    I have a plumbing issue that was never resolved during the one year builders warranty and multiple tickets were placed starting four days after closing for a poorly built house. I escalated the issue to their other company Quality Builders Warranty. The issue is the builder scheduled an appointment for a plumber to come back out and the plumber found that there is an issue with the plumbing line inside of the house that was installed incorrectly during construction and water is backing up randomly. I had another issue with HVAC as well and they sent out incompetent people that made excuses, didnt repair anything and gave me the runaround until my one year builders warranty was up. I ended up having to use my personal home warranty company 2 10 Home Warranty to find out that my HVAC furnace was missing a zone temperature sensor that was never installed during installation. So I had to spend close to $500.00 for that repair due to their negligence. This company is negligent in building homes, warranty repair issues and my house is still failing apart and my house isnt even two years old yet. This builder needs to be banned from building anything else in the **************** because theyre fraudulent. I want my plumbing issue repaired and to be reimbursed for a zone temperature sensor that I had to pay to get installed that they failed to do their due diligence on.

    Homeowner closed on 7/6/2023.  It is our experience that plumbing defects, due to construction, typically reveal themselves within the 1st three months of the home being occupied.  The homeowner's 1st claim was filed in Jan.2024.  The plumber went out and was not able to find any blockage.  No further issues were reported until March 2025, after the homeowner's 1 year builder coverage expired.

    The homeowner filed a claim for a pipe leak that would have been covered under their 2 year plumbing coverage, however, the homeowner was not experiencing a pipe leak.  As a courtesy the plumbing company agreed to investigate the situation.

    On 3/7/25 a tech went out and took video of the plumbing lines giving his assessment and turned the video into the plumbing office.  The operations manager of the plumbing company reviewed the video and believed that his technician may have mis-diagnosed the issue stating that if there was a construction defect in the underground piping, it would have shown prior to now (20mo. from when the home was first occupied).  
    In addition, the video taken 3/7 of the plumbing pipes showed that there has been a blockage in the drain in the past, as there is residue on the top of the pipe. This leads me to believe that the homeowner has been flushing something other than waste and toilet paper and clogging the line beyond this section. 
    The plumbing company asked to return on 3/20/25 for a re-assessment. 
    On 3/20/25 the plumber returned, but was not able to recreate the issue by running the plumbing upstairs and flushing paper down the toilets as they would normally be used.  It is our determination that the problems experienced are self-inflicted by flushing something they shouldn't be flushing.

    HVAC:
    The ************ has been out to this home multiple times per homeowner complaints.  Each time the temperature was within 4 degrees of the thermostat setting.  The ************ that are installed do have the capability of being upgraded, however, it is not required by code to install a zone temperature sensor.

    MHC stands ready and willing to satisfy all warrantable claims, however, these claims are not within warrantable coverage.

    Last month I was working with the property manager for ***, ****** Homes, while running late on a rent payment. I was about to make a payment when I received an email offer(attached) from ****** Homes. Stating that they would release me from any delinquent debts, release me from the remaining lease and not file any collections if I was able to leave in a certain amount of time. I agreed with the offer, as I was planning on leaving at the end of the lease anyway so I told ****** to move forward with the offer.The offer stated simply brook sweep the house. ****** is now emailing me saying I have a balance due for that same delinquent balance and they're attempting to file a claim with Rhino. ****** is very clearly regretting sending that offer and purposely still billing me while not following through with the offer they sent. To be clear ****** represents this company, ***.

    This consumer seems to have us confused with another company. He refers to MCH and we are My Home Communities. We do not own any properties that are being leased or any properties in *******. We have never had any business dealings with a **** *****.

