      Reimbursement of security deposit paid to Royal Palm property management. The amount was disputed. the company said they would send $350.00 as a resolution since they would not review my dispute (which they are required to do by law). When I asked for them to confirm this was sent, they stopped answering all communication.

      I would like to address our ongoing efforts to resolve the concerns brought forth by ***************

      Despite our consistent efforts to address her concerns, it appears that we have not been able to reach a resolution to her satisfaction. This challenge has persisted even beyond her tenancy, culminating in our recent decision not to renew her lease.

      Regrettably, the tone of **************' communications with our team will no longer be tolerated. It is important for us to maintain a respectful and constructive dialogue with everyone we work with, and we have decided that we can no longer tolerate emails that berate or threaten our team members.

      Concerning the specific issue of damages to the carpet during **************' tenancy, we made genuine efforts to reach a mutually agreeable solution. Despite the documented damages far surpassing the proposed resolution amount of $350, we extended an offer that would not affect owner funds and would come from Royal Palm directly.  We were hopeful that this gesture would reflect our commitment to finding common ground. However, ************** did not find this resolution acceptable, and her response was once again both threatening and disrespectful.

      Given her response, we must uphold our initial decision regarding the proposed resolution. To provide you with a comprehensive understanding of the situation, I have attached my final email to **************, along with supporting documentation.

      I am rejecting this response because:

      The initial complaint I filed contains the entirety of the email correspondence between Royal Palm Managers and myself. The statement made by ***************************** in reply to this BBB complaint is both misleading and inaccurate. This is consistent with her business practices. She stated the recent decision culminated in not renewing *************** lease due to my tone and how her team was treated is false. Review of my emails will prove my tone was nothing less than professional and renewing of my lease and the lease of the other 3 occupied properties was due to a proposed sale of the properties. Upon researching said sale, it was determined this statement was entirely false.

      When questioned about the notice of sale and the need to vacate in less than a month, the companies only response was oh thats an error. Royal palm ignored replying to inquiries in an attempt for resolution when I informed them I would accept the $350.00.

      Kindly review the initial complaint attachments which will show the respect that was consistently shown on my part which was met with complete disregard and failure to reply on Royal palms part. If pointing out the negligence of property maintenance and resolution in our move out is what ****** considers inappropriate, I would suggest she re-evaluate the line of work or ensure things are done properly so tenants dont have cause for complaint. Thereby eliminating the need for communication. Review of other BBB complaints against Royal ********** ******* accusing the tenants of treating her and her staff in a disrespectful manner. The companies existing complaints evidence this is the scape goat upon which she leverages, to avoid culpability and resolution. 

      I had been extremely patient with the issues of leaking water, holes in drywall, fire ants and overall poor maintenance of the residence. In my departure, the only thing I expected was a reasonable evaluation of return of funds. What I experienced was ******* condescending accusations and charges for items to get the property in a sale ready form at my expense. I only seek a reasonable resolution and to be treated honestly and respectfully.

      As noted in our initial response, we made every effort to propose a resolution that would benefit all parties involved, allowing everyone to move forward amicably. Our initial resolution offer was more than fair, especially considering that the documented damages far exceeded the amount withheld from ************** deposit.

      Unfortunately, our proposed resolution was not accepted, and instead, it was met with threats of weaponization of the Better Business Bureau complaint system as you can see in the communications attached.

      Our primary goal is always to maintain fair and honest practices in all our dealings, including tenant relations. We recognize that, like any organization, we may encounter challenges and make mistakes along the way.

      However, we remain committed to open and transparent communication.

      I am rejecting this response because:

      it was stated in the prior response that every effort was made for resolution. However, one sole communication was sent by royal palm regarding the partial refund of my funds and after my response accepting the return of $350.00 of my own moneys, I heard absolutely nothing back (see attached). It is evident the 4 emails and scheduled call which was not attended on behalf of royal palm in efforts to find out the whereabouts of said funds for the proposed resolution were in fact received and ignored. Since it was my last and most recent email to royal palm which stated I would seek a resolution via the BBB, this is proof no effort was made to a resolution since ****** and her team ignored all correspondence. Stating that resolution will be sought by the BBB is not weaponization, it is necessary when companies such as this one act unethically and unfairly. In my initial dispute I submitted the entirety of my communication with this company. ****** submits items in part in effort to guise the lack of diligence demonstrated by her and royal palm. Frequent responses to myself and others who have complained about this company (1 example of many has been attached) have been replied to as being threatening weaponizing attacking disrespectful abusive and the like. This is nothing more than word smithing on Ashleys part and are not at all factual. I wont tolerate another reply of these flagrant accusations. Instead of pointing the finger with inaccuracies and camouflage, I ask that someone do whats right and get it over with.

      This company approved for my company to take on 4 seperate job matters thru contract inwhich I complied and made it Pprox 95% done with the work and then thru a dispute of unrelated concerns I was threatend by the company to have police involved if I returned to the jobs for completion, I was scammed out of the work without receiving payment as well as I was told I would not be paid for the jobs Im seeking payment in the amount of ****** dollors

      To whom it may concern,

      Thank you for bringing this complaint to our attention. We would like to respond to the allegations made by Supersonic Pressure Washing regarding their work with our company, Royal Palm Property Management. It is true that we contracted with Supersonic Pressure Washing for four jobs, which they claim to have completed 95% of the way.  However, we were forced to withhold the final payment on these jobs due to concerns about the quality of their work and the behavior of their employees on our properties. 

      ??Specifically, we discovered that Supersonic Pressure Washing employees were using drugs on site and even living in vacant properties. We immediately addressed this issue with ****************, the owner of Supersonic Pressure Washing, via email and terminated their contract with our company. We also found that the work that Supersonic Pressure Washing had completed was very poorly done, resulting in damages to our properties. As a result, we have had to bring in additional contractors to fix damages and pursuing legal actions.

      Please see detailed property inspections and a few photos to support our claims attached.

We take our responsibilities as property managers very seriously, and we will not tolerate any behavior or work that puts our properties at risk. Thank you for your attention to this matter.
