I don't even know where to begin with how scummy and predatory this company is. They will leave you for weeks without hot water, charge me for an issue with the toilet that I had to fix MYSELF because they would not do it, poorly maintained units and some of the worst customer service I have ever experienced. Do your research and look for other places to rent from.

Rude and completely unprofessional office staff. Clearly this company knows they have a monopoly in Athens and takes zero responsibility for their actions. Rent Athens took an $1800 dollar deposit form me for an apartment they had already rented to someone else and are now giving me a hard time about returning my money in a timely manner. I guess the company owner has forgotten what it's like to have bills to pay at Christmas time. Protect yourself and DO NOT RENT from this unethical company. Hi *********, We apologize that you feel this way. Our leasing staff did everything they could to help you get the apartment you wanted. We explained to you that we lease on a first, come first serve basis, and unfortunately, someone else paid the deposit just minutes before you did therefore we had to hold that unit for them.You paid a $900 portion of the deposit, not $1800, which is being refunded to you. As a company, we have policies and procedures that we have to follow when leasing and/ or having to issue a refund. We explained to you that checks are cut on a specific day. Your request for the refund came 4 days before our company's check run days so unfortunately, that meant it would take 3-5 business days to get that sent out. Again, we apologize that we weren't able to secure the unit for you. Student housing at this time of year is extremely competitive and so many people are trying to secure their homes for the next academic term. We offered to transfer your deposit to another property but you declined, and we understand that. However, please know that we are following the proper protocols to get your refund processed. Renters please use caution with Rent Athens, We rented an apartment via RENT ATHENS for two years for our sons, who attended UGA. They had no problems taking the monthly rent from our checking account, no problems accepting the keys after two years when the lease was up, but they never gave us back our deposit that was supposed to be held in escrow. The unit we were renting was sold during our lease term and we were told that they didn't have our deposit money anymore. we were told that this wasn't their problem anymore and that we needed to search the tax records for the new owners. They would not provide us with any information. I contacted the owner of Rent Athens-Colby Smith hoping that he would come to the rescue, NOPE never responded to emails or text messaging. It's crazy that no one from Rent-Athens would help us out. After 30 days I contacted them and I received an email that the check was mailed out and I should receive it in a few days. Fast forward, I never recevied a check, which they knew when they sent me the email. No one would call me back and when I finally make contact with someone, the associate stated "Dont yell at me", when I wasn't, I guess she was trying to make some drama in the office. I reported this to the owner- NO Response. I did the leg work myself and got my deposit back in full, NO HELP FROM RENT-ATHENS. I am writing this to make others aware of what might happen when you do business with the company.
