      i would like to add my two cents worth to Medallion homes unfavorable reviews. Among more than a few other issues i had with them , they don't stand behind their sub**ntractors. My garage floor was painted sometime in late 2021 by Medalion's sub**ntractor, ******* painting. We closed on our house in Sept 2021. The following summer of 2022 my garage floor started peeling away. i entered a claim with Medallions warranty department and they had ******* **me out and they redid the floor. The following summer of 2023 the same thing happened and i put in another warranty request to Medallion...and ******* repaired my floor again. The same thing happened again within 6 months and i again **ntacted Medallion in December of 2023. Their response was that i was out of the warranty period . So i have to chase their sub**ntractor, ******* painting, who has **mpletely ignored my request to take ** this. in a million years i would not buy another house from these people.

      Buyer be where when dealing with Medallion Homes. I purchased my home in Parrish, Gamble Creek Preserve on May 2017. I found 30 discrepancies before closing. Medallion scrambled to complete the problems. My first thought was why are there so many problems. This is a brand new build, where are the supervisors over seeing the construction. The company is pumping out homes faster as a China toy factory, and the quality of work is the last thing on their mind. But I was assured that all my discrepancies would be addressed, even after closing. I had a 3 year warranty, so we closed on time. My first problem was a large live oak tree in my back yard which died needed to be removed. Medallion said they would take it down using a large heavy equipment to push it down, and if it caused any problems with the sprinkler system they would NOT cover any repairs to the sprinkler system. I then called a tree service to remove the dangerous tree, and sent the bill to Medallion. No response, after one month I send the same bill to Medallion and the owner. Still no response, they are not even professional enough to answer my request. After closing trying to get them to do anything is like pulling teeth, very slow to fix their mistakes. After about 6 months in our in our new home, we experienced two roof leaks. They finally sent a roofer to repair the leaks, and the roofer told me the company that Medallion hired to originally install the roof was substandard, and went out of business. Medallion hires the cheapest contractors that they can find. Now fast forward four years and I have two more roof leaks where part of the ceiling in my dining room fell down on my table and chairs. I notified Medallion via their web site of the roof leaks and I have not heard a word. Two weeks later I notified them again, and still no response. I had a company come and tarp the roof for over $2,800.00, and now six weeks later I still have not heard from Medallion. Very unprofessional, company. Buyer be where!

      This review is both false and misleading to the public in many ways. Medallion Home builds high quality homes throughout the region and has since 1984. Specific to this review, Medallion Home builds between 100 - 160 homes in the Sarasota/Bradenton markets annually so that we can focus on building high quality with attention to detail. We aren't "pumping out homes faster as a China toy factory". (we find this comment to be inappropriate on many levels). Gamble Creek Preserve is a boutique neighborhood of only 19 large estate sized lots with many mature oak trees, which is what makes the community so desirable. Medallion Home only removed the trees, with Manatee County approval, as required to build the home on this specific lot. Trees of this magnitude would need to be evaluated by a licensed arborist, and a comprehensive study period would need to be conducted prior to having any authority to remove such large oak trees not in the building envelope. The clients purchased a completed inventory home which was 100% built with all the trees on this lot represented prior to purchase and prior to closing. This was sold with a 2 year warranty, not a 3 year as improperly stated. Asking us to remove a "dead" tree based on a homeowner request is not something we warranty or would just do on request. This was made clear to the homeowner. Medallion Home also warranties rook leaks for 1 year which is clearly stated in our Warranty Service Manual which is presented prior to closing. We extended that to 2 years in the case of this purchase. If a roof leak occurred during the warranty period, Medallion Home would honor this. As far as the clients reference to a conversation with a "roofer", if we sent a roofer to fix the repair, it would have been the same roofing company that installed the roof, so we have no comment on the alleged conversation being referenced in this review. We do not warranty roof leaks after the warranty period as this is part of homeowner maintenance. We do not know if the client hired pressure washing companies to clean the tile roof or if they had gutters installed or solar panels installed, so we cannot comment as to the nature of the roof leak four years after they closed.

      First of all, I did get a 3 year warranty instead of the usual 1 year. My guess, is that this house was vacant for 11 months after completion so Medallion put a little sugar on the deal to help the sale. Talk to your warranty coordinator Debra Ward, she knew of the 3 year warranty. Twelve of the 19 homes here have had roof leaks, coincidence or substandard roofers? The original roofing company that installed my roof (and 2 others here ), went out of business, according to the roof repair company that repaired my first of 4 leaks. I have not hired any pressure washing, or solar panel companies. And when the time comes for pressure washing, I will hire a company that utilizes a boom truck, so no one walks on the roof. The dead tree in my back yard to be removed, was authorized by your final walk through specialist, and he told me to my face on how they would use heavy equipment to take it down and any damage to sprinkler systems would not be covered by warranty.

