1 starRacist biased white own company when they see Black people who have money they feel intimidated they lie to you. They connive you. They tell you that you cant get things done to your house that cant be done because they do inside of other people home even if you offer to pay form, we moved to ************** communities and we were treated as if we were Black people walking around a beauty supply store with the way that they were following us as if we were going to steal, especially the builder ****, who went against every Everything that I inquired to have done on my home and was willing to pay for they were intimidated by Black young couple with money. We had an excellent excellent excellent loan they didnt want us to get that five point something percent so they didnt want us to go through their in-house lender, but the next lender picked us up with no problems we still brought the home with equity, but the homes are raggedy. They do not take care of The cracks in the foundation. They do not come back and repair nail pops or any other things like DR ****** anyone else do they barely wanna honor a warranty and they are a horrible company to work with us just people Im not trying to be funny, but we did a lot of searching and we did a lot of reviewing and I will say this company which is located in ****** ******* they are for their people And they will misrepresent **** ***. They will lie like they had an agent on site who did nothing but lie good night and everything else and I still have a lot of things that is wrong with my home. These are new built homes and we already had one on our block up for sale by **** ***** because these homes are built s***** theyre horrible and I suggest people dont buy from them And Ima tell you another thing as Ive been busting through my walls and looking at things Im looking at mold in the inside of my wall, which I am gonna take pictures that I can upload, spend ur money else placeReview fromAngela M

1 starI wrote a ****** review sometime after I purchased my home back in July ***************************************************************************************************************************** my yard is not a fungus and that it is due to the builder. The grass in the corner of my front lot will not grow DUE TO IT BEING RUN OFF AND STONE RELATED. Now, you guys screwed up my driveway and I hate I ever closed and agreed to you fixing after closing b/c you only came back to try and fill the cracks which looks horendous. I have the worse driveway on the street and now I must pay a landscaper to RE SOD my yard b/c of your neglience. I just do not understand how you can continue to treat people like this Liberty $350,000 door k**** coming off, nails popping throughout the home and now I have to still deal with issues over a year later! What was so hard about making sure that there was soil there for the grass to grow? What was so hard abour clearing all of the rocks and stone? You are well aware of this and I know for a fact you paid to Re sod one of my neighbors' home. I cannot believe the amount of money I paid for this home. Most of these issues could have been prevented. & by the way you removed all of my work orders in the warranty portal-you knew none of the issues were resolved. The Homeowner purchased a home from Liberty Communities on July 29, ***************************************************************************************************************************** place at the time of her purchase. The Homeowner completely understood by her initials and signature on a standard document that the landscaping or any erosion could not be covered by the warranty as the builder would have no control over the continued maintenance of the property. The first that the Builder had knowledge of the yard or landscaping issue was in this review which is presented 10 months after the expiration of the one year builders warranty on her home. While we can appreciate the idea of a total rock and stone removal, that is nearly an impossible task on any lot. Liberty Communities strives to build not only a home, but an open relationship with our buyers by orienting them to the entire scope of coverage prior to taking possession of the home to reduce any confusion or misunderstanding at a later time. This apparently was not understood in this case as the other claims made in the review are unfounded as well. The Homeowner was given the treatment as deserved during the builders one year warranty period when warranted requests were presented and access to the home was allowed to make the corrections.Review fromJeremy P

1 starIf you want Sheetrock walls like the one I posted and walls that are not straight choose Liberty Communities. When I submitted this as a warranty claim it was rejected and they stated its only cosmetic even though 2x4s are now pushing out of the Sheetrock. This is how they finish their half a million dollar house. This is a warning never again would I ever purchase a Liberty Home. Unfortunately this site will not let me upload pictures. Our office received the initial request regarding the foyer wall at the home on March 11, 2024 and, based off of the angle and lighting in the photo that was received, deemed that the possible situation deserved further site review by the builders warranty department. A date was arranged with the owner for a visual inspection and evaluation and was attended by the manager of the warranty department, the ************** warranty assistant, and the owner's wife. Prior to the date of the visit and after the appointment had been confirmed with the owner, a ****** review was submitted by the owner detrimental to the builder with no final decision having been determined at that time which we found a bit unsettling. On the day of the appointment, March 20, 2024, the representatives of the builder entered the home and viewed the foyer wall of the home under normal daylight and lighting conditions, as the standards allow, and could see no visual deficiencies in the wall in question. A further review using a straight-edge and level was conducted and revealed very minor to no imperfections in the wall. The imperfections are within allowable standards from the proper distances and viewing angles. All of the evaluators actions were explained to the owner's wife during and after the inspection and seemed to be received well and understood. New photos of the area were taken at an angle near to the original, but without the direct sunlight, and showed no deficiency. It was explained to the owner over the phone while onsite that our evaluation confirmed that the original photo received was not taken under the terms of the warranty he agreed to at closing and no action was needed or required by the terms of the standard warranty practices. The owner advised that he may consider further postings and was cautioned that a viable response from the builder would now be stating the warranty and general nationally accepted standards of the industry, as the wall has been confirmed to be within the agreed upon terms of both.Review fromTy C

