My driveway and adjoining patio were removed and replaced per contract with ********************** *********************************************************** beginning 4/26/22 with work ending 5/9/22.After replacement, the concrete patio slopes toward the back of my house, causing rainwater to flow to the house edge, increasing seepage into my basement. I had discussed the seepage with Mr. **** **********************, who assured me that the pitch of the new concrete would slope away from the building, solving any seepage issues. The obvious slope deficiency has been verified by the City of Elgin, which has disapproved the work because of the incorrect slope.I have e-mailed **** ********************** three times reporting the improper concrete installation, asking him to contact me to make corrections. Mr. ********************** has not responded.I have found another contractor who is willing to remove and properly replace the patio area. The price quote is $3500.00. I am asking that ********************** ************************************************************ refund $3500.00 to reimburse me for their substandard work.

Hello, this is from Arroyo hardscape & concrete responding to this complaint, the picture that he sent the water will run towards the front. the water will run to the door but then will run towards the yard/lawn, you can see from the picture the concrete is slanted to run torward the lawn, away from the house, there was no other way for the water to run away from the house. This is due to the difficult terrain of the client's house, the client did not include a full picture of the house and terrain. The back yard grading slope is higher than the driveway and therefore water runs toward the house, but we slanted the concrete so the water would then run away from the house towards the front lawn. The client is probably complaining about this because he is upset that we did not do backfill around the concrete once we removed the wood framing but backfilling was not part of or even mentioned in the contract the client signed.

I am sorry. I forgot to mention that the water is supposed to run towards the house and then towards the driveway to the side yard, I even mentioned this to the client but he either forgot or is purposely ignoring this. Again due to the difficulty of the terrain There was no other way to make the water run away from the house.

      Complaint: 17625501

I am rejecting this response because:

As stated in my complaint, the concrete installed in back of the house improperly slopes toward the rear of my house, as noted in the City of Elgin inspection report disapproving the installation.  Report attached.  The permit will not be closed until the situation is corrected.

I am preparing to have another contractor remove and re-install the patio area to correct the deficiency.  The price quoted by the new contractor is $3500.  I am asking that Arroyo Hardscapes reimburse me for this additional expense.

      Sincerely,

      *************************