      We are homeowners at The Reserve at Twin Rivers. In addition to the general neighborhood issues I see already discussed in prior complaints regarding the water and street issues, I have personal outstanding warranty issues that they have been "working on" going on for over 10 months. Tony S. is impossible to get ahold of and the "Warranty Department" doesn't even deserve a 1 star rating. Beware, once you close the customer service level goes from best to worst like the flip of a switch.

      The Reserve at Twin Rivers - Medallion Does not Care After the Sale Like all of our neighbors, we spent a lot of money on our house. There are serious drainage issues / water table issues in this community. Rusty water bubbling in the middle of some streets, rusty looking sidewalks from all the old water sitting, flooding even w/ mild rain fall. Over 1 and 1/2 years of complaining to Medallion Home, and nothing. BBB, please help us get these issues resolved. Many phone calls and emails from homeowners to Medallion (as high as the President of the company) have not got us any where.

      The developer of this community, Foxtenn, Inc, has taken appropriate steps and has provided an update to the homeowners, in addressing the stormwater and high water table issues that have impacted the Reserve at Twin Rivers. Third party professionals such as civil engineers, geotechnical engineers, and maintenance crews have been mobilized by the developer to assess and address the concerns.

      In February 2021, a stormwater outfall pipe was installed on the north western portion of the community to expedite the drainage of stormwater from 42nd Glen E and to lower the water table, per plans drafted by the Engineer of Record and approved by the South West Florida Water Management District. In April 2021, vegetation was cleared from all bubbler boxes and culverts in the wetland areas where stormwater appeared to be held up by excessive vegetation growth. These bubbler boxes release water into the wetland areas once the water level in the lakes reaches a certain level after rain events. Continued maintenance in and around these bubbler boxes will occur on a quarterly basis, and is required to maintain proper flow through the stormwater system. In July of 2021, a geotechnical testing service was performed on the pavement and subsurface soils at multiple locations throughout the community. A report was issued on July 30, 2021 which found that the pavement base material is in stable and suitable condition, and the subsurface soils are typical sandy fill soils for roadway embankment fill.

      During the rain event on August 4, 2021, stormwater staged very high within Lake 7 (the lake in the southeast corner of the community) and caused stormwater to back up around storm drain inlets on 38th Ct. E and 159th Ave E. A site visit was conducted on the same day. It appeared that the wetland area south of Lake 7 was holding water which had not completely drained into the storm water ditch south of the wetland. The potential issue causing the stormwater backup may not reside in the community, but within the sloughs and stormwater ditches offsite, which serve the community and are maintained by Manatee County. The County has been contacted, and will be performing an inspection of the southern drainage ditch to review and address any potential offsite issues that may be impacting the Reserve at Twin Rivers.

      Additionally, piezometer and soil classifications testing will be performed in the low-lying streets and sidewalks within the community. Also, an engineer will provide a professional recommendation on the effectiveness of installing underdrains to address where the high water table is impacting the sidewalks and asphalt. Underdrains may be installed pending the outcome of the recommendation. These conditions that are of concern will continue to be monitored by the developer and third party professionals.

      The developer empathizes with the residents' concerns, and all measures are being taken to understand the site conditions., The developer will continue working through highly qualified consultants and County officials until we have resolution. We are certain that there is not an emergency type threat within the community and with thorough investigative efforts by professionals, these issues will be resolved. New information and updates will be shared with the homeowners when it is received.

      - That may be the case, but what is causing our roads to crack, bubble with water, and turn rusty? They look like 25 yr old roads in an abandoned development (pictures sent to Medallion on several emails).
      - Our worst, and most unsightly, issue is the mess on 38th Ct E in the Patterson's backyard. When will that specific problem be diagnosed an repaired? A bacteria test of the debris also needs to be conducted. Note that it was first reported two years ago and it's been a continuation of homeowners reaching out to Medallion to no avail.
      - The residents are all assuming that, once the problems are fixed, the roads, sidewalks, and drains will be restored to the standards of the rest of the neighborhood, which will include resurfacing. Please confirm this.

      A somewhat related issue is the new Flood zoning that was decided in 2019, not communicated to home buyers, but instituted this month, causing most of us to be re zoned! We believe most of the new zoning is in error and fails to take into account the land development and elevations you did. Rather than all of us having to work with FEMA independently, could you PLEASE take it on for the whole community, as other developers have done?

      We agree wholeheartedly and we have been trying hard to work WITH Medallion. We were about to give up when your letter came. Going forward, should we communicate with Foxtenn or Medallion?
      Whoever we interface with, we need better, and more frequent communications and we have to stop being ignored.

      Can you please commit to the following?:
      1) Name a primary focal point that will respond to us in less than a week when we have issues or questions.
      2) Email communications whenever there is news to share and never to go more than a month without any communications (even if there is nothing major to convey).
      3) Occasional on-site communication gatherings.
      4) Respond to emails within a week. Last email sent on 8/22 and not responded to yet - like many other emails before it.