1 starLiberty Communities has excellent sales representatives who are honest and customer oriented, especially ***************************************. We gave them a second try after purchasing one of their homes during the pandemic. Issue galore. We decided to try them again after being assured we would be taken care of and we purchased one with them again one a year ago to the month. Quality has improved and we are generally satisfied. However, their contracts to the lowest bidders in constructing aspects of their properties lead to issues that show up months after a new build, on top of normal issues that appear. The major issue with this company is their warranty department. It is obviously set up to do as little as possible. For one issue we had 3 different people to come out and look at it to decide if they would fix it only to have them decide not to because they did not want to incur the cost. They decided it was not covered under the warranty after seeing the cost to repair. Another issue they came and rectified after two attempts, however they caused another issue with shoddy subpar craftsmanship in rectifying it. It has now been 2 months and the issue they caused is still not rectified. ******************* is a huckster who should not be in the business at all. Because my family members are undergoing major medical issues I have not pushed the issue as I should in order to take care of them. If I had the choice to do all over again, I would NOT do business with this company AT ALL and warn others to avoid as well unless they have the energy to fight the warranty department they will inevitably encounter.Dream Finders Homes, LLC

We would like to thank ************** and his family for the vote of confidence in purchasing a second time with Liberty Communities and appreciate the comments regarding the quality of his home. In response to his comments referencing the warranty requests for his home, it should be noted that over the course of the warranty period of one year we received over 30 requests from ************** of which no less than 16 were duplicates of previous requests that were denied and explained to the owner through the warranty booklet agreed to by submitting his claims. After several visits to the home by various members of the company, the builder went over and above the general corrections to assist with areas that were not warranted while the vendors were onsite. There is one outstanding warranty item currently that we are attempting to complete which should be done by the end of the week of February 18th.The builder is sorry to learn of the health issues of his family and his feelings towards our warranty department that strives to complete any confirmed warranty deficiency in a timely and professional manner when a problem does occur.Review fromAndrea W

1 starWe closed on our house June 2020 . . It has turned in to a nightmare of stress We had an Orientation the Friday Before we closed, it was a ***************** that walked us through really fast. We saw a lot of cosmetic issues we had a painter walking around with us I forgot to mention we were not allowed to have our real estate agent or anybody with us. I dont know if this was the norm since we were first time homebuyers so we did not know what to expect. We did see many cosmetic issues the paint and dry wall looked horrible that we brought up and told the orientation guy and he related to the builder, we was told it would be fixed before closing when at the lawyers office we was asked to please sign it ( dont sign and Dont close till you have a professional inspector you trust )was already done because they couldnt close with any open request and that the builder would be by to repair them. They did come repair a couple of things but left off quite a few, then after coming into the house and finding so many problems we paid for a professional inspector The inspector found many problems, many major problems. Many we was told are in standard and not covered under warranty. Like the corrosion of our foundation. We still have no hot water to kitchen ( its normal to wait over 5 minutes for hot water )and front of our homes framing is bowing the siding is sticking out . they say is with in standard ( they admit its bowing )and we cant see the report The right side of our home was already ****** less than month from closingSouthern exterior told us about it when they came out to repair the siding. This time Southern exterior came out. Theyre told us theyre under contract with the builder . They cant give us the report. This builder does not care after closing. The builder admits our framing is bowing but within standards, their standards are very low .Review fromPD S

1 starMy home was built and completed in November 2020. I just replaced all the windows in my home November 2023 due to the Windows leaking and water coming in my home during rain storms. I have also discovered that they put Gutters on my home that are too small and do not allow proper drainage. The total cost of these projects is approx $20,000. Liberty was no help as nothing is under warranty after a year. I'm very disappointed in my experience. My advice to any is to find a good home inspector and re inspect your home before the year warranty.Dream Finders Homes, LLC

1 starI purchased my home almost two years ago. About a month and a half ago, my septic tank alarm went off in the early morning at about 2 am. My brother contacted Roto-Rooter due to the urgency of needing someone to assess the problem. We were told that the septic tank pump that was installed was too small for the distance needed to pump the sewage, and it needed to be replaced. I have tried numerous times to get reimbursed for the replacement of the pump, due to it not being the correct size, and I have not had any luck. I am very disappointed with the customer service of this company.
