Florida Property Management & Sales Corp managed the property I rented from 2020-2022. In that time I took excellent care of the home and yard, planting, weeding, adding upgrades at my own expense. I anticipated staying for a number of years but the owner decided suddenly to sell and I had 60 days to move out. I had the home professionally cleaned and checked with Florida Property Management about what needed to be done. Despite all this, I was charged a few thousand dollars in security deposit for ridiculous items. Some of the charges were for things that the Florida Property Manager specifically told me to do. I have been fighting with them over this for 6 months.Business response

I spoke with ********************** via text yesterday and asked her to call me to discuss this situation so we could resolve it, to which she agreed; however, she did not call. I am happy to explain and assist ********************** with a resolution, and remain available via telephone at ********************.
First, I will explain the process and provide documentation as to how charges were determined.
The state of Florida requires that we must notify renters of any charges against their security deposit within 30 days. Work is not always completed by that time; like in this case, so estimates must be used. I have included an estimate from the vendor sent to the property at the time. Please note, the prices match the original charges on the attached security deposit disposition form.
Table: The vendor did agree to move the table for no cost, the charge for which was removed and refunded to the renter.
Blinds: The renter removed the blinds from the property (see attached photo), which did not allow for us to repair them. The charge was reduced to half in good faith and agreed upon by both parties, and such reduction was refunded to the renter.
Cleaning: The charge was not for mildew all over the house,it was for mildew in the shower, cleaning of the oven, counters, bath sink, surfaces,and doors. Cleaners we use will not do just part of the house, they clean the entire property and $200 is a legitimate estimate for the size of the house.Photos attached.
Painting & cabinet hardware: The lease states, ****** agrees not to alter, damage, or remove Landlords property, including alarm systems, smoke detectors, furniture, telephone and cable TV wiring, screens, locks,and security devices. Lessee may not paint or make any permanent alteration without Landlords written consent. Lessee did not have written consent. The owner had specifically chosen the paint color and had the interior of the home painted prior to renter moving in. Whether or not a color is more desirable is subjective, and it was the express wish of the owner that the walls be returned to the color she had chosen and that her hardware be reinstalled. I did have a discussion with the renter prior to move-out regarding the hardware and some hooks she said she had installed. I believe I asked her to reinstall the original hardware, she believes I said not to. The default is the written lease agreement which states she was not to have made the alterations without written consent.
Living room floor damage: The renter did not dispute the repair.
Chip in tile at stairs: The renter did not dispute the repair.
Next, I will explain the steps ********************** will need to take if she wishes to continue this dispute.
All funds retained from the security deposit have been disbursed to the property owner. The property owner declined to have us perform the work on the property and contracted for it herself. We no longer manage this property. Since neither the funds, nor the invoices are with Florida Property Management & Sales, ********************** will need to pursue any further refund from the property owner directly.
As you can see, all items were handled properly based on the condition of the property, in line with the terms of the lease, as per Florida Law and to the best of our abilities and knowledge.
