I have resided at the **************** for three years, and I must say that this is the most poorly managed situation I have encountered. *******, in particular, exhibits arrogance and a lack of support. Despite reaching out to him multiple times regarding my intention to vacate my apartment with a reasonable notice, I have been met with resistance.Initially, I expressed my desire to move out and provided adequate notice. Although, my roommate decided to stay and asked to be transferredto a one-bedroom apartment, as he believed he wouldn't need a two-bedroom once I left. Our lease was set to end on 3/24/24, and ******* was supposed to prorate our rent accordingly. However, the full monthly rent continued to display on the portal. Upon requesting him to rectify the situation, he adamantly refused.Given that I would not be occupying the apartment for the entire month, I found it unreasonable to be charged the full month's rent. When I noticed a late fee added to the rent, I approached ******* once more to resolve the issue, as it was causing significant inconvenience. Despite my pleas, he offered no assistance or resolution. It's important to note that I have never been late on any payment before, making this situation all the more frustrating for me. Never ever ever again! I booked one of these apts via Hotels.com and it was certainly a huge mistake. From the lack of screens in the windows to the wobbly toilet to the shower that wouldnt drain to the leak in the closet, this property gave me nightmares to no end. The management company, WestHome, is horrendous, has horrific communication and truly doesnt care about this property. I would recommend everyone to stay FAR FAR away from any properties of this company but particularly 788 Bonaventure. I left on Sunday 9/17 and the nightmare is still ongoing with trying to communicate for a full refund and remuneration for many issues I had to face while at the property. Im currently a resident of Commons of EastLake, As of Now Im experiencing getting my Lease Corrected, I paid my deposit (1) week ahead and I was informed by Property Manger to set my utilities up (1) week before I move in. During this time I had approximately (4) days to move out my old residence due to that property being sold. I called ************ ******* ****** ********* to set up and get utilities transferred. Oddly the Address that is on the Lease that I signed, the utility companies DID NOT have in their systems. , I called the Property Manager and let her know about this issue, she informed me That the Address changes Sometimes. And verbally gave me an address to Utility companies that IS NOT on my Lease. I called Property Manger back and asked her to Update my Lease., She stated she Couldnt its an upper Management Issue. I went to Corporate and a Young lady there stated it is a property issue and suggested (3) actions that seemed fraudulent., but Couldnt Update/Correct my Lease. I refused suggestions and then with attitude she said shell reach out to regional and try to get it resolved. Its now been (4) days and My son has missed school, I have to update my address on certain businesses, and so far No one has contacted me. If anyone reading this review , if you possibly have any suggestive advice on how to get this simple issue resolved, please respond to this review statement. Thank you. *******Review from Paul B

On 2.22.23, I was given a tour of ******************** by employee ***** . She showed 3 units. She then told me about unit 234. She couldnt show it, because it wasnt ready. "Would be ready by 3.1.?" She said yes. I put in an application for that unit. On 2.27., I received a call from ***** ********** bad news. ********** I was approved. Bad news, 234 would not be ready until 3.7. I said that I could wait. On 3.2., ***** called again. Unit 234 won't be ready until 3.23. She had another apartment that is ready now. I made an appointment for 3.3., to view the optional unit and to see 234. On 3.3., I was given a tour of unit 256. Rent $1650. Deposit $1650. I asked her if it was possible for me to move in on 3.13.? She said that it should not be a problem. We then looked at 234. Train wreck. It was going to take weeks to repair the damage. I told her that I liked 256. She said that she would send me an offer letter in a few hours. Two hours later and the offer letter was way different from what we had discussed. ***** dated my move in date for THAT SAME DAY. Deposit was $1765 and I had to "reapply." An extra $100. I sent her an email seeking an explanation. On 3.7., ***** called. Left me a voice mail. Everything was sorted out. I could move in on the 13th and that she would send over the lease soon. No lease. I called and left a message on 3.8. On 3.9., ***** called to inform me that after doing step #2 of the app process, she said that my credit score was low and that I would need a co-signer. "Why didn't you perform both steps at once," I asked? "Usually we do, but for "some" reason it didn't happen." I made her an offer to pay for everything in advance. She declined. ***** told me that I needed a co-signer as a guarantor for the lease. "Paying for everything in advance is a guaranteed guarantor," I said. Again she declined. ***** said no to almost $21k.My c.c. company reimbursed my app fee.Stay away from Braden Fellman. They are horrible.Review from Cha S

I am extremely sadden to hear today that without an official notice my unit is on the non renewal list because Braden Fellman has decided to no longer lease to commercial tenants. There was no official notice sent out to anyone, we have all been hearing rumors for months but we have disregarded it because we did not expect a company to be unprofessional and undercutting as Braden Fellman is right now. ********************** became one of the unique options in town for business owners to provide an experience for ourselves and supports and to find out BECAUSE MY INTUITION LED ME TO CALL is ludicrous. I have been calling, emailing and trying to get in touch with someone but everyone has been taking the coward approach by not answering any calls. DO NOT rent from them. It took me months to get my ceiling repaired after water damage caused a hole in the ceiling, they constantly ignore maintenance requests, the parking lots are extremely violent and lack proper lighting and security. Overall its a money pit. Its great for a business but I would not recommend living there or renting at all.Review from Ralph C

Icehouse Lofts water heaters are not up to fire department safety standards, their elevator lacks a safety inspection. Leasing office staff are deceptive, rude, and without any ethical standards. They've ruined our lives and I'm warning you as a former tenant to never rent from them.
