I moved into one of their properties the same day I signed the lease. On the website the place was really nice. In person it was a mess. There were vines growing all over the property trash all over the yard. The inside was worse. The carpet was nasty an had a smell of bad odor. The patio doors did not work and also had burglar bar doors attach to them. The patio porch is falling apart due to mold fungi and simply needs to be replaced. They have halfway fixed the patio doors. The carpet cleaning didn't help at all. There were no smoke detectors or even a fire extinguisher. I had to replace that myself. No screens on the windows.. The ac went out and discover the upstairs has no intake to **** up the heat. So upstairs feels like a hot box. I've been told numerous times that they are waiting on insurance and the owner to approve things. At the moment my kitchen floor is coming up and if I don't watch my step and can easily trip over and fall. The front porch is detaching from the house. This house is falling apart and no one cares!!!! Yet I have to continue to pay to live somewhere that's not livable!!!Review from PF

I've rented from them twice with two different owners and both times the ac units were trashed they have been working on my ac unit since it got warm and here we are in nov and the heat isn't working I moved in during the pandemic and there were a few things that needed to be done they assured me it would be done in 90 days here we are almost two years later and I'm moving out with the same things unfixed not to mention they will find a reason such as trash outside on the street to not give you your security deposit and state the tenant was supposed to maintain outside perimeter all I can say to you guys is please take pics send it to yourself in an email so they can have a time stamp and no matter how long you live there do not get rid of them because you'll need them in court!LEO Prime Properties Response

Ms. ******* has lived in 2 of our properties for 4.5 years. She has renewed her lease (almost) every year during that time. As a matter of fact, when her lease was up at the first property, she reached out to us asking if we have another property that she could move into. Not exactly a behavior of someone who is displeased with the service they're getting.
Lately, Ms. ******* had a problem with her HVAC. We immediately dispatched 2 portable AC units to her house, and a licensed HVAC technician. The issue was repaired shortly after. Ms. ******* is right in the sense that additional work needs to be done on the HVAC (we were waiting on approval, parts, and availability, as she is slow to respond to our requests). However, the HVAC system is working as it should, even with the temporary repair.
When we asked Ms. ******* for the portable AC units back to give to another tenant whose HVAC unit failed (since her HVAC unit was already operable), she refused. She was willing to let another tenant suffer to make a point, even though that point is unclear. Despite our numerous requests, she refused.
We informed her that we will not be renewing her lease the next time around. Hence this negative review.

Mr. ******* put an application to one of our properties on 9/5/21.
We received his Employment Verification on 9/9/21, and his Rental Verification on 9/13/21.
We cannot complete processing an application without all the necessary documents and information.
Once we received all the information, we were quick to review the files, get the owner's approval, and inform Mr. ******* of our decision.Review from Janet R

RE Agent Tiffany. I was ready to sign a contract on 2133 Arlington. She did not respond to either my or my daughter's contacts and then when she did, I had 1 final question about which photos were from the studio rental and which were from the non-studio/home areas. She never contacted me after that and it was in minutes of the prior text messages. Plus her cell phone mail box is always full. If this property is still available may I get answers to which photos - there are 2 bathroom photos and there is only 1 bath in the studio. We will take it if this can be answered and it is available. If it is not, you need to do something about Tiffany. She is bad for your reputation!!LEO Prime Properties Response

We're sorry to hear the leasing process was not smooth.
As we discussed over the phone on July 5, 2021, many of the people who were interested in the house were able to go by and view it quickly. Since you are not local, the process for you was slower.
Additionally, we had a LOT of interest in this house, and it was removed VERY soon after it was advertised.
Due to the high demand, once the property was confirmed leased, Tiffany was able able to reach back only to people that have put in an application. It was absolutely impossible to reach back to every person that just showed interest (emailed, texted, or called).
Lastly, we do not sign contracts without having the applicant view the property AND complete an application and go through our screening process. You have done neither, so there was absolutely no way we would have signed a contract at that point
Per your message above, since we contacted you immediately on July 5th when you raised those issues, and addressed all questions, and explained the situation, we would be grateful if you could revise/remove your review/rating.
You are also welcome to check our website for additional properties we have available. Keep in mind that the Atlanta rental market is VERY hot and properties get leased very quickly.