    I am rejecting this response because:

    You all lack integrity and of course you imply that I am rude because you dont want to complete the task that you agreed upon on the punch list. As a matter of fact there is still blue tape from where you didnt complete the damaged items seen and documented during the walk-through. Your organization now assert lies to malign my character because I am advocating for my rights and I am making sure your organization is held accountable for your shoddy business practices. You sent your quality assurance manager out here who agreed with me that this issue is not resolved, and you all have not held responsibility for what you agreed to do. You took a picture of my trashcan and said that the trashcan is somehow making water come up through the concrete, which you know is a lie. I sent you pictures and videos of the issue and instead of you fixing it you send some big unidentified white man to my house unannounced try to intimidate me. Your vendor did not even confirm acceptance of an appointment with me and your organization sends someone over to my house without letting me know so that I can prepare myself. This person says ** going to take pictures of your roof and takes pictures of my trashcan instead So that  your company **** find an excuse to not be liable for the repair. Your ***************** manager removed several gallons of paint that you all left here after I asked to have them removed Carpet that I asked to have removed construction, garbage, and construction waste that I have asked Repeatedly remove. The accusation that I have been unprofessional to your contractors and vendors is an outright lie, and you know it. But I shouldnt expect anything more from you all. Liars are going to lie. So I invite you to prove it  Every single thing that I am saying, I can prove it. Your contractor *****/***** came to my house with an attitude talking about hes built 155 houses and I shared that information with your *************** and I told them how upsetting that was. I dont need to know how many houses you or him has built. He is defensive because he lied during the walk through and your organization built a product that you know is sub par at best. Provide proof that you paid for a licensed surveyor to come out and put the pins down exactly where the legal lines for the property are. You promised you would do that and you have not done that you signed an agreement that you would do that and you have not done that. I told ***** or ***** during the walk-through that the door k**** were broken in the master and he said he will fix it and he did not.  And to also remind you of your lack of professionalism ***** or ***** didnt even tell me how to take care of the grass or even what type of grass it is. I could go on and on, but you do not want to resolve this amicably. All you want to do is malign me because I am I holding your organization accountable for what you agreed to do. Fix the problems and honor the signed agreement.

    nt agreeing to this just to trick you in to closing on the home. Then they come back and say I don't have to do follow that signed agreement its not legally binding. I only did that to trick you into purchasing the house. My Home Communities takes advantage of consumers and they refuse to make it right. The homes are cheaply made and the vendors who service the home are shady. Never purchase a home from these people. They are liars, manipulators, and without scruples.

    Our records indicate you bought your home in December of 2023. It seems you have logged several additional claims this morning along with your review, so we do need adequate time to make an assessment and potential repair on those items. 


    In regards to intimidating men being sent to your home, our subcontractors and employees are held to a standard of the highest degree of professionalism. We are not aware of any situation that has occurred at your home where someone affiliated with My Home Communities has acted in an unacceptable manner. On the contrary, we have heard several reports of your combative and rude behavior towards our employees and subcontractors. 


    Our builder did list setting your property pins on the walk papers. This is not something we normally do or are required to do for homeowners. We had our surveyor set the four corner pins at our expense in an effort to make you happy. Your accusations of us tricking you in any way are false. 


    Your door k**** and locks were replaced on 12/22/23. There were no door k*** issues present on your walk papers.  If you have new claims for door knobs, those would not be warrantable as this becomes homeowner maintenance from your everyday wear and tear on the home after 7 days from your closing date. We have also reviewed your alleged water damage from the foundation at your patio. After assessment by multiple subcontractors, it was found that directional rain is entering your patio and puddling during heavy rain storms. This does not indicate issues with water coming up from your foundation.


    Your accusation that we refuse to fix warrantable issues is false as well. We have fixed all items that were truly warrantable that you have submitted prior to this morning. We will continue to fix warrantable items as they are submitted and deny any claims that are not warrantable. Your home warranty outlines very clearly what is and is not warrantable per the agreement and I would encourage you to study the language pertaining to any denial we may issue to educate yourself on what is considered warrantable standard by the construction industry.

    This will be our last response regarding this matter. 


    We are not aware of any work that was approved through one of your warranty claims that remains unfinished except for the claims that were submitted this morning. If you disagree, it is your responsibility to follow up and let us know that. When our subcontractors let us know the work is completed, the claims are closed out in the system.


