      We have had so many problems with the association (River Oaks 1). No consistency with decisions that the board of Directors. The President CR made decisions in reference to the landscape job. The President and board members decided to remove our beautiful trees that needed manicuring, and attention. The President hired someone without insurance or license. The President received a 20k from the board (President resigned from the board), and she's not visible or answering phone calls. The association intends to give CK another large sum of money.

      The association doesn't follow the Constitution and Bylaws for River Oaks 1. We have had the worst Mangers from Avid Cindy R, and the current manager Meghan.

      We did not have a proper election. The association skipped the election. I'm an owner and did not receive to put in for the board. I sent an ema to Meghan after the last meeting. We had several people to resign (********, ******, *******). Only one person (VP ****************). We didn't have a valid quorum.

      The association is not funding the reserves properly. It requires a needed vote from the membership.

      The association is using reserve monies for projects, and etc. without receiving a vote of the membership.

      In reference to the budget I advised of errors, and wasn't correct. Meghan asked for a motion to accept the budget even after this was bought to their attention. From someone that resigned from the board offered the motion, and VP ******* second the motion.

      Association fees are the highest dues (five associations in our community)

      Avid and the board are equally responsibility for these actions.

      Ms ******** as we have explained to you in person, and in your other reviews. Avid Property Management works at the will of the board of directors. We do not make any decisions for your community we merely carry out decisions made by the Board of Directors. Through the years we have explained this to you on numerous occasions. Florida Statue 718 is very clear on how elections are carried out. I encourage you to educate yourself on the statue since all over your complaints present and past have been covered by the statue and you seem to misinterpret them. I encourage you to attend our next board certification class to educate yourself on the community you live in and how it operates. You have been a long time resident of the community so I am in shock that you have not noticed the financial improvements that your community has made, I'm also very disappointed that you were not willing to share the "mistake" you found on the budget. You said one existed but refused to assist your community in letting us know what the mistake was the budget was approved and the association and management are still not aware of the supposed mistake. If you truly care about your community I encourage you join the board of directors. If you would put more time into your community and less time in trying to make Avid PM look bad your community would be in a much better place.

      AVOID THEM IF YOU CAN. Here's our experience this far. We bought a property managed by Avid and realized we weren't part of the HOA because the seller's realtor didn't include the paperwork as part of the closing. We tired to get access to the HOA online and it wasn't granted. We called and spoke with Rhonda and she thought all was good since we had our HOA dues set up to come out of our escrow, well then she finds out they don't even take escrow so she says they'll send us everything in the mail (funny note, when I called she had all our information intertwined with the former owners) The issue, the first thing we received was the same letter twice from a lawyer's office threatening a lien on our house, one was a certified copy, the other copy was sent regular mail. In the letter we're told we owe the yearly dues and $300 in fees. Shortly after we received a certified letter from the HOA that had been mailed a month and a half prior with our dues notice with a 15 day period to pay the dues and the date on which that 15th day would land. We paid our dues, but it was absolutely impossible for us to pay our bill by the given due date as that date was passed by the time we received the certified mail. Also, the former owners also had called and spoken with the HOA after receiving a dues bill and told them about the change in ownership. Recap. We were up front with Avid (Rhonda) and tried to get the entire issue figured out since it wasn't done at closing and Rhonda assured us we'd receive everything in the mail and we'd just need to sign, pay and return. Instead now they say they sent us stuff and we ignored it. Which the certified mail is proof that some of that's not true. Also, the information from the lawyer included how to access online access to our HOA and that site doesn't work. My husband has since called Rhonda and she wouldn't take his call. We have a very broken HOA demanding money and extra fees and the person in charge of our neighborhood won't speak to us, nor is there a working website, so I guess it's just a free for all for them? If Rhonda won't speak to us, who do I make aware that I'm replacing bushes and doing other landscaping? No one?
