This is in response to my original complaint dated 3/23/23. About a month and a half back i was contacted by rent Athens about my front door issue that has been ongoing for almost 2 years now. The person who contacted me told me that the owner had finally decided to fix my door. A contractor came to my apartment on 8/3/23 and looked at the door and told me that they had the go ahead to replace it. Told me it would be a couple of weeks because he had to "special order" the door. So i came back on the BBB website and accepted the solution and marked the issue resolved!! WRONG!!! I withdraw that because they tricked me just to get the complaint resolved since then i got a text from rent Athens on 8/31 telling me that the contractor had me on the schedule for the next week to make repairs. Well that week came and went and no contact, no repairs. Now they are ignoring me and will not respond to my inquiries asking what is going on. Terrible way to do business, will not fall for it again!Business response

The door was a special order door that took 2 months to get shipped in. The contractor handling the job has a very busy schedule & on several occasions attempted to schedule a time with ************ to replace door only to be told "Today is not a good day, please come back another day to make repairs".
We are trying our very best to resolve this issue with ************ & have kept in contact with him throughout the process. His most recent BBB complaint has been forwarded to the general contractor. We will attempt again to make this repairs again when all parties agree to a scheduled time that works for all.

I am rejecting this response because: this is nothing but lies!! What happened to integrity and honesty? The contractor has never, i repeat never tried to contact me at any time period!! He told me on 8/3/23 when he was here that it would take 2 weeks to get the door, not 2 months. That was the only contact i have ever had with the contractor. Furthermore, he said that Rent Athens would be in contact with me about scheduling the date and time for repairs!! I have kept all correspondence from them because they are not trustworthy.

I am rejecting this response because: even though I'm okay with the door being replaced, the job is not complete. Door frame has no strike plates and huge holes that need to be filled in where old deadbolt and door k*** were lined up. Was told that they would be back to complete this week, so I'm waiting to see if they will.

HORRIBLE COMPANY! Our house was left completely DISGUSTING and damaged when we given keys to move in & charged for those damages upon our move out. -air filters are required to be changed between tenants and it was not -per a conversation with the owner of the home, pays the company a fee as part of their management requirements to send in a cleaning crew, repair any holes left, repair any damage and repaint the house between tenants and NONE of that was done -The house was in such poor shape, we tracked down the private owner to send documentation of the condition this company has left his home in. -items from the previous tenant are supposed to be removed from property before new tenants arrive. Items left in property included a broken table, an umbrella, a gas propane tank, which we left on property during our time renting and we were charged a removal fee for those items -We documented everything and sent it immediately over to Rent Athens the week we moved in to get an answer as to why our house had not been cleaned (literally the previous tenants swept trash into a pile that was then left there for us to clean up ourselves!!) and when we inquired with them about sending a cleaning crew, they never did. -requested a copy of the walk through the company did after previous tenants left in with any repairs/cleaning they did, never got it, was told they didnt have one -At move out, we patched holes from previous tenants whom had left tv brackets on walls, mopped the floors, hand cleaned kitchen appliances and bathrooms. -We received the security deposit back, they withheld $1,000.00 for damages that were already there and aware of -we resubmitted the inspection form we filled out upon move in with our notes, they stated the same damage we had originally noted from the previous tenants and we were the ones charged for that damage! We want our money refunded to us fairly considering the extensive damage done prior to our move in. And with supporting docs.Business response

I am rejecting this response because we have yet to receive a resolution from Rent Athens. We were told two weeks ago that they were in communication with the owner (prior to responding to this complaint) and we still have not heard from them nor been fairly and/or adequately refunded. This has been ongoing since mid-June and we keep receiving the run-around from them via continual excuses that tell us, were still working on this. If we do not hear from Rent Athens within the next week with a settlement for an appropriate refund, we will be contacting the owner of the home as well to discuss.

I have rented a apartment from Rent Athens for almost 2 years now. I have had numerous issues with my front door and the door frame. The door and frame are rotting and in need of replacement. The frame is warped and door is very difficult to close and lock especially when it rains. The maintenance tech removed the weather stripping and the striker plates last September just so the door would close and lock. Since then I have had no striker plates and i feel like this is a safety issue. A contractor came out and took pictures and told me that the whole thing needs replaced. The rental company blocked me from requesting maintenance on the app they use by keeping the previous maintenance request open. When I inquired as to why, i was told that they were trying to find a contractor to do the job. That was months ago, 2 days ago the maintenance request was cancelled!! When I asked why, i was told that they don't know why because the owner of the business was supposed to be handling the problem. I'm 62 years old and disabled. I have a very difficult time trying to push the door closed due to the warped frame to lock the deadbolt. Severe arthritis in both hands and wrists make it really hard especially when it is raining because the door/ frame seems to swell when damp. I have pictures and have kept all communication from rent Athens concerning the issue. Why was i told for months that they haven't forgotten about me, and were trying to find a solution only to cancel my maintenance request with no repair, explanation etc.Business response