    We have not lied in any statements that we have made. Your lack of knowledge of the home-buying process, residential construction, and warrantable standards recognized by the construction industry is not evidence of any issues we would be liable for. Our responsibility is to make repairs to the warrantable standard, which may or may not align with your personal standard.


    You seem upset that your character is called into question but call our character into question in the same breath. It seems as well you have an issue with what our employee looks like and want to twist that into an attempt at intimidation by our company. Our employees and subcontractors have not acted intimidating or unprofessional that we have been informed of.


    Subcontractors should always make you aware they are coming to your home, however, you do not have to be present for exterior work on the home unless you specifically ask the vendor to schedule a time when you are present to complete their work. We are not aware of any situation where someone showed up to your house unannounced.


    Please produce a document other than your walk papers (which I spoke of in our original response to your complaint) that states that we will put pins on your property lines and the manner in which we will do so. You cannot produce this because it does not exist. Our surveyor did come put corner pins at the property as I have spoken about previously. If you question the pins, you have the right to have your own surveyor come out at your expense.


    We have not lied in any of our correspondence with you. I'm not sure why our builder sharing with you how many homes he has built would upset you. Leaving some paint at your home is a courtesy that most homeowners appreciate in case they want to do some minor touchups or have all the correct information on the brand and color of paint that was used on the home. We are not responsible for your lack of knowledge on maintaining your grass or how the construction and warranty process works. 


    Our decision, corroborated by several of our employees and subcontractors, that water is not coming up from your foundation at your patio remains as unwarrantable. Again, this is due to heavy directional rain entering your patio during storms.

    I am rejecting this response because: the builder needs to correct the issue and stop hiding behind lies. The builder is not  willing to fix the issues that were in place when I purchased the home. The issues are warrantable and instead of resolving the issues the organization wishes to engage in pettiness. Fix the issues and honor the agreement your organization signed.

    On June 16, 2023, I acquired a residence within my community. Regrettably, my property has been afflicted with severe flooding issues, rendering it among the most vulnerable in the neighborhood. Despite lodging complaints with the warranty service, I was informed that they are unable to address the drainage inadequacies or conduct an assessment of the damage on my property.It appears evident that my lot was not appropriately graded, prompting me to question whether proper plans were ever submitted for its development. Three separate companies have assessed the situation and provided estimates totaling $10,000 to rectify pre-existing issues that existed prior to my purchase. Numerous landscaping professionals have corroborated that the grading of the property was insufficient.The absence of grass in my backyard can be attributed to the seeds being carried away to neighboring properties due to the inadequate grading of my own. While I understand the necessity for progress in housing development, it is imperative that prospective homeowners are made aware of the potential challenges they may encounter within this community.Considering the gravity of the situation, I am contemplating reaching out to the media to bring attention to these issues in the hopes of finding a resolution. It is my belief that by shedding light on these matters, we can potentially prevent future homeowners from facing similar challenges and compel action toward rectifying the existing deficiencies within our community. I can provide multiple pictures and videos if need.

    We are sorry you did not get the answer you were seeking regarding your lot drainage concerns.


    Your statement that an assessment of your property was not completed is not accurate. You have provided pictures to our office of your yard where you have installed a fence some time ago, which provided sufficient evidence for our warranty department to make an assessment. The installation of this fence and the subsequent grading work associated with that install has altered the water flow and drainage capability of your property. The language is very clear in the homeowner warranty you were provided that bringing in a subcontractor outside of My Home Communities to perform work on your home during the warrantable term voids our warranty obligations to you for that item.


    Further, I would consider the potential bias of an outside contractor's comments on the work needed at your property. At the end of the day, they are there to convince you to hire their company and pay them a large sum to perform a job. It does not benefit them to tell you anything positive about the condition of your property, nor do we take what they may say into consideration at all.


    As to your threat to involve the media, I would suggest reviewing Section 25D of your sales contract on your home with us, as you should be aware of the potential ramifications if you choose that route.


    With all that said, our decision to deny your submission regarding lot drainage stands.
