Well, BBKern **** up our home plans 17 years ago, so we decided to use him for our guest house. Last spring we hired ************ for a guest house. We paid *********** in full around June. *********** lost his mother, god bless her soul. Because of this, *********** stated in July he was significantly behind. Even though he was paid in full, no set of plans came in the summer. ************ stated he would be complete the first of the year, January 2023. That date came and went. We were never a priority even though we were paid in full. ************, in April 2023 had to send the plans to an engineer for structural and foundation plans. We had to pay the engineer to design a front 2 story wall, 2x8 construction. I would strongly suggest not using *********** as his word means nothing. *********** is not an engineer, anything he does has to be sent to an engineer for another fee! Get your design completed by an engineer. After confronting *********** on the phone regarding the missed deadlines, he stated he was done with this project and hung up on me. We contacted an engineer designer and for half the price, we received our plans back within 2 months!! Since the designer was and engineer, he stamped the plans and **** up the foundation plans. I thought I knew ***********! But this had to be intentional as we were paid in full for 10 months before receiving the final plans. One of the worst experiences I've had in someone providing a service. We should break ground soon now and BBKern is in the past and will never again be in our future. Best Regards,

I hope things are going better for ******. His project passed the building department approval in the first review. He should now be well into construction with all of the documents and blueprints behind him. **** mentioned paying in full which he did but that was not part of the design agreement. He may have thought by paying in full that he could leap in front of many other clients. I don't work that way and he was never asked to pay in full. ****** also changed the project date to the Spring of 2023 then changed his mind again. I did everything I could to keep his project moving forward. He was undecided about what kind of construction to build his home (SIPS or conventional framing). This caused delays in the plan process. His complaint about the 2x8 engineered wall was a code required issue. This was not an opinion based decision by me or the engineer. ****** said an engineer designed the plans. That is not true. I designed the plans and **** up the structural sheets. All of the drawing sheets have my title blocks on them. The engineer reviewed and stamped the roof and floor framing plans. This is common practice in the *****************. ****** thinks I intentionally did him harm. This is a strange and an unusual comment to me. That statement provoked the end of the phone call that we had. I hope all is well with ****** and that he is enjoying building his Guest House.
