      May 31st my lease at one of their managed properties expired after 3 years of residency. Twenty-five days after I moved out I received a "Notice of intention to impose claim again security deposit". Upon review of document I noticed that there were many fraudulent items which totaled $2132.90 meaning that they were keeping my $2040 deposit and requiring additional funds from me. Items included June Rent 1-5 $340, Statement prep fee $15, Maintenance "cordination" fee $75, Balance on account $237.90 ( balance was previously resolved with owner, this was reported to bookkeeping and still not waived), Patch damage drywood $150, Ghost paint $300, Replace missing and burnt light bulbs $65, Unauthorized pet $300, Cleaning $375, Rekey $100, and Flee Treatment $175. Immediately I disputed in writing, and the result was they would return $597.10 stating the rest is owed. I have contacted my attorney regarding this issue since I have not been able to resolve with Heth.

      The tenant vacated on June 5 which was charged double rent.

       

      As you can see there was a balance on her account before she vacated.

       

      Also attached is the invoice for the charges that the owner wanted us to charge back to the tenant (see Claim)

       

      The house was flea infected after Ms. ****** vacated the property and that is why there were pet charges

       

      I will send a copy of her lease but did not have room to add, most of the other charges are in her lease.

      Hello, I apologize I was unable to respond to the email in a timely manner. I was sent out of town for work and had exams to study for so this fell secondary to that. The statement they sent is inaccurate. I mailed their refund check back to them. The damages on that sheet are not my responsibility, the back yard shed, outside lawn work were specifically excluded in my lease. I do not feel like I should be charged to repaint a property upon move out being as they painted over panel board and it chiped. Their was ceiling water damage and caulk malfunction as well on that which are not the tenants responsibility.  Please let me know if I can still proceed with this. Thank you.

      Sorry the lease it too large to attach, but she has a copy

      I have attached a copy of her lease which states the prep fee, maintenance coordination fee, pet charges, rekey, and  flee treatment.

      Ms. ****** was charged double rent for failure to return the keys or put in writing that she vacated the property by May 31, 2021  Law states double rent when tenant holds over.

      Balance on her account were from the charges incurred when the third party vendor was set up to default to her old bank account.
