was paid in full on 4/5 Indian Woods has charged over $1000 in unpaid rent despite giving a 30 day notice, returning keys, and confirming balance was paid upon moveout on April 28th Indian woods also billed for $1600 to replace the carpet in the entire apartment. This was due to be replaced prior to our move in. Due to doors being hung incorrectly in the bedrooms and carpet not being properly attached to the subfloor- the area under the door around the carpet seams was pulled up and damaged until we were able to properly rehang the doors. The property manager is not a fan of me. I have filed several complaints with the office about verbal harassments from my neighbor. I asked her to turn her subwoofers down one day at around 10 am while I was in a meeting. This neighbor began screaming at me through my walls and harassing me every time she saw me outside. When attempting to address these concerns with the office, I was ignored for weeks at a time and given the run around for even longer. I was promised over and over again that the issue was being handled, but it only got worse and worse over time, so I decided I had to move out at the end of my lease. A proper 30 day notice was given and accepted by Page Lovell at the corporate office. The bill was sent and received today 5/9. According to the ledger, today this was also written off as a bad debt despite the bill saying that you have 7 days to respond in writing to the charges. I wasn't even given a chance to pay this bill before it was written off as a bad debt. I genuinely believe these charges are an act of revenge(?) by the office at Indian Woods because I asked them to do their jobs and the the concern that I had for my safety....... annoyed them Business Rebuttal We have processed your final account statement and all charges are correct as of today. I'm a resident at Indian Woods Apartments and I've had a water leak coming from under the carpet in my hallway since September of 2021 and it is still not fixed. I've filed 7 maintenance requests and all they'll do is put a fan on the wet area but it won't dry. No one will pull up the carpet to find the actual leak and all requests since November have gone unanswered.Business response

Business Response "We have received all maintenance requests entered since September of 2021 and have contacted multiple different vendors to identify the cause of this water entry. Unfortunately, our landscaping company, plumber and general contractor have not identified the source yet. Once we have identified the cause and the repair is complete, we will absolutely replace the carpet in your home. It is a high priority to resolve this for you to ensure the continued enjoyment of your home. Our leasing office will reach out to you with the next steps for this repair." Consumer Response (The consumer indicated he/she DID NOT accept the response from the business.) The carpet was replaced April 9th with a supposed repair being done to the dishwasher to fix the source of the leak. However as of April 16th the new carpet is wet in the same spot it was before
