Don't buy land here. If you experience financial difficulties, they will not work with you **** **** ***** ****  My dad bought land from them, then died in December 2021. * ** ************** ** ******* *** I couldnt get them to tell me how much had been paid on this land vs how much was owed. Finally I got a payoff in October 2022, and they stated it was $66k. Then *** ****** told me in March 2023 the payoff was actually $75k. I had told her I was having financial difficulties ***** ** ******** *** **** ********* ** ******* ****, literally right after I had spoken with them about the $66k. Keep in mind they had my dad hooked with 3 accounts, making numerous promises to consolidate this. I was very transparent about my financial situation, ** **** ***** *** ********* *** **** * *** *** ** **** *** ** *** **** ****** ********* ***** *** ****** Instead of working anything out, they sent me a payoff of $75k in March 2023. These accounts totaled $952 monthly and I was no longer in a position to make that high of a payment. * *** ******** *** ******** ** ** *** *** ******** * ****** ******** ** **** ********* ***** ***** ** ********* *** ** *** *********  I also found out instead of 3 accounts, they had the ability to increase or decrease land amounts. They made numerous promises to consolidate this and never did, and I made the payments as long as I could. I made numerous requests for a refund or to transfer the monies on these accounts. * *** ****** *** *** *** ****** **** ** *** **** *** **** ******* ** ********** ** ** ******** ********* **** *** ** ******** **** ** * ****** ***** *** * *** ************ ***** ******** *** **** ***** ******** ******** ** ** ****** **** * **** ****** ** ****** **** ***** ********** ** **** *** **** ** ** ***** **** *** **** ** ******* **** ********* ***** * ******** **** ******* * ******** **** ** *** ** **** ********  Every word is true and correct* *** * **** ****** **** ****** ******* ********** ** *******

During the last 30 years Sunset Ranches has NEVER cancelled a customer's account if that customer was willing to show good faith by paying the minimum (sometimes less) payment that was due. Sunset Ranches tried many times to work out a reasonable payment schedule with Ms. ***** to save her lands but she NEVER made an effort to discuss what she could pay, as we would have been more than happy to work with her. We have a reinstatement program that is good for 60 days after the date of cancellation. Ms. ******* accounts can be reinstated provided she makes all the past due payments, taxes, fees which will be held in trust until we can find her the same amount of acreage that she owned. The acreage will be in a different area but in the same ranch.

These questions were NEVER asked of me. I asked Sunset Ranches what a payment would look like under a consolidation plan and never received a response. The only response I received is that "by law we have to charge certain amounts." I was never told what these certain amounts are, but I know $952 a month on THREE accounts is too much *** ** * ***** ******** ** *** **** ***** ****** ** ***** *******. I find it appalling they're still asking for money in their response. I have been very clear on what I am requesting. I have requested to be refunded on these accounts numerous times as I wasn't provided the statements of accounts in a timely manner, nor was Sunset Ranches forthcoming with amounts at different points. ******* *** ****** ** ************* Sunset Ranches has proven to be ************* and I am requesting refund on all three accounts since 12/2021 since there has been such a *********** in amounts owed and amounts paid. Had these funds been returned as requested, there wouldn't have been a complaint in the first place. Sunset Ranches has ignored my numerous requests for refund. Again I request refund on all three accounts since December 2021. It took SIX MONTHS to get a statement of the account* ***** *** ****** ******** ** ** ****** ********. The time to consolidate these accounts and refinance was the past year that I'd requested, because for the most part of 2022 these accounts were current. Yet no efforts for consolidation were made, no paperwork or estimates sent. *** **** ****** ******* **** **** **** *** ******* ******** **** ******** ***** ******* ** ************* ******* ** ** * **** ** *** ***** ***** *** ******** *** **** ********* **** *** ** ******* **** ****** ****** ****** ** ** *** ****** ****. ** * **** **** ** ****** **** ******* ****** *** ***** *** ****** ** ****** **** *** **** **** ******* **** * ********. Which they admitted could be combined but never did. ****** ***** * **** ****** ***** *** ** **** **** ***** The only option Sunset Ranches provided me was a payoff of $75k per ******* and ***. **** *** **** ** ******* **** ***** ******** ******* ** ** ******* What sense that made since I told them I was having trouble coming up with $1k. ***** *** ********* ** ******* *** * *** ** **** *** ********. * *** ** ********* ********* *** **** ******** * *** *** ** ***** ***** ** ** *** ***** * ***** ** *** ** ** ****. **** ** * ***** ** **** *** ***** ** ***** ********* **** ***** ******** Currently I do not have several thousand dollars and have been explicit with them about this. The only acceptable outcome is a full refund on all three accounts. ** **** ****** ** ******** ** *** *** ****** * **** ********* ** ******** *** ** ** ******** ** *** ** ****** ******* ******* ** ** **** Sunset Ranches is a ******** to deal with and I can't trust they'll consolidate accounts or reduce payments because they had since December 2021 to do so.
