      I hired this company to put a new roof on my home. I paid them in full however they subcontracted the roof to another company and refuse to pay them. This company has now placed a lien on my home. They stole nearly $13,000.00 from me and refuse to communicate with me, return the money or pay the subcontractor. If they return the money I will pay the subcontractor directly.

      Yes, we were hired to install a new roof on this clients house.  Yes, we hired a sub-contractor and had an agreement with that sub.  After the fact that sub sent us a bill that grossly inflated the price and was well above what we had agreed upon.  I repeatedly asked to see the receipts that the sub claims they purchased for the job and finally was received them and upon review of those receipts, they over charged for the amount of the material that was required.  We have tried to negotiate this out with the sub-contractor and have not been successful.  We have turned this over to our attorney. 

      With the issues of our disagreement with this sub aside,  the homeowner received a good product and it was completed in a timely manner and this homeowner received a well below market price for this roof, which was a gesture of friendship.  

      We feel that based on the size of this roof and the quantities of the materials purchased, there is no hiding the fact that this sub was grossly over charging and with our attorney's help should be taken care of soon.

      I provided ***** *****, the owner a deposit check in the amount of $7,500.00 to remove wet drywall from my house flooded house due to hurricane ***. The remaining money was to be used as a deposit to install new drywall. On 10/7/22 at 1:00 PM when the contractor showed up, I requested all drywall and insulation be removed on the outer walls especially my bedroom by end of day. At 3:00 PM, the contractor stated they were finished for the day, and they would return Monday to remove the remaining drywall. I am disabled and I also have lung disease, waiting until Monday was not an option to due mold and mildew growth. I contacted my friends, and they removed the drywall from my bedroom, and remaining areas of my house with the exception of the living room and ******* room. On 10/10/22 the crew from Island Dream Homes removed the cedar wall covering, drywall, and insulation in my living room and the T1-11 wallcovering in my ******* room. I decided not to use Island Dreams homes for my home repairs moving forward, and I requested via text on 10/14/22 my deposit be returned minus charges for work completed. On 10/18/22 I received a nasty text from Mr. ***** stating ******************************************************** his ******* returns, he will verify the hours and send me a check and he will deduct 5 hours for coordination and admin. fees. Our agreement clearly states 20% for these services. I attempted to contact MR. ***** via text and no response until 10/26. It is hard to believe that any reputable businessperson would take advantage of a disabled person especially when their home has over $100,000 in damages, and during a State of Emergency. I have contacted an attorney, and he is ready to file a lawsuit if needed. I need my money returned so I can complete repairs. Mr. ***** stated in his text he would return my money but on his terms. As of 11/1-0/22, the deposit was not returned. I feel his contractor's licenses should be revoked!

      We met with ************** and upon first inspection of his house along with the items that he
      stated he wanted to be done to his house which he included bathroom remodels as well as
      repairs from the storm, he was told verbally that his project would be above $125,000.00 and
      he said he expected that and asked us to put together a bid for him. He said he was not in a
      hurry to start because he had purchased an expensive dehumidifier and could wait. He
      continued to state that he wanted to build a relationship with us to move forward. He then
      started to pressure us to be at the meeting with his insurance adjuster, he was hoping that we
      could help him get more money by being there and made it a condition of us getting his job.
      Thursday, October 6th, we rearranged our schedule on that day and made sure that we would
      be there. He wanted us to corroborate that he needed things done to his house, such has
      replace his lower cabinets, but he told us he had extra doors for his cabinets in his attic and he
      just wanted us to replace his doors. He then signed out contract and asked us to start right
      away. Once again, we rearranged our crew schedule to make sure we could get them there
      right away.
      Friday, October 7th, our crew arrived approximately 10am. The project manager walked the job
      with the crew to state what was needed. This included moving the homeowner's furniture to
      get to the walls that were wet. The ******* states that at some point in the day, the
      homeowner asked them to remove a section of wall on the inside hallway. At 3pm, the crew
      quit for the day and informed the homeowner they would be back on Monday. At which point
      the homeowner got upset because they had not finished all the walls. I talked with the
      ******* and we had some of the crew that said they would come back and work on Saturday
      and the homeowner declined. He said he would have some of his buddies come and do it
      himself, but wanted us to come back on Monday.
      We came back and completed more demo of wet material for him. On Tuesday, October 11th,
      he sent a text at 6:25 AM and asked for my information. AT 11:52 AM, he sent another text
      asked for a quote for installation of the drywall and finish texture by tomorrow morning. A
      return text was sent that **** would need to look at the job and then he was not available at
      that time. In speaking with the homeowner on the phone he stated he was not getting as much
      as he wanted from the insurance company.
      On Friday, October 14th at 3:46PM, the homeowner sent a text stating he wanted to go in a
      different direction and to give back what was left of his deposit from the work we had done. As
      a small company, we turned down other work and turned off our lead services because we
      expected to have to devote a lot of time and attention to this job. We were blindsided by his
      decision. At the time of his request, the crew had not reported back to us how many hours
      they had worked on that job yet. We stated as such.
      On November 2nd an email was sent to the homeowner stating the situation he put us in by
      abruptly cancelling his job, and that we would return his deposit within the 90 days given to us
      by the ***** He then started sending out complaints to the ********** of *********** and
      Consumer Service, the BBB, as well as leaving complaints and bad reviews on multiple websites.
      He then hired an attorney to demand his money be returned within 9 days. We are currently in disagreement of the number of hours the crew worked on his home. He is basing his time on
      his Ring doorbell camera. We have paid him the full amount of what we feel he is due back for
      the work that was completed with the check being dated December 23, 2022 and the check has
      already cleared the bank.

