    I have tried to be patient with this company managing our neighborhood and tried to find solution with them multiple times but they are out of line when it comes to notice. *** lived in my neighborhood for 3 years almost and had a great property manager for most of the time. Out of no where, this property management company took over and went crazy. If you have a car parked on the street for less than 1 hour during the day, fine, penalty, or notice of some kind. If you hide your trash can on the side of your home behind bushes and the ** unit, its not visible from the road but they will get out of the car, walk around your bushes and **, take a picture then send you an $810 fine even though I moved the trash an every time they asked to a more secluded and hidden area. Thats one thing but then a couple days later I got a notice about a car being parked in front of my house that wasnt even my car. Im not sure whose car it was but our neighborhood it tightly packed so I expect people to park anywhere they can if they had a neighbor or friend come over. Biggest complaint is that if it were just me I would get over it and pay the fees (which I have done already) but I have started to hear that neighbors are selling their homes to het away from the **** The purpose of an HOA is to keep things consistent in the neighborhood and help keep the value of the homes high. Signature property management is pulling the entire neighborhoods home values down because no one wants to live there. My request is that signature finds the source of the extremist actions and fire that employee and hire someone else to take it over. If its a signature issue and they train their employees that way, then adjust the strictness of the rules in the neighborhood so people can live their normal lives in a neighborhood they paid a premium to live in and pay $400 a month in HOA fees.

    ************************** received the ********************* Documents before he closed on his home. The Property Manager sent ************************** numerous violation letters from January 2023 to March 2023. The First Letter of Immediate Action was sent on 1/12/2023;the Second Notice on 3/2/2023 and the Final Notice on 3/16/2023. We have photos that were taken from March 2023- April 2023 showing the Garbage Can was visible from the road. The homeowner responded via email on 3/16/2023 Hello, that garage can have been there for 2 years. Where would you like me to keep it? I had it in front of the garage before but I move it to its normal spot SPM responded Anywhere that is out of sight, maybe your garage. Homeowner response We are out of town and cant move it. I moved it when we last got a request. We will solve it as soon as we get back The garbage can was moved to the side of the home and we can still see it from the street.

    The homeowner was notified of the ******************* meeting where he can attend and address the fine, however, he never showed up. The ***** of ********* approved the fine of $35 per day for 27 days totaling $810)


    Manderlie Declaration of Covenants
    7.18 ******************* No rubbish, trash,garbage, refuse, or other
    waste material shall be kept or permitted on any portion of the Lot, except in
    clean and sanitary garbage containers. Each Owner shall be responsible for
    properly depositing garbage and trash in garbage containers sufficient for pickup by the appropriate collection agencies in accordance with the requirements of
    any such agency. No garbage containers, supplies, or other similar articles shall
    be maintained on any Lot so as to be visible from another Lot or the Common
    Areas, except for proper garbage removal. ****************** shall not be
    placed outside the Home for removal earlier than 7:00 p.m. on the day preceding
    scheduled removal and shall be removed the day of scheduled removal. No
    outside burning of trash or garbage is permitted. No odor shall be permitted to
    arise from a garbage container so as to render the Property or any portion thereof
    unsanitary, offensive, detrimental, or a nuisance to Owners, tenants, residents,
    or guests or to any other property in the vicinity thereof or to its occupants


    Trash & Waste Management Rules (Adopted 3/30/2023) Was mailed to all homeowners 14 days before the meeting

    ?Trash pick-up for the neighborhood is currently every Tuesday. Trash and recycling cans should be placed at the curb at least 3 feet apart to allow for proper spacing for trucks to pick up the cans. Only trash that fits in the can(s) should be placed at the curb, except for the *********** of each month which is bulk trash pick-up. If for some reason bulk trash is not picked up on the scheduled day, the Owner must remove the bulk trash from the curb and contact the city to arrange a date for pickup, and place the bulk trash back at the curb on the pickup day arranged.

    ?****************** shall not be placed at the street any earlier than 7:00 PM on the night preceding (i.e. after 7:00 PM Monday night for pickup on Tuesday) the scheduled pickup time and shall be removed from the street the day of pickup.

    ?******************, supplies, or other similar articles shall NOT be located anywhere on your property in which they are visible from another lot or common area, except for the times outlined above. Failure to comply with this rule may result in a fine of $35 per day. The Association may also pursue its other legal remedies.

    I am paying for lawn service in my HOA fees and they are not cutting my grass. I was hung up on by a person named ******** and have sent 2 e-mails to the manager with no response.

    The lawn care provider will no longer access **************************************** property due to repeated threats she has made against its employees. During a landscape service, an internet wire (not having been buried at the correct depth by the cable service provider) was inadvertently severed while edging.  The cable company has since replaced the line at a greater depth.  The homeowner also made complaints against the landscapers for moving her recycle bin to mow.

    SPM does not provide cable internet or landscape service.  We do not have any authority to require a communitys vendor to service a property against their will. It is their right to protect their employees from continued harassment, which they are exercising due to the threatening actions of the property owner. Nevertheless, these complaints are not regarding services provided by Signature Property Management as the Association management company on behalf of the ***** of ********* of Avalon Crossing Master ********.
