      *********** originated a mortgage, did not advise the homeowners insurance company of the updated closing date and they did not pay the first **** so my insurance policy was voided. They have the money but have not paid the invoice. It needs to be paid now!

      Hi *******, apologies for the delayed response. We were moving offices.  The closing disclosure attached shows that the homeowners insurance was collected at closing. Look at Page 2, Section ** **** 1. ************* is responsible for disbursing all of the funds. If your insurance company has not received the funds, you should contact the title company and ask them to send you proof of payment for the **** All monies due is sent to the title company on the day of loan funding by us.       Decided to go with LoanUnitedLLC to refinance my house. Completed all of the necessary paperwork in August. After several months of closing disclosures and payoff verifications they could no longer offer us the initial ****% APR. the cost to do the loan increased by more than $7000. On November 1, 2021 I was contacted by *************************** via email to sign CDs. Quickly signed them and still no closure. The company does not communicate with the borrower. They only told me in a brief email that they are waiting on the VA but could not provide more information. At this point I feel that they are predictors in lending and that this process has gone on for more than 4 months. I was not looking for a cash out, just a IRRL refinance but ***********************, the loan officer, could not provide more information as the underwriters are non responsive to emails.

      Hi *****************, Most of the IRRRL's we do close in 15 days or less however in your case you had a forbearance and 13K in deferred payments that we are trying to roll into the loan for you. VA recently changed the process on this and requires a prior VA approval. We were planning to close last month but because the VA approval did not come in time, We had to get an updated payoff and a supplement and resend to the VA for approval. Once we have the final approval from the VA, they will give us a commitment certificate and the loan amount, the interest rate and the term cannot change once that commitment has been issued by the VA. I do apologize for the delay on this file however this is a unique situation. We are trying hard to get this done this month.

      1/25/2021 & 4/9/2021 inquiry on my credit I didn't authorize. Remove it - Per the Fair Credit Reporting Act companies like yours are and have been restricted & limited on check my credit w/o my express permission rather verbally/written. Under no circumstances did I ***** give or authorize your company to pull my credit & cause a hard hit to my reports. The law regulates credit reporting ensuring protection from such practices. All to ensure business entities w/a specific, legitimate purpose, and not members of the general public, can check my credit w/o written permission. I didn't give you my social security ******* reporting it was illegally obtained & used and has caused my credit to plummet as a result of your illegal practices. I want to have this removed at once & cleared up with Equifax, *********************** As a military servicemember I added an alert that would of required you to call for permission at no time did you call me. If its not removed expect legal action.FRAUD

      12 Jul 2021, I spoke to ****************************** at ********** and stated I already have an existing VA loan.13 Jul, I received a VA Pre-approval Letter for $750K.19 Jul, I was under contract for a townhouse for $565K with a 30 August closing date.21 Jul, VA Appraisal was paid. Townhouse was appraised for $540K.2 Aug, I was notified that my maximum VA loan amount is only $450,813.00, with a required down payment of $114,118.00. My existing VA loan was a factor.2 Aug, I switched from VA to Conventional loan and asked if the VA Appraisal would suffice for the Conventional Loan.11 Aug, the Conventional loan was ordered with the caveat of a turn time of 2 1/2 wks. 13 Aug, I stopped the loan process. Went with another lender.12 Aug, called *************************** at **********. He gave his supervisor, *****************, extension. ******** extension 3X and left 2 voice mails, 13, 19, & 20 Aug. No response.11 Sept, I called ***************************. He said he would talk to management about refund. No response.

      Hi ******, The cost the conventional appraisal should have been reimbursed to you by class appraisals. That is the company we used to order the conv appraisal. I have attached the email from class showing order was cancelled and they would refund your credit card. If you did not receive a refund from class, please let us know. We can contact them on your behalf.

      Sushi Gulati, did you read the complaint? This has nothing to do with the conventional appraisal. I got that reimbursement. It's very clear:

      1. I seek a $500 refund for the VA APPRAISAL cost. My Pre-approval Letter gave an incorrect loan amount of $750K as opposed to the corrected amount of $450K after the VA appraisal was performed. VA loan process was flawed from the outset.

      2. Correct the VA loan process at **********. Perform the VA entitlement calculations before issuing the Pre-approval letter. This way a veteran will know the correct loan amount of entitlement before getting into the appraisal and loan process. This is not fair to both the buyer and seller.

      Please reimburse the VA Appraisal cost of $500 that was NOT valid due to the flawed VA Pre-approval process AND correct the VA Pre-approval letter process.

      Hello *********************, After extensively investigating your file, it turns out that we did have not your *** at the time of the pre-approval. It had to be requested manually from the VA. However based on your income, you did qualify for a higher loan amount. That being said, The appraisal was performed by a third party VA appraiser regardless and due to that we are unable to process your refund request at this time. We do apologize for inconvenience and are thankful for your feedback.

      Unacceptable. There is no extensive investigation needed for this case. The heart of this case is not being addressed. VA loan 101: VA loans have a cap and are accumulative. Your senior mortgage loan originator (***********************) clearly made a mistake. I mentioned two-times at the onset to *********************** that I had an existing VA loan.  This existing VA loan limits the total amount awarded, regardless of my income: VA loan 101.  The onset of a VA loan is short and quick question: Do you have an existing VA loan? Yes.  Flag is raised for the amount awarded. Its so simple, its VA loan 101.  So, shame on ********** (Sushi Gulati) for not taking responsibility and admitting their mistake.       This is in regarding to the Low APR Guarantee that Loanunited.com advertises in their website. I got a Laon estimate from LoanUnited.com back in Aug 2020 and the rate and estimate was beaten by a competitor. I then asked about the Low APR Guarantee program, I filled in the required forms and sent in all the required documentation. After that I tried multiple times to reach out to them regarding the status of $250 that was advertised as a part of the Low APR Guarantee but haven't heard anything back. It's been more than 6 months and I still didn't receive the $250 that was advertised and I qualified for.