The apartment I rent is allowing a smoker to live in a smoke free apartment. She is constantly smoking inside and the rental managers have done nothing. It has effected my breathing and I have filed multiple complaints. The rental property is also trying to charge me an extra 400$ "For damages" to move out even though I have paid a security deposit and the most damage that has been done is maybe some minor paint scratches. I haven't even moved out yet and their trying to make me pay a 400$ non refunded amount for potential damages that haven't occurred.Business response

I used to live in "Cobb Hill apartment" Unit 3, in Athens Georgia form July 2019 to July 2021. The unit was rented to me through "RentAthens.com" When I moved into the apartment in 2019, the carpets had heavy staining and discolored. When I brought that to the attention of the person who was showing me the unit, she said this is an old unit and she said will make a note of the details in the move-in report. The move-in inspection report has a note of it and I have a video of the unit and carpet condition when I moved in. Now, in the move-out report they have charged $650 for the carpet. I have few pics at move-out. I have changed me $500 for paint! there are no stains or markings on the previous painting. There are no soiling or undue things that needed to be painted. I have a move-out video as well. The apartment complex is a old cookie-cutter unit complex. I find these charges unfair. I have emailed them about it today but I dont know if they will resolve it or not.Business response

Routine painting after yearly lease renewal is not the duty of tenets. Outside the court of law, I refuse to disclose my personal documentation of the move-in and Move-out pictures. When I moved in to the Archer Apartments on 8/10/21, the AC was frozen over upon arrival and unable to cool the unit. After calling multiple times, it took a trip down to the office to get someone to come out and check it out. We were unable to sleep in our unit for the next 2 days since it was over 87 at night inside. The AC was eventually repaired, but there's a massive leak as a result that the company has refused to fix it. The AC leaked directly into the kitchen and flooded it. There's a massive crack in the sheetrock. After numerous calls and maintenance portal entries, RA has not sent anyone out. The entire ceiling is going to fall in within a couple of days and has likely started a mold infestation. I'd like a refund for the $25 Wet/Dry vacuum I had to buy to protect the unit from damage and an explanation as to why this wasn't an important enough issue to fix in the 2 weeks I've been here. I'm assuming they decided they'd let Landmark deal with it since they lost the contract.Business response

With the high temperatures during this season, it can cause additional strain on the system especially when doors are left open due to moving. Based on our work orders and updates, I do see that all issues have been resolved except the wall damage that was in process of being repaired by the vendor. Unfortunately, vendors are running a little slower than usual this time of year. We thank you for your patience however, we will not be issuing a refund as we did have the water extracted by a professional vendor. With over 300 tenants moving in one day, it increases work orders in our system, causing the turn around time to be a bit longer then our usual 48hr turn around period. Please rest assured that your work orders were prioritized and completed in the quickest and most effective way possible. -Rent Athens Consumer Response /* (3000, 7, 2021/08/25) */ (The consumer indicated he/she DID NOT accept the response from the business.) I understand your maintenance crews are incredibly busy this time of year, however this wasn't a running toilet or leaky faucet. This was a massive leak that surrounds multiple electric systems and a fire sprinkler. Every time I called, I was told crews would be coming or our priority was being bumped up but it never happened. It was left until another property management company took over the contract. I have worked in property and facility management for four years and it is entirely unacceptable. We now have the possibility of a mold problem since this was left unattended for over two weeks. An undeniable health and safety hazard. I requested a refund for the wet/dry vacuum because it was needed AFTER your HVAC technicians came out and vacuumed on move-in day. The float switch is faulty and the drain line to the unit was clogged, so water continued to rain, not drip, down into the kitchen. It also spread inside the upstairs bedrooms of the unit and into the bedrooms. I purchased it to protect the unit you were under contract to maintain properly. The first two days we were here, we were unable to stay inside it was so hot. I had to sleep at a friend's and return at midnight and 4:00 a.m. both days to vacuum to protect the unit from further damage. I continued to vacuum water out of the HVAC closet multiple times a week up until your contract with the property was terminated. We have a combined 40 towels and all of them were soaked and we needed something to keep up with the flow of water. I quite frankly don't think $25 is too much to ask for given I was actively trying to protect the unit and also forced to live in an unsafe apartment for the duration that Rent Athens was under contract with the property.
