I live in a new subdivision. The land was not properly graded and has experienced flooding. Following the sudden rain storms 5/23/23 multiple house in our neighborhood experienced flooding into their basement. Multiple neighbors including myself have contacted Rockwell to request better landscrape grading, french drain or some solution to the flooding concern. Communication with Rockwell has been limited and infrequent and initated by us. Rockwell does not appear to be proactive nor concerned about this issue. Prior to the rain storm they had agreed to pay for a french drain in my backyard neighbor's yard. That is proof of acknowledgement of a problem. That french drain did not suffice with the rain. It would be beneficial to add a french drain in the 3 remaining neighbor's yards. (Additionally, there was flooding to the south neighbors who also need a solution to the flooding.Initial Complaint

I bought a new house, to be build, from Rockwell Homes in October 2021. Rockwell homes delivered the house (closing date) in June 2022. In the very first day we had a huge slab leak that damaged our floor and we had to move out from our house for 10 days. The leak was fixed and flooring was replaced, however there were issues with the flooring. The vendors came twice to replace the flooring but the issue was never properly fixed. Rockwell employees came several times to inspect the flooring. Ally Building Solutions, that seems to be Rockwell Homes vendor, came three times to inspect, took videos, pictures and informed (confirmed) us that we have an issue with our flooring. It is happening since day 1 (06/24/2022) and we don't have our home finished, since they had to remove trims and shoe moldings to try to fix the flooring issues and it was never put back again and finished (caulking and painting). So, it has been like this for more than 3 months and today I was informed that a new inspection should be done. I really need the issue to be fixed. I decided to open a complaint with BBB because I am really frustrated and tired of having inspections after inspections and no resolution for the issue.Initial Complaint

I purchased my home from Rockwell Homes on 6/18/22. At the time of closing, the air conditioner was not installed. I was told by their representative the air conditioner would be installed soon after closing. A week after closing, I had yet to be contacted by Rockwell Homes to install my air conditioner unit. I called their office, and I was told that it would be 6 weeks or more after the purchase of my home before I could get my air conditioner unit. I told them that was unacceptable, and that was a breech of what I was told at closing. I would like my air conditioner unit installed now, and not two months or more after closing on the house.Business response

The following is Rockwell Homes' response to Complaint ID ********:
At Rockwell Homes we do all that we can to have homes fully completed prior to closing; however, in some cases the Subcontractors we hire to complete the work are unable to do so. They sometimes face situations which are out of their control including weather conditions, inaccess to material/product, labor shortages and other headwinds which are not uncommon in our current environment. This was the case with your AC unit. The subcontractor had limited crews and product coupled with a lengthy list of homes to install these units. This list was lengthy because Rockwell builds houses year-round and due to the harsh weather during ******* in East *****, they cannot install AC units during the winter time. This means that installations halt until the weather breaks and the ground fully dries in the spring. This year due to the weather and the number of homes we built, it left nearly 100 homes for the subcontractors to install AC units in. Keep in mind this is in addition to other homes being completed during the spring/summer which also require AC units. Both Rockwell and the Subcontractors do all that we can to install them in as timely a manner as possible but this backlog does cause delays. This is why we fully discuss and disclose with our customers (a minimum of three times during our process) the winter build items (such as AC units). Furthermore, we include this disclosure in the Homeowner Information and Policy contract which is reviewed and signed by all customers.
Resolution: I personally drove past your home yesterday and confirmed that your AC unit is installed and it was running. We are pleased to know that it has been completed thereby resolving your concern. We thank you for working with Rockwell Homes.