      ************** has changed his story several times in response to my attorney, test messages, and in response to the BBB. The fact of the matter is, ************** should have returned my refund to me without delay, as any responsible business owner would do.

      * I sent four different requests via text message requesting an itemized invoice for hours worked. AS of 1/5/22 my attorney or I have not received an itemized invoice. BBB has a copy of text messages.

      * I filed a formal compliant with the ******* *************************************************** who are currently investigating ************** and Island Dream Homes. In speaking with the investigator for DBPR, they would NEVER advise a contractor they have 90 days to return a consumer's refund.

      * ************** stated in his text messages that he will deduct 5 hours of labor for administrative services fee. Nothing in the agreement states Island Dream Homes can retain an administrative services fee.

      * My canceling of the agreement for any reason should not cause a financial hardship for Island Dream Homes. The deposit money which I provided should have been placed in an escrow account and used for my project only. The investigator with the **** stated the same.

      * The reviews which I provided of Island Dream Homes is of factual information from ************** text messages and responses to my attorney.

      * Island Dream Homes and ************** has a history of lawsuits filed against them, with unfavorable outcomes. The online reviews of Island Dreams homes by others are not favorable.

      * Unfortunately, my attorney is in the process of filing a civil lawsuit against Island Dream Homes and ******************* for monies owed plus interest, and attorney fees. Attached are copies of the demand letters sent from my attorney.

      * I requested Island Dream Homes to be present when the insurance adjuster conducted the initial assessment, so they would have a complete understanding of the scope of work. By having a contractor present during the insurance adjuster's assessment offers NO financial advantage, per my insurance adjuster. The insurance adjusters use software and simply enter the data and pictures.

      * I decided not to use Island Dream homes to complete the repairs to my house for several reasons including, reference checks with other contractors, previous lawsuits filed, online reviews, and speaking with others in the community.

      With the evidence I provided to the BBB, and ************** owe responses to my complaint; I feel confident the BBB will make the right decision to protect other consumers from being taken advantage of finically.

      IDH was to remodel 2 bathrooms and a kitchen starting at January 11, 2022. There has been multiple times where the company has had to come back and re-do work in the bathrooms and now is not showing up to finish work in the kitchen and repair the defective work. Also, they are not communicating with a schedule or a plan to resolve any of the above. We have had issues with their employees in which our condo property manager banned an employee from entering the premises because he damaged the elevator by jamming a framing hammer into the door slot, which then fell down the shaft. We go for weeks with no communication or anyone coming to do any work. When some one does come to work, it is for a few of hours and work is never completed. They have also lied about project details in an effort to not accept responsibility. For example, we spoke with Micki, project manager for IDH, and told her we wanted a trash can cabinet (at end of island(, a utility cabinet (next to cook top) and a lazy susan cabinet in a corner cabinet. When the cabinets finally came (paid for cabinets Feb 8th for shaker cabinets that were told to us "were in the warehouse" and other cabinets would take a very long time) in May 2022, the trash can, utility and lazy susan were not delivered. When we questioned, Micki she originally said, " Shoot, I forgot to order them" and then later stated we told the cabinet guy, Fred, that we no longer wanted them. We never had a conversation with Fred about any of that. He was in the room when we were first going over the cabinets and the special cabinets we wanted were communicated to Micki. Cabinet knobs and pulls were not installed properly, pulls are not centered on drawers and many knobs on double doors are not level. Also, many of the cabinets and drawers came or were damaged during the install. The dishwasher cabinet is not secure and the dishwasher is not properly installed. The oven cabinet face and oven are not properly installed. The list could go on.

We responded to the homeowner prior to receiving this complaint, received a response from the homeowners and responded in kind. We can prepare documentation to back up our side of this issue if need be and will await instructions. Consumer Response /* (3000, 12, 2022/10/06) */ Please reopen this complaint. We were unable to respond on-time, due to Hurricane IAN knocking out our power and internet. We are not satisfied with the Contractor's response. Can you reopen this complaint, or must we start a brand new one? Thanks!
