    I had a terrible experience. I applied to purchase a condo within their association, paid the required $100 application fee for two occupants, and spent money on property inspection. However, after applying, they informed my lender that the property was involved in litigationsomething they failed to disclose upfront.This information was critical, as it made the condo ineligible for financing. Had they been transparent from the beginning, I would not have wasted my time and money on an application and inspection for a property that could not be financed.Whats worse, the condo had been on the market for over 3 months, meaning they had ample opportunity to disclose this issue, yet they waited until after collecting fees to mention it. When I requested a refund due to their negligence, they refused, hiding behind a non-refundable policydespite the fact that their lack of disclosure directly caused my financial loss.This HOAs lack of transparency, failure to disclose key information, and refusal to take accountability is unacceptable. Buyers, bewaremake sure you get full disclosure on any property before paying a single dollar!

    Zero stars. Their lack of response to owners is not acceptable. They seem to care more about the monthly HOA than owners. Un kept property, no or slow responses to questions and Mr Alvarez is extremely rude and disrespectful. I hope I never have to deal with him again.

    HOMELESS!! ZERO STARS TERRIBLE PROPERTY MANAGEMENT COMPANY!! Avoid at all costs, do not own or occupy a property managed by this company! Youll be VERY sorry. Mold everywhere! Cost us thousands, three months and still homeless for the holidays!!!

    I really like Wise Properties Management ******* ******* he does an awesome job hes respectful, knowledgeable and Professional he calls you back. Hes the best we have had yet. We are happy to have *******

    We have 6 properties with this management company. I’ve been served twice now by an attorney for non payment of HOA. We can certainly afford the fees that is not a problem. We have requested payment booklets from North Bay for our 3 condos there and nothing via Wise. We’ve asked to be annualized to pay in full, hasn’t happened. We try to communicate with Benjamin Alair and he only answers certain questions. We’ve overpaid apparently by $5k and he won’t answer which unit was overpaid. The app was not showing the other 2 properties (diff communities have diff apps) but it shows my physical home address and one of our rentals. Benjamin said Sheri? merged them which still didn’t answer my questions because it was still not letting me make a payment to a different unit that was merged and to contact Wise. When I addressed this he told me to refer to the attorney even though the attorney is for 1 of 6 properties. The state of Florida requires 30 day notice which they are saying they sent…..no you didn’t. I don’t know if they don’t care, ignorant or maybe at this point think it’s funny. We’ve tried to call and see if we can come to office in the past to see if we can get this fixed and told no one is at office. After the incident being referred to the attorney last year on another unit we thought this had been straightened out with Wise. I guess not. I think it’s a lot of carelessness on their end. I deal with 2 other communities here and do not have these problems with Wise. I’ll gladly provide all communication via email and phone records.

    I am writing to file a formal complaint against regarding their consistently unresponsive behavior over the past six months. This lack of communication has caused significant inconvenience and dissatisfaction in my experience as a tenant. My primary concerns are as follows: Lack of Responsiveness: Despite multiple attempts to contact the property management office through various channels, including phone calls and emails, I have not received any response to my request for the past six months. This lack of communication is not only unprofessional but also puts tenants in a vulnerable position with unresolved issues. Property Damage: In July, I discovered that the sprinklers on the property caused damage to my car, outdoor shed and fence. This issue was reported promptly through the appropriate channels, but to date, no action has been taken to address or rectify the damage. As a tenant paying $175 for monthly HOA, I believe it is reasonable to expect a timely resolution to such property-related concerns. Ignored Work Orders: I have submitted work orders for the issues and unfortunately, have been ignored. Their neglect not only compromises the quality of living but also raises concerns about the property management company's commitment to its responsibilities. Inaccessibility of Mrs. Cara W***: Despite my attempts to address these issues in person, I have encountered significant challenges. When I visited the property management office, I found that Mrs. Cara W***, the responsible party, is never available. This lack of accessibility raises serious questions about the accountability and availability of key personnel within the company. I kindly request that the Better Business Bureau investigate this matter thoroughly and facilitate a resolution between myself and Wise Property Management. Thank you for your attention to this matter, and I trust that the Better Business Bureau will help address and rectify the issues raised in this complaint. Sincerely, Tim
